He communicates well, sticks to the plan, does timely work, and overall, he is willing to talk out and work out any issues that might arise.

We employed Sam's Construction, LLC to add approximately 1000 square feet onto our existing home in February of 2015 with the job to begin in March. Due to weather, it took the majority of March to pour and form the foundation. I had very little contact with him as he rarely visited the job site. Immediately following the foundation, his crew began tying in the roof prior to Easter weekend. They worked through Thursday and took off for Good Friday and the weekend. Easter Sunday, April 5, 2015, we had a storm that led to a significant amount of water pouring into our house due to a lack of covering the open area for the long weekend. I immediately called him as we were sweeping water out and he was very complacent. A few hours later a couple of his workers arrived to adequately cover the open area. It ruined some of our wood floors, and several areas of sheet rock had to be replaced and painted. Following this, Sam ordered the shingles for the roof which were the wrong color due to yet again another lack of communication with the homeowner. The roofers returned to start there job. Sam asked that the homeowner have no communication with the subcontractors only through the contractor. Therefore, I assumed he would have visited the job site on a regular basis to monitor their work. This was not the case. I might mention when he did come by it was generally to collect a payment. He was in an out. He expected payment far faster than the job was progressing. I always had questions as I only rarely saw him. However, I could never get a direct answer. Pleasing the customer did not appear to be a priority. He would construct things not exactly like we discussed such as the outdoor patio. Upon asking him why he was doing it that way I was told he knew what he was doing and to trust him. He was not willing to negotiate his design and finished the construction not in the manner we spoke about. Due to his sub-contractors negligence, his unwillingness to follow my building plans, and his lack of communication we had to replace him. Fast forward until today. We had to have our roof repaired from a recent water leak coming from the roof put on by his workers. After the shingles from the valley on the roof were removed today, it was evident the leak was from faulty workmanship. Not only were the shingles not laid at the degree needed to prevent a leak, but they did not lay ice and water shield, nor a valley flashing. I have given him ample opportunity to make this right. He is unwilling to do so. He said I need to contact the roofer and take it up with him. As I explained to him, we hired a general contractor for the job who was to be in charge of all aspects minus the building plans. He was not willing to rectify the situation upon contacting him today. The cost of the repairs were $1500.00.
