In the process of our home build, Olde Orleans installed two sets of exterior french doors and another exterior door, all of which allowed water intrusion. From the time of their installation, before the house had drywall, the doors allowed water in, soaking the subfloor. My late husband and I immediately pointed this out in writing and with photos. Nothing was done. Eventually, eight months after we moved in and after numerous phone calls and emails with more photos of rotting wood doors, damage to wood floors, and soaked carpet and subfloor that was creating a mold risk, the contractor replaced one set of the french doors and added sweeps to the others. The contractor continued to make minor fixes and then tried to blame the door manufactor. A representative from the door manufacotor came out and pointed out that they did not put an overhang over the exterior doors as instructed; therefore, the doors were not covered by warranty. All of these minor fixes did not address the real problems, but did work to make us believe the contractor was acting in good faith. However, after the 1 year new home warranty expired, we were not able to get the contractor to make any more significant changes. We later brought in multiple contractors for their opinions on the rotting doors, trim, and damage to the floors. These contractors all pointed out the attached decking to the doors was done incorrectly, also allowing for water damage. We also learned the contractor did not follow plans to have the exterior doors swing outward and to use fiberglass doors instead of wood- the doors get harsh afternoon sun, further weakening them. Olde Orleans was non-responsive to all of our attempts to get them to do the right thing. I have since hired a contractor to record and repair all damage, which now includes pulling up tile flooring (which was improperly adhered to now rotting subfloor and is threatening the structure. He has noted multiple other issues including not properly grading the lot so that water drains under the house, a/c air ducts turned at 90 degree angles, preventing airflow, and poor electrical work. My husband who had unknown pulminary issues at the time, pulled out molded carpet from our bedroom last fall. He died of pulmonary complications six months later after months of illness. As a recent widow with two children under five years old, I once again had an attorney reach out to give the builder another chance to make things right. They were non-responsive. Total damage so far is over $20,000.
