Our lot was never finish graded properly. Met with Adam and arranged for a quote for grading, window well, seeding and strawing the lot. The grading was accomplished and the topsoil added. Adam was very fair on the price of the soil. The grass germinated and has about 90% filled in this spring. It looks okay. The problem is that the mix he used or topsoil contained a large amoung of annual rye grass seed. It may have come in with the straw. 30 bales of straw (unmulched) was used when I am told that about 10 bales would be the necessary amount for the size of the lot. I had to do alot of raking and disposing of straw last fall so that the seedlings could get through the hard packed straw that, once it was watered and rained on, formed an almost impenetrable layer of hard pack. Like I said, it looks okay now, but I feel that the over-strawing was an issue I had to rectify. But this spring, I called Adam to have him come look at the yard as we didn't know what the thick-stalked invasive species was. We were afraid that it would have to be redone. Adam became very defensive and said any work he has to do would incur a charge. All we wanted him to do was to come look at it and let us know what it was. I had to turn to another landscaper to find out that its annual and will die out when the summer heat comes. Adam did commit to come by and look at it, but he never showed. If he came when we weren't home, he never contacted us with his thoughts. Did he do the job? Yes. Were there issues? Yes (straw, ryegrass, etc.) Had he honored the warranty he touted before the contract was signed, he'd be all aces, but since he refused to even come out and look at the problems, I cannot recommend.
