Mary Anne is amazing. She found bat droppings in the attic. That alone saved us $3000 in repairs. Bat droppings are a health hazard and had to be removed (along with insulation) from the attic. She is very thorough and spent over 5 hours inspecting the house. She allowed us to walk with her and educated us on what repairs to fix now versus in the future. As first time homeowners, this was invaluable information.

The first home was in very good condition on the surface. Mary Anne performed a thorough inspection and walked us through it, explaining that all inspections find issues and those issues shouldn't prevent us from buying the house. She compared it to finding a spouse, if you knew everything about them from the start, you probably would have run away -- not necessarily a good thing. That said, this very pretty house had some structural issues we hadn't been aware of that involved us walking away from the house. Our second inspection likewise found issues, some of which we got fixed on a repair request, some we fixed after purchasing, and some we still haven't fixed. Mary Anne was always prompt, inspections were thorough, and she walked us through many questions in great detail and patience. She also walked us through questions on the phone we didn't think to ask at the time. As a first time homebuyer, I learned a lot from her. I would strongly recommend her whenever you want a thorough report. If you want a quick report, she's probably not the best.

Ms. Tonni looked at EVERYTHING.   She was professional and complete.  She arrived on time.   She would go over an area and then take me through it step by step.  She explained what she saw, explained things she had found and asked all my questions.  Except for areas such as the roof and the attic, she walked me through the area pointing out things.  She then would move on to the next area and repeat the process.  I like this approach in that it gave me smaller amount of information at a time, allowing me to go over it and make sure I did understand what she  had said and not feel totally overwhelmed.  She left me with a written report with her notes but following it up with a email with summary and photos.

She told me if I needed assistance or had questions afterwards to contact her.   I have not had to call her but feel she will be responsive to me if I did.  She did not do termite inspections but did make arrangements for me to have a company there that morning to do that.  I was very pleased with that person as well.

I did not expect her to find every little thing given she was only there once.  However, I was very surprised at the extent of her inspection and the amount of information she did provide.  I also appreciated our discussion on how she felt it would the easiest way for me to approach the information.  Prioritizing the level of importance of what needed of importance versus the things I just wanted to do. 

I have bought and sold several homes over my life time.  Never seem anyone do much an good job.  Would highly recommend her.

Went fantastic. I was a few minutes late getting to the house for the inspection, but Mary Anne had already started her inspection. When I got there, she was extremely friendly yet professional, and explained how the inspection would go and what I could expect from her. For the rest of the inspection I followed her and was thoroughly impressed by not only her vast knowledge of everything related to home inspection, but also by her attention to detail and thoroughness. When we were inspecting the exterior of the house, she pointed out several issues dealing with the down spouts and their effects on the foundation of an attached concrete deck. My father was present during the whole inspection as well, and he is a man who I consider to be very handy and knowledgeable when it comes to this area, and he made several mentions that he learned quite a bit from Mary Anne. When I first spoke to Mary Anne on the phone about the house, she told me she would likely not be able to get on the roof because she only transported a 16 ft ladder. I was okay with that seeing as how the roof was two years old. However, when she got to the house and was working through her inspection, she said she really wanted to get on the roof to look at the chimney. So with the help of myself and my father, she went out the window of an upstairs bedroom, onto to the roof of a side porch on the house, and used her ladder to climb to the top and view the roof and more importantly the chimney. Thankfully she did, because she found that the chimney would need a few important repairs.

THE THING THAT I LIKED THE MOST ABOUT THE INSPECTION: was that as we were going through the house, whenever Mary Anne found something that needed repair, whether it was large or small, she always had excellent suggestions and tips on how we could fix it (should we choose not to request repairs from seller). She did more than just point out flaws, but she taught us how to fix those flaws and which things we should have a professional do. It was truly a team effort between Mary Anne, myself, and my father during the whole inspection. We were helping her when we could and she definitely helped us along the entire way. This was my second home inspection and I can say that she was heads and shoulders above the inspector who completed by previous inspection two years ago on a different house. It is obvious that she has 10+ years of experience and dedication to this profession, and truly enjoys what she does by helping home buyers become informed home buyers.

Mary Anne was awesome!  Her knowledge and attention to detail are world class.  Mary Anne had been at the house for 2 hours inspecting before I arrived.  When I drove up she was running out of the house in a panic.  She asked if I was the guy who hired her, and I replied yes.  She asked if I had a cup or something that could catch water bc the water heater PRV was leaking.  She had already shut off the water and had her own towels on the floor to keep the water from running into finished areas of our basement.  Mary Anne's concern for our property and our best interest was on a level of preffesionalism that I never could have hoped for.  She is great, and I would strongly recommend that if you are looking for a home inspector you choose Mary Anne.

Mary Anne was really fantastic. She was no-nosense and got down to business right away! Though we did not end up buying the home (In part because of what we learned from her that day) we learned so much that has been helpful to us in our continued home search. Mary Anne was extremely thorough and explained everything in detail. As it was an older home, she gave us advice on how to repair, maintain, or restore aspects of the home as well. She climbed up on both the roof of the home and the garage. We used the termite inspection service that she recommended and arranged for us as well and we were pleased with them. I believe the owners of the house ended up using their services. We have just had an accepted offer on another home and hopefully will be able to use the services of this company again!

She was amazing. She crawled in to the attic, she went all over the roof, and inspected every inch of the basement, garage, etc. She was careful and thorough and even explained a lot, such as how the heating system worked and what to look for in a basement (cracks, mold, etc). Even when she found issues, she explained what the issue was and a general idea of what the seller would need to do to repair it. We ended up not buying the house, because she found a few issues that would have taken us a lot of work to fix and a less thorough inspector might not have found. When we put an offer on another house, we will use her again. If you want an inspector that will work for you and not the seller, you need to get her. I even suggest you get her if you are thinking of selling your house or are thinking of doing repairs. While you may have to show the report to buyers, you won't be surprised when they come back and tell you the attic beams are rotting!

To begin with, she was available to do a home inspection within the next week when I called. I had called a few others that were booked farther in advance. Availability is a plus. I scheduled a morning inspection and requested to be present for the inspection.
Early on the morning of the inspection, she called me to say she had started (over an hour early) without me. By the time I got to the house, she had already completed her inspection and quickly went through the results. Her inspection seemed thorough, but since she did it without me, how could I know for sure? She also seemed to rush through the final details and gave the impression she was in hurry to get to her next inspection.
She did take a few pictures of the problem areas (i.e. under the house), but the final report was hand-written, brief, and mostly legible.
She also encouraged me to have a termite inspection by a business partner of hers. This inspection, too, occurred without my presence and resulted in a very brief report of, and quot;You're good.and quot;
I ended up purchasing the house and I haven't regretted that decision. However, within the first month I had plumbing problems and had to rent a power auger to clean out the main sewer line between the house and the road. Within the first three months I had to have the flue pipe replaced.
If I could go back in time, I would have waited the week and a half for a different home inspector.

We have bought several homes and have had several home inspections done. We had Mary Anne Tonini do the home inspection on the current house we are buying. If we ever buy another house again, I will definitely use Mary Anne! She is by far the BEST home inspector ever. Not only is she extremely thorough, she is very professional and will give you all of the information you will need when deciding to buy a house. She will tell you about any current problems that the house may have, along with problems that you could potentially come across in the future. She will also tell you how to budget for upcoming projects. She takes you through the entire house and explains everything to you from the top to bottom. She is also honest and will tell you exactly what she thinks. We are buying a house that was built in the 1920's and I truly feel confident, comfortable, and ready to buy this house with the information that Mary Anne provided to us during the inspection!

MaryAnne is amazing. She is extremely knowledgeable and thorough. I really appreciated her taking the time to really explain things as we went through the inspection. I've actually had her to inspect two homes for me thusfar. She saved me from putting money into a sinking ship of a house already. Also, to note, this is not my first, or second home buying experience, but she is hands down the best I've seen. I wish I had known of her before my previous housing purchases. I called the inspector to schedule an appointment for our new home to be inspected. We got an agreeable appointment. She came out as scheduled and did a very thorough inspection. My husband and I were very, very impressed with this inspection. This was a new construction and she treated it of if it had existed for 20 or more years checking everything leaving no stone unturned and explaining everything she was talking about. I like the fact that she recommended some things that we could do on our own to make our home more efficient.
The $700 included a radon test, and all $700 was well worth it.

She came early. She was very thorough and spent 3 hours an 1800 sq ft home. From the roof, to attic, to basement was inspected. She even gave hints about changing filters in furnace and checking water heater temperature. I feel very confident in her overall inspection. I highly recommend her services. We engaged Mary Anne to inspect a very old home for us. She did an amazing job, her reports are detailed, you get them immediately. Her contacts for termite inspection are outstanding. I would never ever buy a home or sell one for that matter without having Mary Anne inspect it. I have seen other inspections by competitors on the same property and her report uncovered items that were never mentioned by the other inspector. She is fair, her pricing is very reasonable, I would recommend her to anyone who would like a home inspection. The property we were looking at had many areas of concern, she spent over four hours with us and made sure that we understood what we were potentially getting into. She recommends experts in areas such as electrical or plumbing, structural, if necessary. My mom has had her inspect four properties in the last several years, and we have had her inspect two possible properties for us. She is the best, she is a teacher, and very detailed explainer, takes great pictures, and documents everything she does. She is a climber, roofs, atttics, garages, closets, crawlspaces, what ever it takes. She truly has her client's best interest at heart. The work went very well. She found several issues I would have had no clue about, and warned me about items that could turn into a problem down the road. She also suggested fixes (for instance a problem with the hot water heater venting that would have been expensive had I approached it directly, turned into a simple CO2 detector, and a suggestion to switch to electric when the heater ended it's service life in the next few years).

Where do I begin with Mary Ann? I cannot praise her enough. She showed up earlier than planned to check the roof because it was suppose to rain that day, we had just assumed she wouldn't get up there if it was raining. She had my husband get up on the roof with her and showed him the areas of concern, and provided a means to extend the lifespan of the current roof. She then walked every inch of the outside and explained exactly what advice she had for the house (cutting a bush that was too close to the house, killing ivy and how to etc.). Inside she tested every outlet, crawled in every crevice including the very small attic and checked every light. She searched high and low for any water damage and checked all water temps and pressures throughout.
One of the best things about the inspection, besides the thoroughness, was the advice that she gave us throughout. It was not generic advice like you would need to get that fixed, but she stated exactly what we would need to do or what we would need to hire someone to do. Our house is a short sale, so there really is no negotiation leverage needed. However, if we were in that situation she would have great tips on what to ask the seller to fix. However we did become very educated on our soon to be new home. We know exactly what we need to fix when we move in, how to get more life out of our old appliances, ways to insulate the house better to save on electric/gas and what we can expect to purchase/update over the next few years. I highly recommend her especially for anyone who is a first time home owner or is not educated in the actual needs of a home.
