If you were going to measure the success of my company by how big it is or by how much money it makes, I won't look like much. But if you consider a company a success by measuring their integrity, thoroughness and commitment, I would rank right up there with the best of them. She told me if I needed assistance or had questions afterwards to contact her. I have not had to call her but feel she will be responsive to me if I did. She did not do termite inspections but did make arrangements for me to have a company there that morning to do that. I was very pleased with that person as well.
I did not expect her to find every little thing given she was only there once. However, I was very surprised at the extent of her inspection and the amount of information she did provide. I also appreciated our discussion on how she felt it would the easiest way for me to approach the information. Prioritizing the level of importance of what needed of importance versus the things I just wanted to do.
I have bought and sold several homes over my life time. Never seem anyone do much an good job. Would highly recommend her.
THE THING THAT I LIKED THE MOST ABOUT THE INSPECTION: was that as we were going through the house, whenever Mary Anne found something that needed repair, whether it was large or small, she always had excellent suggestions and tips on how we could fix it (should we choose not to request repairs from seller). She did more than just point out flaws, but she taught us how to fix those flaws and which things we should have a professional do. It was truly a team effort between Mary Anne, myself, and my father during the whole inspection. We were helping her when we could and she definitely helped us along the entire way. This was my second home inspection and I can say that she was heads and shoulders above the inspector who completed by previous inspection two years ago on a different house. It is obvious that she has 10+ years of experience and dedication to this profession, and truly enjoys what she does by helping home buyers become informed home buyers.

Early on the morning of the inspection, she called me to say she had started (over an hour early) without me. By the time I got to the house, she had already completed her inspection and quickly went through the results. Her inspection seemed thorough, but since she did it without me, how could I know for sure? She also seemed to rush through the final details and gave the impression she was in hurry to get to her next inspection.
She did take a few pictures of the problem areas (i.e. under the house), but the final report was hand-written, brief, and mostly legible.
She also encouraged me to have a termite inspection by a business partner of hers. This inspection, too, occurred without my presence and resulted in a very brief report of, and quot;You're good.and quot;
I ended up purchasing the house and I haven't regretted that decision. However, within the first month I had plumbing problems and had to rent a power auger to clean out the main sewer line between the house and the road. Within the first three months I had to have the flue pipe replaced.
If I could go back in time, I would have waited the week and a half for a different home inspector.

The $700 included a radon test, and all $700 was well worth it.

One of the best things about the inspection, besides the thoroughness, was the advice that she gave us throughout. It was not generic advice like you would need to get that fixed, but she stated exactly what we would need to do or what we would need to hire someone to do. Our house is a short sale, so there really is no negotiation leverage needed. However, if we were in that situation she would have great tips on what to ask the seller to fix. However we did become very educated on our soon to be new home. We know exactly what we need to fix when we move in, how to get more life out of our old appliances, ways to insulate the house better to save on electric/gas and what we can expect to purchase/update over the next few years. I highly recommend her especially for anyone who is a first time home owner or is not educated in the actual needs of a home.
