We are a small family-owned company and we buy houses fast in Louisville, We've been in business since 2002. We started in Ohio, then moved to Kentucky and began operating under the name Fast Cash House Buyers, L.L.C. in 2005. We specialize in helping people quickly get rid of real estate they don't want to own anymore. Customers who welcome our cash offers are usually people who are fed up with a house they can't fix, can't rent or can't sell and just want it gone ASAP. Sometimes we will offer to pay more money for a property if the seller will allow us to pay them over time. At our little company, when we buy houses fast in Louisville, we are known for treating people with kindness and respect, because we understand that people usually only come to us with a hard-to-get-rid-of-fast house after they are stressed-out, worn-out, or both. We usually can work quickly because we have several ways to buy, such as using money partners, seller financing, assignments, taking properties subject to the current financing and the like. Frankly, we prefer to just write a check and get it over with, but sometimes special situations call for different techniques. Our goal in life is to try to make sure that everyone is better off as a result of crossing our path, whether they decide to sell us a house or not. If we think we can help, we will tell you how we can do it. If we think you would be better served by using a real estate agent, or something else that doesn't involve us, we will tell you that, too.

We buy houses that are hard to sell because they have structural problems/termite damage, need a lot of updating, may need repairs that would cost more than the house is worth, etc. We may be good for you if you'd rather sell it than fix it. Sometimes it isn't a problem with a building, but a personal problem like the need pay bills or a debt, or settle an estate or divorce, that leads to the need for fast cash in exchange for a house. Many people use us when they have both problems.
Services we don't offer
Unfortunately, we can't pay both full price and all cash at the same time and still be able to make a profit, so we won't be able to help you if this is what you need. We do not lend money. We also do not buy people's houses and then rent them back to the seller. We do not offer services to repair credit. We do not represent anyone else in transactions, other than ourselves. We do not participate in real estate transactions unless we are principals.
