There isn't much honesty in the world of real estate, but Ben is the clear exception to that rule. This man KNOWS what he's doing. He knows the all the tricks and how to find the truth behind a home's condition. He took his time and inspected every point of the house that could be inspected. All findings are documented and recorded regardless of their relative significance or potential cost. His report on the first home he looked at for me contained findings ranging from $20 to $20,000 in potential costs. By providing me with the facts about the first home he saved us around $30,000 in repairs that the sellers had neglected and attempted to cover up. But there's no fooling Ben. Because of him I walked away from the house and back into the snake pit of house shopping. A couple weeks later we found a place we thought could be our dream home. I hired Ben again and he confirmed that for us. He pointed out everything that would need to be done, but there were no deal breakers. He's worth every red cent, and I'll never let a friend or coworker hire anyone else.
.We discussed the inspection, what would be included, and a time. When I arrived he was already on the roof (in a rainstorm) taking photos of the flashing, shingles, chimney caps and inspecting everything. We then spent three more hours after he had done the exterior work inside the house together. He explained everything he was doing, what was good or bad, pointed out shut offs, and gave me an incredible depth of knowledge. Crawlspace, attic, every pipe, every socket were tested and received a note. I expected a one page report.
Instead of a one page report, I received 60 plus pages with photos, annotations, diagrams of systems, ranges and references for every potential problem. For everything in good working order, it was noted. When I went back to the seller and asked for a few repairs that were safety related, they tried to argue about the condition. I sent them sixty pages, with pictures, and annotations and told them...hey, I just want these things fixed, not expecting all of this. I literally received my addendum back signed in under an hour.
I have been in my house for a few months now, and the only thing I have had to worry about was the water heater, which he told me to replace immediately. ( I did). Absolutely everything else has been incredible.
I feel absolutely confident to recommend Ben. I wouldn't go with anyone else.
I am a first time home buyer as well as new to the Louisville area so I needed a credible Home Inspector to inspect the home while I was still living in Chicago. After contacting a few people on Angies List, I reached out to ABI and spoke directly with Ben. Again as a first time home buyer I didn't know the RIGHT questions to ask! Ben awesomely walked me through the entire process. Since I felt super comfortable with him I hired him on the spot.
When Ben actually performed the inspection he found everything and saved me from buying a house that needed about $60k worth of updates. Thanks Ben!
As the home search went on I found another house and reached out to Ben yet again and BAM he went above and beyond and reported everything. After walking me through the report we were able to get credit for all the stuff he uncovered and now we are now homeowners!
I dont normally write recommendations but with an investment this big I had to. Ben is on point and when I buy my next house or investment property I'm reaching out to Ben and ABI!
Prior to this, we had a different inspection that had gone very well. There were financing issues and we found another buyer.
The inspector with ABI (I understand to be the owner) referenced multiple inaccurate findings in his report. He states in one paragraph that he didn't inspect an area and then made claims to it's condition in another paragraph on more than one instance. He made no references to many standard thing such as windows, siding, appliances, pumbing, etc. He referenced only "problem items" making it look like the home was in worse condition than it is. In addition, he made claims about not having access to parts of the home that he had easy access to if he had just opened his eyes. He made claims about repairs that needed done on things that were relatively new and in good working order. Since his inspection, we have (at our own expense) had other professionals out to review his claims. In EVERY case, we found that the "issues" were either incorrect or exaggerated!
Ben was top-notch with equipment from today. He even had a drone that could get to a really high area not reachable by ladder to inspect parts of the chimney.
The first house he inspected turned out to be a big lemon. Ben had found several issues with subflooring and moisture that was collecting underneath the bathroom floors. Stuff you'd never see without his equipment detecting it. I walked through whole inspection with him and he check every door and window and found so many issues I thought i would have seen myself.
The first house he inspected had so much wrong, my wife and i had to back out of the offer. While disappointed, he gave great advice on the fact that it probably would have cost me around $30k or more to fix all the problems he found.
We found a second home two weeks later that we liked even better with none of the problems the first one had and haven't thought twice about it. Ben inspected that one as well and identified issues whether it was insulation or the most up to date code on flexible gas lines and the importance of taking care of things like that.
I can't recommend Ben enough as it is hard to find an inspector that is willing to REALLY go through your house. Each inspection took about 4 hours. From my previous home buying experience this was like double the amount of time I'd seen inspectors take so I was glad he really put forth that effort.
His reports were very informative and with pictures to help contractors estimate certain repairs without even having to show up to the home to look at them.
