Bill was extremely professional and thorough in his inspection of the home. He is a good communicator and informed me all along the way as he proceeded through all phases of the process. In the end I did not buy the house because of the seriousness of some of the issues which were uncovered. The value I received was worth more than I paid.

If you are not hiring Ben for your house inspection you are doing yourself a MAJOR disservice and WASTING MONEY. Ben is punctual, knowledgeable, frank, honest and to the point. His professionalism and attention to detail is why you hire him. I had him look at a house last year where the sellers tried to say the house was in perfect condition. Ben found numerous problems, one of which would have been an immediate repair bill of several thousand dollars. The house he just looked at for us has it's share of problems, but he pointed out each and every thing and when I printed the report it had so much information packed into it it was over an inch thick. I would not hesitate to hire him again (hopefully won't have to though for a while!) but I will tell everyone I know who is in need of an inspection to hire this company.

Ben did our new construction home inspection and we are so pleased with his service. First off he took the initiative and worked with our realtor and construction company to hammer out the best time to do the inspection. One major thing off my list of things to coordinate. As with new construction dates got pushed back, work wasn't as complete as it should have been. This could have been a nightmare to deal with but Ben was a pro, he was understanding of our position, and worked with us to make sure we got our report before our final walk thru. Which mean he had less than 12 hours to get his report to us!! But he pulled through and we were prepared on the big day. He takes his work very seriously and does an outstanding job. We called around to a lot of places and are so glad we went with him. If you're reading this and on the fence.. call him!! You'll be so glad you did, he definitely goes the extra mile to do the best by his customers. And he's just a plain awesome guy who does what he can to make your home inspection process as painless as possible.

This is the second time that I've used Ben to do a home inspection for me. For our first home inspection, I thought ABI was a little expensive, but when Ben's 50-page report helped save us more than double the cost of his fee, I realized I found a good guy. On the inspection of our second home, Ben did a completely thorough job. He effectively used his drone to inspect the chimney and roof; this is something that I've not seen or heard about any other inspector using. The second time around, Ben's report and guidance saved us nearly $5,000 in repairs. ABI's report was so thorough that my realtor was upset - my realtor thought Ben found too many issues (a comment that didn't make me particularly fond of my realtor). I am a tough grader, but will certainly always recommend Ben Hendrix as an A+ home inspector. He's thorough, friendly, receptive and extremely knowledgeable. I've now had 3 home inspections performed over the past 3 years, and ABI is without a doubt the best I've used or known.

We were very impressed with Ben/ABI.  He was prompt and spent several hours combing through the house.  He found things in the home that we would never have thought to look for. The report he provided us was extensive and allowed us a lot of negotiating power with the owners. Because Ben was able to document so thoroughly, we were able to get the price down even further and we felt confident in knowing what we were really getting ourselves into. I would highly recommend ABI to anyone purchasing a home if you want to make sure you know about the home you are buying. There isn't much honesty in the world of real estate, but Ben is the clear exception to that rule.  This man KNOWS what he's doing.  He knows the all the tricks and how to find the truth behind a home's condition.  He took his time and inspected every point of the house that could be inspected.  All findings are documented and recorded regardless of their relative significance or potential cost.  His report on the first home he looked at for me contained findings ranging from $20 to $20,000 in potential costs.  By providing me with the facts about the first home he saved us around $30,000 in repairs that the sellers had neglected and attempted to cover up.  But there's no fooling Ben.  Because of him I walked away from the house and back into the snake pit of house shopping.  A couple weeks later we found a place we thought could be our dream home.  I hired Ben again and he confirmed that for us.  He pointed out everything that would need to be done, but there were no deal breakers.  He's worth every red cent, and I'll never let a friend or coworker hire anyone else.

WOW. Ben is just AWESOME! He did a thorough inspection. Nothing was left unturned. So much so that even my realtor was impressed. Be inspection she had ever seen. I was there during the inspection and we walked me through everything he found and made suggestions as to the best way to fix it and issues we might face in the future. If you are needing a home inspection, don't use that list your realtor provides, those folks work for the realtor. You want someone working for you. Call Ben and he will make sure you know the exact condition of the home you are thinking of purchasing. Plus, his inspection allowed us to negotiate over $3000 in repairs from the sellers.

Ben spent a couple hours going through the interior and exterior of our home pointing out the major pain points that could hold up a potential sale. Because of his construction knowledge, he was also able to provide suggestions for potential remedies, and also identified areas of concern that we weren't aware of. He's very easy to talk to, and did a thorough job of explaining what we need to do to make our house market ready. I've used other inspection services in other states, and his review was definitely one of the better ones I've received.

I can't think of a better home inspection experience that I could have had.  Ben was friendly, prompt, THOROUGH with his explanations.
We discussed the inspection, what would be included, and a time.  When I arrived he was already on the roof (in a rainstorm) taking photos of the flashing, shingles, chimney caps and inspecting everything.  We then spent three more hours after he had done the exterior work inside the house together. He explained everything he was doing, what was good or bad, pointed out shut offs, and gave me an incredible depth of knowledge.  Crawlspace, attic, every pipe, every socket were tested and received a note.  I expected a one page report.
Instead of a one page report, I received 60 plus pages with photos, annotations, diagrams of systems, ranges and references for every potential problem.  For everything in good working order, it was noted.  When I went back to the seller and asked for a few repairs that were safety related, they tried to argue about the condition. I sent them sixty pages, with pictures, and annotations and told them...hey, I just want these things fixed, not expecting all of this.  I literally received my addendum back signed in under an hour.
I have been in my house for a few months now, and the only thing I have had to worry about was the water heater, which he told me to replace immediately. ( I did). Absolutely everything else has been incredible.
I feel absolutely confident to recommend Ben. I wouldn't go with anyone else.

I am a first time home buyer as well as new to the Louisville area so I needed a credible Home Inspector to inspect the home while I was still living in Chicago. After contacting a few people on Angies List, I reached out to ABI and spoke directly with Ben. Again as a first time home buyer I didn't know the RIGHT questions to ask! Ben awesomely walked me through the entire process. Since I felt super comfortable with him I hired him on the spot.
When Ben actually performed the inspection he found everything and saved me from buying a house that needed about $60k worth of updates. Thanks Ben!
As the home search went on I found another house and reached out to Ben yet again and BAM he went above and beyond and reported everything. After walking me through the report we were able to get credit for all the stuff he uncovered and now we are now homeowners!
I dont normally write recommendations but with an investment this big I had to. Ben is on point and when I buy my next house or investment property I'm reaching out to Ben and ABI!

I was the potential buyer of the seller who rated Ben a "D" from the previous review. First, I have to express the decision not purchase had only half to do with Ben's inspection. The final decision was the seller's and their agent's letters in response to the inspection. What Ben did was exemplary. He was thorough and explained in great detail every question we had. He also explain everything he identified as a hazard or potential future problem. He even went a step further and pointed out and showed us how to operate different things in the home; and on top of all that he also showed us the great things about the home, this inspection was far from being all negative. We are first time home buyers and we could not have asked for a better inspector. He truly works for his client and not the sale. I spent months researching inspectors in my area, long before even finding the subject home. Trust me when I say I searched! Research is my niche, I just retired as a DoD antiterrorism intelligence investigator for 17 years. He is the only one who I contacted that gave me straight answers and literally made huge adjustments to fit our strict time-line (sellers gave only 5 days for inspections during Thanksgiving week). When we conducted our first and second viewings prior to agreeing on an offer, WE noticed water damage to house wood and some foundation cracks, water stains and a few other items of concern. We shared these with Ben during the inspection and he looked and double looked at these and much, much more. Please be informed the sellers painted over one of these water damaged areas before the inspection. He got on a roof that is visibly sagging-a roof which I photographed and asked other inspectors (prior to Ben) if they would get up there to get a clear judgement. Not one agreed to get on that roof because if it collapsed they did not want liability. He crawled into a tight crawl space-he did not fit all the way-but he surely tried. Note that this crawl space did have wet animal waste in it. He was above and beyond. Ben provided us a comprehensive 35+ page report with photos of concern areas. Before he closed his inspection he went through each picture he took and every single thing in the home top to bottom and let us know everything we needed to know and more. Ultimately, we chose not to proceed with the sale because the items that were identified were much more than we were wanting to take on. I took Ben's inspection report and our own pictures to seven different types of contractors to get estimates of what it would take to fix these issues. The bottom line estimate was $47K. We offered three relief options, none of which the seller appeared to agree to. We asked for repairs/estimates with our approval of contractors and that was never taken into account. The seller's agent was the second defining factor in our decision to release the contract, but primarily the items needing to be fixed. Had the seller's had a different realtor, the entire process probably would have gone better. I attempted to contact seller to solve some of those things but was close-lined by said agent. I understand that is normal, but the outcome probably would have been different. Bottom line, Ben was amazing, we could not have asked for a better inspector. If you want an inspector who will be honest, is not afraid to get their hands dirty, who will be extremely patient, punctual (he arrived before us and we were ten min early), well equipped, tech-savvy, and knows exactly what he is looking at, Ben Hendricks is your inspector. We are actually in contract with our plan B home. Ben is once again our go-to, and believe it or not this sale is going well, we close at the beginning of 2015. Ben is A+++.

First of all, I will disclose that I was the seller of the home, not the buyer.  It is reasonable to say that when an inspection doesn't go well, the seller will be unhappy.  That is not what this is about!
Prior to this, we had a different inspection that had gone very well.  There were financing issues and we found another buyer. 
The inspector with ABI (I understand to be the owner) referenced multiple inaccurate findings in his report.  He states in one paragraph that he didn't inspect an area and then made claims to it's condition in another paragraph on more than one instance.  He made no references to many standard thing such as windows, siding, appliances, pumbing, etc.  He referenced only "problem items" making it look like the home was in worse condition than it is.  In addition, he made claims about not having access to parts of the home that he had easy access to if he had just opened his eyes.  He made claims about repairs that needed done on things that were relatively new and in good working order.  Since his inspection, we have (at our own expense) had other professionals out to review his claims.  In EVERY case, we found that the "issues" were either incorrect or exaggerated!

Ben was absolutely wonderful. I am in Elizabethtown, KY. Ben was very punctual and my inspection was very detailed. He answered every question I asked and was not at all annoyed. This is my 1st home purchase, on my own, and I wanted to make sure I was protected and would not have any unexpected surprises. I was very pleased. Thank you so much, Ben.

Ben was punctual and very professional. He not only thoroughly investigated the house, he explained everything in great detail to me. I received a complete and precise report in less than 24 hours. Absolutely no complaints and I highly recommend Ben. I would definitely call him again in the future.

Ben did a wonderful job. I'm a quadriplegic and live in a different state of the home he was inspecting. He went above and beyond to take a video of his inspection, did research of the ADA guide lines for wheelchair accessible homes and took a lot of pictures for reference. I highly recommend ABI for home inspection services.

After reading two books on choosing a home inspector i was very picky on who would do my inspection.  Specifically I was looking for someone who had infrared equipment to see moisture behind basement walls.
Ben was top-notch with equipment from today.  He even had a drone that could get to a really high area not reachable by ladder to inspect parts of the chimney.
The first house he inspected turned out to be a big lemon.  Ben had found several issues with subflooring and moisture that was collecting underneath the bathroom floors.  Stuff you'd never see without his equipment detecting it.   I walked through whole inspection with him and he check every door and window and found so many issues I thought i would have seen myself.
The first house he inspected had so much wrong, my wife and i had to back out of the offer.  While disappointed, he gave great advice on the fact that it probably would have cost me around $30k or more to fix all the problems he found.  
We found a second home two weeks later that we liked even better with none of the problems the first one had and haven't thought twice about it.    Ben inspected that one as well and identified issues whether it was insulation or the most up to date code on flexible gas lines and the importance of taking care of things like that.
I can't recommend Ben enough as it is hard to find an inspector that is willing to REALLY go through your house.  Each inspection took about 4 hours.  From my previous home buying experience this was like double the amount of time I'd seen inspectors take so I was glad he really put forth that effort.  
His reports were very informative and with pictures to help contractors estimate certain repairs without even having to show up to the home to look at them.

Ben was timely, thorough, friendly and knowledgeable. He inspected my 1920's rehab purchase and offered insight and suggestions on a going forward renovation plan. When I mentioned what a difficult time I'd had finding timely and reliable contractors to return bids, he called a friend and the friend was at the property within 10 minutes to meet me! I've already recommended Ben to a close friend who's been just as thrilled with him as I am. I wish I could clone him for every other service I need for this property!
