I utilized Savannah Lane Homes, owned by Jeffrey Taylor (Mr. Taylor), to build my brand new home. Four days after closing on the home, a water valve burst and flooded my new home that I paid in excess of $400,000 to build. The flood caused over $75,000 in damage, with 3 to 4 months of having to live somewhere else. When I chose Mr. Taylor to build my home, he informed me that I would be provided with a one-year home warranty that would cover any issues I may have with the home during the first year. With this information in mind, I called Mr. Taylor to inform him of the incident and the need to fix the damage to my home. In response to my numerous requests to repair my home pursuant to the one year home warranty he had purportedly provided me, Mr. Taylor informed me that the one year home warranty did not cover the damage that resulted from the valve bursting and only covered the replacement of the valve itself (i.e., he would pay less than $3.00 for the new valve plus the cost to install it). Due to Mr. Taylor’s refusal to repair the damage to my home from the flood, I had to take action to repair the home myself. Now, Mr. Taylor is taking the position that the one year home warranty he previously provided me is completely void as a result of the flood. The water valves Savannah Lane Homes put in my home were produced by a Canadian company and cost less than $3.00. As a result of the poor quality of the valves Savannah Lane Home utilized, I had to have all the valves in the home replaced with a quality valve. During the construction of my home, I asked Mr. Taylor whether a water regulator was needed on the home and he informed me a water regulator was not needed for this home. It is my opinion that the poor quality of valves utilized and the lack of a water regulator on my home contributed to the water valve bursting and flooding my brand new home. Not only did I have to deal with the devastation of having to gut and repair my brand new home, but, when we began the repairs to the home, we discovered numerous other problems with the construction of the home. I put a $4,000 shower in the home. Although the shower is along an exterior wall of the home, Mr. Taylor failed to put any insulation above 4 foot between the shower and the exterior wall of the home. He installed backer board up to 4 foot high and utilized regular sheet rock behind the remainder of the tile shower. He failed to put any waterproofing membrane around the shower window or shower heads and the shower window lacked any sealant around it. In a similar fashion, he utilized sheet rock behind the tile in the kitchen splash board area. All of this poor-quality work had to be gutted and replaced as a result of the flood, but any quality builder would know better than to construct a home in this fashion. During the construction of my home, Mr. Taylor let our basement stand in water for over two months. We also caught his workers hanging sheetrock and putting up baseboard while raking mud and water away from the studded walls. Only after I complained about this many times, did he agree to replace it. Mr. Taylor also failed to install the amount of insulation that I requested and some of the basement was not up to code, (according to my demolition crew & repair company), because Mr. Taylor shortcut the project. This was only discovered when the ceiling had to be replaced in the basement as a result of the flood. Mr. Taylor charged me $600 to have phone boxes put in my home. However, the phone boxes he charged me to put in did not work. I had to have another electrician to come to my home and fix the phone boxes I paid Mr. Taylor $600 to install. We also discovered that he did not utilize the paint that we had agreed to use on the trim of the home. The individuals he hired to re-paint the trim were extremely sloppy and we had to continually clean up after them. The lack of quality and care in the building of the home was further evidenced by the mirrors that were glued on the wall. Any quality builder would have utilized mirror clips. Mr. Taylor never gave me a copy of his one year warranty until after the closing. He continually gave me “his word” that for one year he would take care of everything 100% on the house we were building. As you can see from my experience, his word means nothing. Even his realtor, Michael Prather, who also made jokes about my home flooding, told my realtor that Mr. Taylor was really lax in overseeing the building of my home. I would encourage anyone considering utilizing the services of Savannah Lane Homes or Jeffrey Taylor to run the other direction. He is the worst! He will lie to your face and tell you anything he thinks you want to hear to get the job and get paid. In my opinion, Jeff Taylor of Savannah Lane Homes is one of the worst, most crooked, lying, short-sighted, and cheapest builders out there. Save yourself the devastation, time, and money, and choose another builder.
