I met with the Allnutt team to discuss selling my house in Lexington and was taken aback at how high the asking price they recommended compared to what I'd paid just a little over a year before. They did recommend that I do some painting in addition to what I'd indicated I planned on doing before listing, but suggested I not do other work that they didn't think was needed.
They reiterated the initial listing price and, against my better judgement (shows you what I know), I agreed. There was a ton of traffic for the showings. I'm not certain about the numbers, but I'd say about 2 showings every day. Before long, we had a multi-offer situation that was turned into a higher-than-listing price offer. Well done.

1. Melissa Hall sold our house in 9 days!!! It was on the market last year for 9 months with another realtor and we didn't even get any offers. She went out of her way to do marketing for our house. She sent out post cards in the neighborhood. She put an ad in the newspaper. She spent hours with us taking photos and giving us staging tips. She prepared a great color hand out booklet to give people when they come for showings. She had one open house and a second open house scheduled but then our house sold two days before that so it wasn't even necessary!

Melissa is super easy to communicate with. She texts, emails and is always available for phone calls. I have never gotten her voicemail!!
She worked with us to buy our new house and negotiated a good price and closing costs paid by the seller in the deal. I highly recommend her!!

We contacted Mike Monahan at Rector Hayden Realtors and discussed how to go about selling a house that's been vacant for quite some time. He first asked what our desires and expectations were, whether we wanted to put in time and money on repairs up front or did we just want it sold. He took the time to go over all of our options and we decided to go ahead and list my property. 3 days later Mike had that house sold for me! I was and still am amazed at how quickly and painlessly the entire process was. We are already planning to use this agent again in the near future.

It went very well and the effort was timely. John helped us through every step and provided excellent guidance and professional opinions.

Sandy was a very informative, caring, and helpful realtor. We initially called her to discuss listing our house on the market. She met with us at our house and brought a list of comparable sales for our neighborhood that had sold in the last six months. After looking at our house, discussing the comparable sales. We decided to list our house with Sandy. She gave us suggestions on how best to stage our house, and what to expect in the home showing process.

I loved the fact that I could request Rector-Hayden to send text messages for showing requests. This really made it convenient for me, and is a huge bonus in my opinion. Sandy would also keep me updated with who was looking at our house and if it was a second showing or not. We ended up accepting an offer on our house after only 9 days on the market! She guided us through the negotiating process and was willing to answer all of our questions.

Since I was so pleased with her help in the home selling process we also decided to enlist her help in the one buying process. She listened to our desires for a home and emailed us a list of properties. We ended up looking at 5 houses and she was always so patient with us. When we felt like we had picked the right house, she once again researched comparable sales history for the new neighborhood. We ended up negotiating with the seller and getting a wonderful deal.

She continued to assist us through the inspection process, a complex closing (closing with a delayed possession), and our move. She was always willing to listen and I can't imagine having a better experience! I would highly recommend Sandy Allnutt!

We found a house and called the company and met with Mrs.Lura Justice several times. We ended up not buying that house, but she was diligent in helping us look at other properties and we ended up listing our home with her because of her professionalism, personality, and diligence. She was dedicated to helping us sell and find a new home. She was able to sell our house in 13 days and we got everything we wanted out of it. She helped us with the purchase of the home that we are now in and the overall experience was great. I would recommend her to others and have done so. She was able to sell a friend of mines house in a week.

They are probably the largest realtors in this area which is why I contacted them to start with. They seem to know the market. I was a little disappointed on the extent of help because the agent didn't go into much depth with me so I'm still looking. The agent didn't know it was an interview for possible listing. I don't know if I would use them in the future because I'm still looking.
