It went very well. He seemed very thorough, and knowledgeable. Former contractor. Presented findings in very nice complete binder with pictures and complete descriptions.

Don't get me wrong, they did as best of a job as they were supposed to, but that is it. They did everything they are supposed to do by code. The inspection we got was just ok. We feel they should of gone into more detail with the house we were buying rather than just the general yes or no pass or fail. I can tell you that we have insulation in our attic, now I can also tell you that it is below present code and we had to spend much more to get it up to present code. I can tell you that our Heat Pump works, now I can tell you that it is a 20 year old unit that is inefficient. These are the few examples I can say that they should of gone into detail and expressed concern over. As a buyer you are putting your confidence into the inspection and putting a lot of money into their decision. It's also a bargaining chip that could of reduced our house price. We feel that they just could of done better.
Knowing what I know now, I would hire an inspector that has been a general contractor in the past and not just an inspector. If I pass a state test, I can be a licensed inspector, I wouldn't be very good, but I could inspect your house. That's what I mean, I thought they would be more insightful to the whole inspection process. In my opinion, get a General Contractor whose built homes for years and get an energy assessment instead of an inspector.

Everything went smoothly from start to finish. Arranging the appointment was easy, and the woman doing the scheduling sent me a link to read their agreement online in advance of the appointment. Inspector Steve Nance was on time, conducted a thorough inspection and provided me with a notebook filled with photos and specifics. He also sent my Realtor and me a soft copy via email. He was incredibly personable and patient, and took time to go through everything in detail. I learned a lot about my new house!

David Adkins was the inspector and he is nothing but professional and detailed!! He did not miss a thing in this house and he was very informative, taking the time to go through all of the inspection with me and explain certain items in more detail. He was honest and helpful throughout the process. I later called back to clarify some items, and was shocked at the time and attention that was given to me on the phone. This company knows their business and I would recommend them to anyone who really wants to know the full scope of things during an inspection.

The gentleman inspected our house in the afternoon and had asked us to arrive a couple of hours later. When I arrived he printed off his report and walked me through it (and through and around the house) to show me what he had found. He seemed to be very thorough and had good suggestions.

Overall the inspection from start to finish was odd. We were told that he would arrive in the morning and we were not to come until 11:30am. He did not want us around when he did the inspection as we would slow down the process. Once he had completed the walkabout and visual inspection he very professionally set up his laptop and printer to print us a very organized and "detailed" report of what he found. However there were many many things that were mentioned but we were told were not serious and we should not as for anything off in our offer at he did not consider it a make or break deal. For one the windows were all rotten! Half did not even open! We were told that is fine nobody in KY really opens their windows. He in fact has lived many years in his house and does not open his windows. Realtor said the same thing! Stupidly we just blew this comment off and moved ahead. the stove's oven door did not shut fully and one of the burners did not heat correctly. When we pointed out the oven door we were told no it shuts fine it would not be an issue when using it! the burner was given a deficiency rating yet the oven door not shutting was not mentioned! there were two switches on the walls in different rooms that do not appear to go to anything but he never even mentioned them. There was a emergency shut off valve that was missing on the attic A/C/heating unit that is mandatory by code but he never mentioned a thing about it. There was no insulation in an a storage room that caused the master bedroom to be extremely cold along with the walk in closet when we questioned this it was glossed over and other things were brought up instead. The front door 's side windows had rotten wood at their base that you could stick a knife in. He took a picture of this but said with caulking done on the outside it would be fine and we should ask the Seller to do this before closing. The foyer windows seal was also totally gone. this was noted but we were told we should not ask for Seller to fix it as it is no big deal b/c the moisture reader did not detect any moisture in the wall at the base of the window at this time. Upon moving in and really getting a chance to check things out it is clearly obvious that the window had indeed leaked and caused issues above the front door and lots of caulking and painting had been done to disguise any problems. There was also an open electrical box in the unfinished basement that was not even noted on the report and the wires were not even capped nor was there any cover on the box itself. There were many issues that were glossed over and once we moved in we noticed them all! never again will we trust a Realtor recommendation for home inspector. We will hire professional licensed and insured electricians, plumbers, etc... Better to spend the money upfront instead of being slammed upon moving in with having of having to purchase new windows that were rotten and leaking into the drywall not to mention the electrical issues we have encountered that should have been caught at the time of inspection and other issues that were not up to KY code and should have been fixed prior to Seller even putting the house on the market! Lesson learned!

I was a newcomer to the area and had no personal experience with any local house inspectors. I asked my realtor for a list of reputable companies and researched the companies online and on this web site. I chose Pruitt in large part due to the great reviews they have received on this site. Unfortunately, Mr. Pruitt himself was unable to inspect my house personnally. They sent another employee. I was not present at the time of the inspection. However, I spoke with the inspector prior to the inspection date and he assured me that he would take many pictures and write a thorough report. The inspector took four pictures of two locations. The bottom line is that the inspector missed many major items, of course only to be discovered by us after we moved in. There were multiple electrical issues, including an outlet that no longer worked and a switch that was mis-wired and immediately became hot to the touch when turned on. A knob on the range was broken and the control module for the oven flickered when put on (a sign of its failure - which happened within two weeks). The washing mashine would not fill up properly and dumped water on the floor every time it filled up. There was also an unexplained water mark on the ceiling that we did not catch (but expect an inspector to find). The fan on the vaulted ceiling simply did not work when turned on. The seal on one of the toilets was loose and slowly leaking water in the basement. These were all items that we detected and had to repair within the first two months we were in the house. I would expect an inspector to do basic things like check all the electrical sockets, fill up the washing machine, make sure the range works, etc. His findings were very minor and resulted in the buyer having to make a few, small repairs that I (or any other person) could easily do himself. We were happy because the inspector told us that meant we were buying an almost flawless house. We still like the house, but were very bitter about having to spend alot of $$ fixing things that should have been caught in the inspection and paid for by the seller. Pruitt does seem to get great ratings here, but most mention "Mr. Pruitt" by name. Maybe the lesson here is to only use Pruitt if you can schedule Mr. Pruitt himself to come out.

We are moving here from St Louis, where I was a real estate agent, and familiar with building inspectors and inspections. Steve was incredibly thorough and professional. When he finished the inspection he prepared a written report for us and went over every detail and answered all our questions. He also helped us to understand what important things to look for and ask the builder to take care of. I have already recommended him to a friend who has just purchased a home.

The inspector started without us even needing to be there. About an hour before he was supposed to be done we arrived and he had already completed one side of the duplex. He inspected the crawl space and attic completely by crawling around in both. After he was done, he spent about 20 minutes in his truck compiling all the results of his report. We then spent about 30 minutes going over the report in detail. He also showed us some pictures of issues he had seen along the way so that we didn't have to walk around to them. The report was extremely well done and included both a grading system along with hand-written notes about specific problems he observed. During the verbal explanation he drew pictures and took us through the details of every item that concerned him. Besides the inspector doing an extremely competent job, the report that we received was fantastic. At the end of the report there was a 30 page (approximately) document by the company that covered each item on the report with detailed descriptions of what the problems meant and how serious they were. It included pictures of things like heat exchangers and cut-aways of various parts of sample houses. For first-time home buyers this was a fantastic resource! I'd definitely recommend Pruitt to people in the future.

I had always heard good things about Steve Pruitt and his company but never had to occasion to use him. I was interested in renovating my families homestead farm house. It is 100 years old. It is where my father and his siblings were born and raise. I and my siblings were also born and raised. At 50+ years old I was ready to move back to the farm. A caretaker has lived in the house for the past 18 years. I wanted Mr. Pruitt to tell me if the house was sound enough to renovated. I was very please when he told me that the foundation as solid and that the project could go forward. He explained that all of the systems, roof, windows, etc. would need replace, but that was no surprise for me. I am now in the processing of looking for an architect to begin the design. My plan is to build as green as possible. Looking forward to the project.
