Diana is a hardworking, dedicated, experienced real estate professional who was a delight to work with. Diana worked with us as our buyer's agent, we visited well over one hundred properties with us over 9 months. She is an excellent listener and was willing to show us any house in any neighborhood we identified as interesting. Over time, she helped us define our needs (which changed as we found out we were expecting our first child) and neighborhoods that offered housing that suited our interests. She showed us homes listed by agents as well as for sale by owners (she simply requested that she be able to talk to the owner first and show them our buyer's agency agreement - which saved us time and energy dealing with owners who were not serious about selling or who had unrealistic and unlisted prices). We interviewed a number of agents before deciding that Diana was the perfect agent to help us buy our home. We were knowledgeable buyers, but she also works with first timers. What I loved about working with Diana is that she always let us explore a house and point out its pros and cons, and then when we asked her what she thought she focused on any visible problems she thought we'd want an inspector to look at as well as any serious detraction for resale (e.g., if the house backs to a busy/noisy road). She kept in regular email contact with us, suggesting homes or listings as they came online (which was very important as we exhausted looking at existing inventory). She has over two decades of experience in Lexington (she helped people buy and re-sell their houses when mortgage rates were over 14% in the 1980s -- which gave us incredible confidence that she would help us select the right home in this difficult market). We put in offers on two houses. The first house we made an offer on was well over what we perceived (both us and Diana) to be its fair market value. The listing agent showed us comps that were 6 months old - and the market had declined since then. We loved the house, but were very concerned about resale and the value. Fortunately, Diana provided us with information that supported our decision to walk away from a bad offer... which was very important... because then we found an even larger house, at a lower price, in a better school district!! Our dream house! When it came to writing up the contract and negotiating, Diana pitched our offer to the sellers directly. The sellers were persuaded to make every concession we asked for (including a few expensive repairs!) and I think it is because of her stamina and the evidence that we had to support our requests. The house appraised 23k over our purchase price! In short, when we hired our agent we sought an experienced person who could provide us with sound advice. We found that... and much more!
