K&R Builders

In January 2008 we submitted an offer to buy a new construction home from K&R Builders, the offer was subsequently accepted. We set up the closing for the 31st of January 2008 this is where the problems started. The builders decided the closing date wasn't going to work for them so they changed the closing date with the bank to the 25th of January. I believe they did this because it worked for them (something to do with their insurance payment on the home). I found this out through my realtor and was forced to cancel a previously scheduled work trip to make the closing. As part of the new construction home buying process we were provided a one year warranty home warranty. After moving in we found several small problems in the home and notified the builders at the beginning of March. They said they would address the concerns; two months later after very little action on several issues I notified them again and explained in no uncertain terms that I was not impressed with their service on the warranty up to that point. A typical example of some of these problems is the basement where there was some insulation missing in one section that was identified before we moved in and corrected before the closing. I was happy they fixed it. As is typical in the wintertime it got cold outside and we had a pipe freeze which is obviously not acceptable in a heated basement. I told them about the problem no further action was taken until the next winter when they came out and with a can of spray foam sealer and sprayed it around the pipe. This is not an acceptable fix because the pipe still froze but now it wouldn't thaw. I would expect home builders to go to the root of the problem and fix where the cold air is obviously coming in. They did not, subsequently after the warranty period was over and we had another cold snap I did some investigating into the initial insulation patch that was done before we moved in and found that all they did was put in one four inch thick piece of insulation to make it look like it was fixed. I had to go out and buy insulation and put it in the 28 inch deep 12 inch high area of the house that had no insulation put in when it was built. The reason the pipe froze was because this lack of insulation was allowing cold air to blow in past the siding, wood and small patch of insulation that was used to cover over the area. I informed the builders of this and thought maybe they would offer to repay me the money I spent on the insulation, (since I thought I paid for an insulated house when I bought it), they didn't. This is just one example of their work. Overall I experienced several similar experiences with deficiencies in the home. We still enjoy the house and all of its little surprises. We think K&R builders are good folks but I would not and could not recommend them to anyone else after the service we have received.
