He gave us a report which stated there was one live termite cell on some old concrete forms, which did not matter to the structure of the house. He also said there was some old damage to a sill plate and one beam, but that it had been treated and there was no live termites near it. After purchasing the house and beginning the renovation, we discovered that the house was completely infested with live termites. Several floor joists and a good portion of the sub-floor was completely destroyed. Also, half of the house had not been treated at all, which was where most of the damage had occurred. The places where the termites were most prevalent were not insulated and there was nothing keeping them from being discovered other than the fact that the inspector must not have crawled under and looked. We paid him $150 for nothing, and we would not have bought the house had we known the extent of the infestation. Later we found out that a reputable competitor only charges $50 for inspections.
