As so many others experienced with this wicked winter, a small rental cottage experienced busted pipes in the crawl space.  Mr. Mulvaney  showed up and we had what I thought was a clear conversation prior to the work beginning.


I asked for the BEST pipe material to be used.  (Not sure of the commercial name, but it's something like flextube which expands and contracts with the temps.)     I also asked for insulation or heat tape to be installed to stop further plumbing issues after this repair.  While chatting with Mr Mulvaney I asked for a "ball park" on the potential cost.   I was also forthright with the difficulties of the crawlspace height being so very short.    The ball park which was quoted 500-1500 dollars.      I did not balk at these numbers.   I gave Mr Mulvaney my cell# and he gave me his.     A few mins after we left each others company,  I called Mr Mulvaney's cell and left a message stating,  " Now you have my cell on your phone.   Please keep in touch and let me know what you find."  


Two days later I RAN into the plumbers (2 men) at the house.    They were "just finishing up" .   They had cut a hole in the corner of the kitchen floor for crawl space access.  (I still don't know the details on this...)   and they were replacing the floor "plug" which they had removed.     I asked the young man if they had used the requested "flextube".    "No,  that stuff is expensive.  We were trying to keep your cost down".     I pointed out I had requested flextube and he said  "first I've heard of that".    I also said I had requested a phone call with any change to our "understanding".      What material did they use ?    the same cheap thin PBC which is what had just busted.      So my next question was...."Well what type of insulation did you use ?  or did you install heat tape ?      "Nope... neither,  first I've heard of that."    So at this point I'm pretty darn irritated and decided to not to yell at the worker bees but address it with Mr. Mulvaney with whom I had the first conversation with.


Then I went into the bathroom. O M G.  The plumbers cut through the bathroom floor  and did NOT rollback the linoleum they cut through it.  And they replaced the "plug of plywood" and the Linoleum was split, curled up.  the floor was uneven.   In hindsight I should have taken a photo.   Mind you this small house is occupied with a 60+ year old female. HAZARDOUS.  So now I had to find someone with the skills to FIX the floor FAST.  New plywood and linoleum.   $700 in materials from Loews and $500 in labor.


Two days later my Mulvaney and Sons invoice was hand delivered to my home by the young lady that does their billing.  Are you :sitting down ?    I wasn't.   $3430.     So to recap:


No communications about either the cost nor the materials being used

Left flooring in dangerous state.   Destroyed flooring for no good reason  (it was not glued down)   Can't you hear it   "We're plumbers not carpenters."

No insulation installed or the better pipe material

Mr. Mulvaney mentioned to me during our initial conversation that they were the 3rd generation of plumbers with this family owned business.   Shocking to say the least.    After 3 generations of being in business they have no respect for their customers.  No communication skills.   But extra large balls in delivering  invoices that flip their one time customers out.
