About us

Owner Ed Sullivan has been providing quality home inspections in the Kansas City Metropolitan area since 1987. Known for his comprehensive inspection reports and his experienced eye for detail, Ed is a certified member of the American Society of Home Inspectors (ASHI #249063), registered with the Kansas Home Inspection Registration Board (#01100058), retired member and co-founder of the ASHI Great Plains Chapter, and co-founder of the Society of Professional Property Inspectors (SPPI). He has served as Director as well as on various committees such as Membership & Arbitration, Standards & Ethics, and Public Relations. Ed also held a real estate broker's license from 1982 to 1999. Ed was a certified instructor for Realtor continuing education with Career Educational Systems and an instructor for the Kansas City Neighborhood Alliance at Donnelly College. From 1979 to 1987, Ed owned and operated an investment and property management firm and was a general contractor.

Initially it seemed fine. He came as a recommendation from our realtor. However a few months in we were still worried about the bent I beam and crushed support beam below it so we had some a structural engineer come out to look at it. Tens of thousands of dollars and the repair needs to happen somewhat quick. One wall was clearly bowing in and pushing the I beam. It's making the front of the house lean. So they cost me tens of thousands of dollars by failing to disclose this massive damage anywhere on the inspection report. It doesn't even mention things like the support column under the I beam being bent and crushed.

House was not occupied so inspector left all the blinds open the lights on. left the back patio door open which kept the heat running for a week. the back privacy fence gate left open. inaccurate on many of the points of inspection. Interjected personal comments not very professional or objective. had no respect for homeowner's property. You would think they would leave property as they found it. I partly blamed the buyer's agent for not checking the property after the inspection. I was very frustrated that's why I'm writing this review.

"As usual, Angie's List does not verify reviews. This person was not my client and did not hire me. Since I left way before the client, agent, and other inspectors did, I am not responsible for leaving lights on, etc. My client was very happy with the inspection. She was quite appreciative of my thoroughness, finding a number of concerns that would cost her thousands of dollars in repairs. If all my findings were incorrect, I have to wonder why the Seller is currently negotiating the repairs with my client. The review is typical from an upset seller thinking his house was in perfect condition. This is why home buyers have inspections performed."

He did a inspection and the report was very unprofessional and difficult to read and the matter at this point has not been resolved. He has delayed the property being fixed and has delayed the closing.  VERY UNPROFESSIONAL.

THE INSPECTOR WAS ON TIME, VERY PROFESSIONAL, AND COURTEOUS. I FEEL THAT HE DID A THOROUGH JOB INSPECTING THE HOME FOR ANY UNSEEN PROBLEMS THAT COULD ARISE.
