Concrete Concepts is a local Olathe, KS concrete contractor whose niche is decorative concrete. Specializing in stamped concrete, patio pavers and concrete pavers. We also do outdoor living spaces, including stained concrete, concrete countertops, fireplaces, as well as fire pits, seat walls and retaining walls. In tearing out the original patio, our sprinkler system was damaged & so was the siding on our house. We didn't make a big deal about it, figuring that it had to be expected. Then all of the materials were put in our backyard, but the workers kept getting delayed from other jobs. It became a job just to talk to Jason & when we did finally reach him, he was always apologetic, but would promise a schedule that wasn't going to work - causing more delays. Finally after several weeks, PART of the patio was poured & it really did look beautiful. However, when we looked closely at both the finished patio & the unfinished area, we found that the supporting rebar rods were simply laying underneath the concrete, not IN it as it should be to be supportive. At first Jason didn't seem to understand what the problem was - but after my husband informed him that he had poured concrete before & knew that those rods were supposed to have been pulled up into the concrete, he did apologize again. In the end, the poured concrete had to be destroyed & removed & all new concrete had to be poured correctly. It was & Jason honored his bid, not charging us for the extra work & materials. It really was quite a hassel though - taking up the entire summer - not finishing for months - and to be honest the steps & the edges of the patio are "fine" but they are rough & don't look professionally done. The steps are shaped too pointy & you can see holes & gravel & rocks along the outside edges of the patio. Plus, our backyard was so destroyed that we had to have it completely redone afterwards.
Jason is a nice guy & hopefully his work has gotten better & more professional - but I've always been sorry that we didn't hire our original choice. It was truly a nightmare for our entire summer!
On the other hand, Bryan DeLap with All Under One Roof was a treasure! He built the pergola & had it painted & even painted our fence to match the pergola at a minimal charge. I've since hired Bryan a few times & would again at any time.
"This client is misrepresenting my skills and abilities. As they have stated not reinforcing with rebar well first I would like to say this was a very small project comparetively speaking to the projects I have completed. Secondly I did not pour any concrete so the rebar was not an issue also as stated in the Johnson County Building Codes rebar is not required for piers nor was it in my contract to put rebar in the piers. Rebar is only required in the footings and walls that were supposed to be poured on this project of which they did not allow me to finish. Also stating the inspector I called him and his only wish was to move some of the pier boxes to confirm with code which was not a bid change at all in fact that is what an inspector is for so that you can make changes before you pour concrete (noted no concrete was ever poured). This customer states property damage however there was never any damage what so ever done to their home now if a customer wishes to have a project where 8 holes are being dug in their yard and not expect to have some yard damage then they not need to have a project like this done. Their idea of property damage was dirt piles in their yard from the holes dug for the footing and piers. Their hours they have represented are way off as they and I always had 3 workers on the jobsite which was plenty for the small project this was. The project consisted of 8 pier holes and a small 15x15 patio. Not to mention this client has never paid me for the work that I did do nor did they allow me to finish the work that was started which was a violation of the contractural agreement. I would advise any contractors that are looking to do work for this homeowner to stay far away as they will try to give you some lowball payment in the end that won't even cover your expenses. Please don't let one customers views that don't even know Johnson County Building codes determine your interest in using my company. I find this report a huge misrepresentation of my company and would gladly provide you with references and go with you to show you projects that I have completed that make this project seem very very small. Please look at my website as you will see a 1100sqft paito stamped, colored, with seating walls, firepit, bbq grilling area to just mention one of my jobs. More pics will follow of other jobs such as a 600sqft patio with an 800sqft composite deck over it so as you can see this customer was out of line when stating this report."
