Just as I anticipated that it should go.

Chad Rafoth was punctual and very professional. He was responsive to questions and provided coaching and advice. He provided a summary briefing at the end and a report by the next day. He spent 3-4 hours on site.My disappointment was that he did not document well and took few pictures. Rusted gutters and most of the exterior dry rot did not make the report either written or photographed. Not all of the appliances were operated nor all the plugs checked. Though the house ended up having major foundation issues, very little or nothing about most the cracks, misaligned doors, chimney pulling away from the house, etc were in the report. Very loose handrails on the deck and unsupported deck boards also did not make the list. No tools were used except a plug polarity checker and a flashlight. He seemed most comfortable around the electrical systems and roof. The report was a standard boiler plate report with pictures taken with his phone camera, check boxes and stock recommendations.
