I found Built By Design at the home show and set up an appointment for an estimate the next week. Mike showed up on time, took some measurements and told me he would get back to me in the next few days with the estimate. When we hadn't heard back from him after about 2 weeks, I left a message with his office. He responded via email that night. The email was 1 paragraph stating that they were swamped with estimates due to the home show. I'm not sure if he just wasn't interested in our job because of that, or if this is 'normal' for the company, but the estimate from the email was higher than all our other bids and wasn't detailed at all (just a range and the statement that it depended on the items we chose). All our other estimates were detailed, listed estimates for materials (what type of material) and labor. Also, if that's all the estimate was going to be, I'm not sure why it took 2 weeks to get back to me.
Description of Work: We asked Built By Design to give us an estimate to finish our basement (bar, 3/4 bath, 1 bedroom/office, rec room) and add a door and doggie door out of our garage into our backyard.

Because of their help with the power line, we put all that behind us, kept them on to build the addition and that is when the real problems began. They showed up a few times a week in the beginning and after that infrequently and eventually not at all. And if it was snowing or cold out, they would merely drive by or if they stopped they wouldn't get out of truck. Their concrete company underpoured the floor in the breezeway, which connected the garage conversion to the addition, by three inches. Since they saw this after the fact, they covered it up by having a concrete ramp poured. When it came time to tile, the guys who came to install the tile informed me that they would not be able to on the ramp as the tile would crack. Mike and Dave decided the most cost effective thing for them would be to grind the ramp down which created a three inch lip - so that basically when anyone walked through the breezeway to go into the mudroom, they would more than likely trip, unless we put a big sign that warned "watch your step". We decided this wouldn't be very welcoming or aesthetically pleasing, so we contacted Mike and Dave with every confidence that they would apologize for the mistake and make it right - were we ever wrong. Dave talked circles around us, giving us every excuse why this happened, then blamed us for the tile we picked out, then blamed the tile installers for saying anything, then informed us that their solution was the ramp and we made them take it out, so it was basically our problem. At this point we had to hire an attorney and with no resistance or argument, they hired the concrete company that we employed to do our driveway to pour the floor level with the garage conversion. And they also had to fix everything else that went along with their initial oversight - raising the doors and each step on the staircase leading to the room above the garage. After all this, our home did turn out beautiful, but we did realize that it would've if we hired anybody else. Dave and Mike turned out not to be what they sold themselves as: they do not have high standards, are not professional and don't completely have the integrity they claim.
Description of Work: We hired Built by Design to do a major renovation of a 30 year old house we purchased in August of 2007. Our projects included: finishing the basement, converting the existing 2 car garage in to living space, and adding on a 3 car garage with a living space above it. We were very impressed with Built by Design in the beginning. This was a big project and we decided that hiring a general contractor was the way to go. Dave and Mike started off very professional, organized and timely. The basement finish and garage conversion overall went pretty smoothly. We ran into a huge obstacle when it came time to start the addition - we discovered that a major power line ran through the middle of our property and we would have to relocate it. This was not an easy task, but we have to give Dave and Mike credit, they worked very hard with the city and KCP&L and were able to get this pushed through ( this part of the project was pushed back three months). Unfortunately, this is where the problems with them began. We noticed as they finished the basement and garage conversion that they became really annoyed anytime we would point out something that wasn't done quite right or paint that needed to be touched up or any little thing that, according to them, wasn't up to their standards. The first time we entertained in our basement was about a week after we made the final payment for finishing this job, and as I opened the dishwasher to load it, it completely tilted forward as their plumber did not install it properly - a detail that they should've caught as the general contractors - (surprisingly, they missed this again after they finished the kitchen in our addition). As we continued through the process with them, they became very arrogant and acted like they were doing us a favor and not at all as if they appreciated our business; they never apologized for a mistake or took any responsibility for a mishap such as workers not cleaning up after themselves or their dry waller not showing up or poor workmanship, etc.; they gossiped about their other clients with us and we learned from someone we do business with that they disclosed how much we were spending with them to this person; Whenever we wanted to upgrade something or go above the standard, they were annoyed, complaining and derisive and yet had no problem writing up a change order, which we came to realized was their m.o. - they sold their estimate as reasonable, boasted that they had high standards, complained whenever we wanted something done and charged us a hefty price for it. I personally found it inappropriate and hurtful that they always made fun of our home because it was old.

Overall, we're incredibly happy with our basement! We love the look and receive constant compliments, especially with regards to the concrete floor, fireplace and the bar area. Both Dave and Mike were very easy to work with, addressing any concerns or questions quickly and taking changes to the original plan in stride. They, and their subcontractors, were very considerate of us and our house, doing a good job cleaning up each day and trying to cause the least impact on our daily lives. Mike and Dave spent considerable time at our house making sure everything was done right. The original unfinished basement presented many challenges, from water line placement to load bearing walls/poles and more electrical wire and cable than one can imagine!As well as much duct work that had to be worked around to not lose the ceiling height. The previous owner had done much of the electrical work himself and it needed a complete rework. Built by Design's attention to detail and design allowed us to solve all of the existing problems and turn design challenges into integral parts of the basement design. Dave and Mike really worked to understand what we were trying to achieve while being sensitive to our budget concerns. For example, we found the fireplace style in a magazine, but when we priced it, it was over $6,000 to match all of the components used. Mike and Dave worked patiently with us and helped us achieve the same look for under $1,500. Much time was spent on getting the heating and A/C done right. There were concerns regarding the capacity of our existing systems with all of the new finished space. In the end, we have had no issues with either heating or cooling in the basement or throughout the entire house, with no upgrades needed to our existing systems. We give Built by Design a lot of credit for taking the time and effort to do the job right! We did face some challenges with the finished layout of the bathroom versus the original design, specifically the placement of the vanity. Mike and Dave worked with us and helped determine a solution that gave us the look we were after, even though it cost them a bit in re-work to make us happy. We couldn't have asked for a better partners in the whole process. They seemed very focused on our satisfaction throughout the project. Built by Design didn't work FOR us, they worked WITH us.
Description of Work: After interviewing 5 contractors who were all highly rated on Angie's List, we selected Built By Design to finish our basement. While some of our original bids were slightly cheaper, it was easily apparent from the initial meetings that some of the contractors would have been much more difficult to work with and didn't seem open to much feedback from us. Even though the house was 15+ years old, the basement was unfinished, even after the house and basement were added onto. The project totaled over 1,600 sq ft of finished space, including a family room, bar, office, bedroom, playroom, fireplace and full bathroom. The project included a full review and modification of our heating and a/c systems to best utilize the available space, as well as custom cabinetry in the bar, office and family room. The location of the existing water lines was less than ideal, coming down in the center of the space, requiring a creative design to eliminate the need to break into the concrete floor and move the water line. One set of French doors were re-purposed from our upstairs and used to provide entry into the office through an existing load bearing wall. One additional unique component to the project involved successfully cutting a hole in the concrete foundation wall and installing a dog door to allow for a dog run to the backyard.

When we bought our split-level home we knew right away that the basement would have to be finished. We knew how we wanted to use the space and after talking with friends decided to hire Built by Design to design the "perfect" space. They walked us through a few different design options and worked with us to get the most "bang for our buck" budget-wise (no one else we talked to seemed to care about what we wanted). The project came together nicely and we got everything we wanted for a good price.

Our old, outdated and cramped kitchen was hard to work in with a family of four, but with a baby on the way it was quickly going to be impossible! We didn't want to spend a lot of money but wanted to update the look and feel of the kitchen while gaining as much storage space as possible without changing the floor plan. Built by Design was able to work within our budget and timeline to give us exactly what we hoped for-lots of storage and counter space and a look that didn't scream 1980 any longer! Mike and Dave were always there to answer any questions we had during the entire project and their sub-contractors were on time and didn't leave a mess behind each day. They were great about communicating with us about schedules and deliveries. If a problem came up, they solved it right away; if we didn't know what we wanted they were right there with lots of great ideas that didn't blow our budget sky high. The project started and ended when they said it would, their costs were fair and the quality far exceeds anything we had hoped for. We LOVE our updated kitchen and recommend Built by Design to everyone!

The owners were pleasant, but they proved to be individuals upon whom we could not rely. The response by Built by Design on September 24, 2008 is completely inaccurate and false. We never turned down the company's rough estimate of $25,000. We actually wanted them to come to the house as they promised to show us their plans. Given the false and misleading response from this company, I am truly glad they failed to follow-up with us. Based on this company's response, it is our experience that this company does not meet our minimum standards of honesty and fair-dealing.
Description of Work: The owners came out to view our 9-year old home and to listen to the basement and master bath remodeling job that we wanted accomplished. I found it strange that they took no notes and very limited measurements. I was told, at that time, that within four days they would call me to discuss a proposal. After I had not heard from them in one week, I called and asked about when I would hear a proposal. A couple of hours later, one of the owners called me on the phone and gave me a rough estimate of $25,000 for the basement remodeling and said that because he knew I was "particular" they would have to take their time. He also said that they would come out within a few days to show me their computer proposal and to further discuss the job. I NEVER HEARD FROM THEM AGAIN. I don't think they ever really wanted to do the job in the first place. ($25000)

THE CLIENTS BUDGET WAS $10,000.00. OUR COMPANY HAS A PROJECT MINIMUM OF $25,000.00. THE JOB WAS FOR AND ALREADY FINISHED BASEMENT THAT THE CLIENT WANTED TO MAKE MINOR CHANGES TO. OUR COMPANY DOES NOT DO PARTIAL WORK. THE CLIENT WAS INFORMED OF ALL OF THIS AT THE TIME OF THE BID BUT WOULD NOT TAKE NO FOR AN ANSWER. HE WAS CONTACTED AT A LATER DATE AND TOLD THAT THE MINIMUM WAS $25,000.00 AND THAT HIS PROJECT WAS NOT BIG ENOUGH FOR OUR COMPANY. CLIENT BECAME UPSET THAT WE DID NOT WANT TO WORK FOR HIM. OUR COMPANY ONLY WORKS ON LARGER PROJECTS AND THIS CLIENT DID NOT FIT OUR PROFILE.
