We were really surprised (and not in a good way) with Mike Pelliccia and our experience with Metro Property Inspection. Short version—he missed an active termite infestation and then claimed no responsibility, wouldn’t refund our money, and was a terrible communicator throughout the dispute. Long version—our realtor recommended him and told us that even though it’s really expensive, it’s the most comprehensive inspection and you’re paying top dollar for them to check every little thing. They also boast a really great warranty, so you go into it feeling really safe and trusting, thinking if anything goes wrong or they miss something big, they’ll make it right. Well, think again. Turns out they missed a huge, active/live termite infestation that we discovered just weeks after the inspection. When we called them on it, they claimed that it wasn’t their fault or responsibility because the area wasn’t visible during the inspection due to the sellers’ items obscuring the spot where the infestation entry spot was, but in reality, we had photos and a video to prove that the damaged area was not obscured, and they just missed it. They offered to pay for the termite treatment, which we happily accepted, since we had already spent $1200 for their comprehensive inspection. Once we discovered the extent of the damage, we had to tear three walls out, and the termites had not only eaten thru the wood paneling, but the drywall on both sides of the studs and the studs themselves. Once we realized how much damage it was and how much it was going to cost us to repair it, we respectfully asked for our $1200 to be refunded (in addition to them paying for the termite treatment). After three weeks of waiting for a response, we got a phone call from Mike saying he believes we are even since they’re paying close to $500 for the termite treatment. But then, when the termite treatment company came out to check the bait stations and recommended a BoraCare treatment for the damaged studs before we start putting new drywall up, Metro said they are unwilling to pay the $125 to treat the studs, so, not only are they NOT refunding the cost of the inspection where they missed this infestation, but they’re also refusing to pay for the full termite treatment being recommended. The company who is treating the issue is American Pest Management, which is the termite company that Metro recommended for the treatment. We have since found out that APM used to do the termite inspections for Metro, but at some point, Metro began doing them on their own instead of using a subcontractor. We assume this is them cutting corners, and clearly it shows. If Metro had done a thorough job with the termite inspection, we could have caught this while we were still in negotiations with the seller, and it might have given us some leverage to reduce the purchase price or help pay for the cost of the structural repairs. We are so disappointed by the way that this has been handled, the lack of accountability from Metro, the way they have communicated (and not communicated) with us, and we would definitely not recommend Metro as a home inspection company to anyone. After all of this, our realtor has also decided that he will no longer be recommending Metro to any of his clients. Such a shame. They lost both our trust and respect.
