That is where the surprises started. When I was, in the back yard in the first week I turned on a faucet and noticed water running down from inside the siding. Since I know that is not good I called a plumber and found out we needed some pipes replaced inside the wall. Of course I noticed this just from turning on the faucet, something I would expect a home inspector to have done.
Next, when we had a few handy man come over to look at the 2 window's we were being informed we need to replace 10 up to every window in the house because they were all surrounded by wood rot or mold. And of course everyone of them was shocked our home inspection didn't mention it.
While walking around our house with the window guys they mentioned, so do you have foundation issues and pointed out 3 cracks visible from the outside. So we went and got some professionals to come up and sure enough, there was foundation issues. There were 3 cracks, 2 were visible from the inside and out, and 1 was just visible from the outside but the carpet inside the room had a water stain under it. Once again, we heard your home inspector should have mentioned these since they were very obvious.
At this point, because of how far off everything in our inspection had been, we decided to call Terminex to take a look at the "dormant spot" in the garage. And sure enough the Terminex inspector tells us its one of the more active infestations he has ever seen and was shocked our inspection report listed it as dormant.
Next when winter came along, we noticed some rooms don't get warm at all, so I called a heating company to come out and take a look. Immediately they tell us the design of the HVAC is very poor and the only fix is a complete re-do or purchase a new furnace that can zone the air.
Based on our experience with Metro and the surprises they have provided us over the last 5 months, I could never suggest anyone ever to use them for a home inspection.
"First things first. Allow me to say on behalf of everyone at Metro Property how sorry we are that you are disappointed in the product we provided. We really do strive to provide the best product and experience in our industry. If we ever fall short of achieving 100% customer satisfaction we take that issue very seriously and will do whatever we can to address that shortcoming. Addressing these concerns directly, I have reviewed the report we provided for our client and find a few issues. As for the hydrant at the rear of the home- we test them. If they fail their test we write it up as a repair item in our report. Unfortunately we will occasionally inspect an item that works while we are at the home but something happens to it in the 30-45 days that elapse between the inspection and new owners taking occupancy. To address this we offer (FREE) a 100 day inspection warranty on all of our home inspections. I feel badly that this wasn't brought to our attention within the warranty period. We only just learned of this customers dissatisfaction (from 2 years ago) very recently- thanks to Angie's List. As for the Foundation issues- the report clearly lists and includes a picture of large cracks in the basement floor and at the rear of the home. Renovations were underway at the time of the inspection and we were informed by the buyer/seller that the cracks were part of the repair process. As for the window issue- the report states: "The windows in many locations show evidence of substantial rot to the window frame, sash and brickmold... Repairs are required at this time". At least 3 pictures of damaged/decayed window frames are also included as well as 3 other entries regarding window damage in the home. AS for the termite issue- it is the first entry in the entire report and states: Evidence of wood destroying insect activity was observed at the garage and there is risk of additional hidden damage. If the property has not already been treated, a licensed pest control specialist should be engaged. In addition to our inspection we had a licensed pest control company come and inspect the home and they also recommended that the home be treated for termites. The words dormant do not appear anywhere in our report or the termite company's. As for the HVAC system- we noted that the system was old (18 years old at that time) and would likely need to be replaced. While we did test the unit to ensure it operated properly we do not test for adequacy or air flow as that is outside the scope of our inspection services. While I feel that we did address all of the issues our client mentions, I feel badly that his understanding of the report was such that he could have had the impressions he did when it was so clearly outlined in our reporting. We appreciate the opportunity to address these issues and will use this experience to ensure that our future clients have a full understanding of the reporting we provide."
