I rented to a relative 20 years. they were aware of this. Since they rented it all those years, i was willing to sell for what i owed on it. I asked for their advice and expertise. they made the selling price quite a bit more than i actualy owed and i asked for no money. that i would gift equity. i advised i didnt want to pay anything out of my pocket. in order for them to do this, they raised the selling price so much, i walked away with no cash , my relative borrowed $20,000 more to pay off bills and i have to pay $20,000 in capital gains! Not one did the officer ever tell me to talk to tax accountant. she said she knew exactly how to do this and it wouldnt be a problem. i didnt even know what capital gains was. if i had, i would have kept the house and continued to rent to her or to give her $20,000 so she wouldnt have to borrow more. because of their lack on knowledge, i have to pay much money i dont have in retirement. when i contacted them, they wouldnt return calls, 4-5 messages later, no response. they said to bbb i will just have to sue them if im unhappy, they followed my instructions. crazy she was guiding me the entire way. MORTGage companies should have a tax attorney on staff if they are going to give advise to get a loan.

did a mortgage close between a relative and myself. we thought they knew their stuff and had good reviews. they gave us uneducated information causing me to have to pay a huge capital gains tax six months later. i asked for assistance on what i needed to do. they assured me they knew what they were doing. they manuevered the sales price up to get this to work, although i never received any money as i was gifting my equity to the buyer. Vinson also knew it was a rental and should have advised me to check with a tax attorney about capital gains, i didnt even know that capital gains even existed. well i know how it does on rentals. had they told me to do that i would have . They also never told me to look into a 1031 exchange to purchase another home (which i was looking at a condo but didnt know there was a time limit). again had they explained any of this to me, i would have kept the house and continued to rent it to her. now they will NOT even return a call. last response thru bbb was to get a lawyer. they did everything as i requested.. DO NOT TRUST THEM TO KNOW EVERYTHING. GET YOUR OWN legal advise. how sad they know they misled me to get this loan, and wont even call me back. horrible service. too bad for me is what they are saying now in so many words. how sad is this. where are their morals. is everyone trying to pull one over?
