TIEHEN GROUP

Our HOA has used the Tiehen Group since the property was turned over from the developers, approx. 15+ years ago.  The Board has never bid out the contract to anyone other than the Tiehen Group.   Our property manager can take over a month to respond to resident and Board member requests, sometimes longer.  When asked for a copy of the contract as allowed by Kansas state statute, the Tiehen Group response is, "you can come to our office and review it but we won't email you a copy unless you sign a non-disclosure agreement and pay copying costs."  Kansas statute states that any unit owner can have a copy of any contract their HOA is a party to, but the Tiehen Group makes it as difficult as possible for homeowners, and in the end is non-compliant.   
They are very ineffective at handling resident non-compliance (late dues, property maintenance concerns, etc.).  
To be fair and balanced, there are a minority of residents who are very happy with the Tiehen Group, as evidenced by the fact that the contract has never been bid in 20+ years.  However, there are other residents who feel that it's good business practice to bid out a contract that accounts for such a large percentage of the master budget funds.  
I would suggest to anyone looking for a property management company:  read lots of reviews, bid out the contract, and in the end, don't choose the Tiehen Group.
