Adam Papish was the seller's agent for the home I purchased. Problems have arisen with the roof resulting in legal action. Adam stated in an email that he spoke with the seller and there was a warranty on the roof. The seller in court stated that there was never any conversation made between Adam and the seller and that there was no warranty regarding the roof. Below is a copy of the email from Adam regarding the roof warranty. there is not a 'document' for the roof warranty. contrary to what irene might have commented on, not all roof's 'come with' a warranty document. most come with a warranty...and this one does. the seller had stated to contact him/his contractor with any issues or concerns and they will address or repair the roof. that is obviously in the first year as with most. it is not a lifetime warranty or manufacturer warranty or 30 yr warranty, etc. what this does NOT mean is that you can contact the seller in 5 yrs because a shingle is bent up, or wind damage, etc...that is what insurance is for and what your home warranty is for. it also does not mean you have it repaired by another contractor or handy man and then ask the seller to pay for your decision. but it does mean that any issues over the course of this first year the installer/contractor is 'guaranteed' the work which means they will come to repair if a problem. as in the sellers disclosure, and in any communication there never was a written statement or declaration that there was any 'document' of warranty. i told you and irene i would contact the seller to see IF there was one as i thought there might be. but there never was a statement of warranty document. sorry if that was a confusion. nonetheless, a 'document' would only state what is already stated above - the first year...give him a call.
