We had gotten a verbal bid for the work from another vendor, who then doubled his price on the written bid. So we found Dennis and Brad on a referral from a happy former client. They came in and worked with us to try and do the work in a way which was affordable. We had to change the scope of work numerous times to be get the work done we wanted but on a budget. Dennis was super flexible as we changed things midstream. He also had lots of suggestions through the process. He used subcontractors for the hardwood floors and the painting, but the subs did a very good job and have worked with him for years. The bathroom remodel was fabulous, they took a hack job remodel, gutted the room, removed a wall, installed an awesome tile shower, tile floors, wood framed mirror, new wooden cabinets, sinks and fixtures, new lighting, and it's a beautiful room now. My only complaint was that the work took nearly 3x longer to complete than originally estimated. Part of that was slowed work due to the 2 big snowstorms in KC during February, part of that was additions we made midstream, and part of that was contractors always take longer than they say. However, we would absolutely use them again, and will, when we are ready to remodel the kitchen. Professional, polite, responsive, flexible and great quality work.
Description of Work: Remodel and update of a newly purchased home built in 1985. Removed two walls, hardwood floor extended where one wall removed. Removed popcorn ceilings. Complete paint job top to bottom. Gutted a previously "remodeled" bathroom (poor job) and did a great job remodeling, new cabinets, new tile in shower and on floor, all new fixtures, etc. All sorts of handyman types of tasks - rehanging bathroom hardware, updating all light fixtures, changing out all ceiling fans, changing all doorknobs and hinges, changing outside locks, repairing grout in hallway, rewiring and dimmer switches, changing out toilet seats, installation of canned ceiling lights.

I would highly recommend Dennis and Brad to anyone looking to complete a thoughtful remodeling project and/or building a home form the ground up. Thier workmanship, timeliness, and attention-to-detail were superb.
Description of Work: We contracted Residential Design LLC to replace three large double windows back in the summer. The existing windows were a combination of wood and vinyl and had literally rotted away over the past 15 years. Dennis and Brad found more damage to the sheathing and siding and came up with an innovative, cost-effective approach to repair all the damage without replacing all the siding and doubling the cost of the repair. They installed three high-quality Millgard windows and redid all interior and exterior trim to match. We were so pleased with their work we had them replace the linoleum floor in our master bathroom with tile. That job exceeded our expectations as well. We LOVE our new bathroom. At the same time we had a roofer completing an insurance claim job to replace our hail-damaged roof. During the replacement we had a severe thunderstorm and had water damage to our dining room, kitchen, living room, and foyer. Long story short, the first contractors we hired failed to meet our expectations and after 6 weeks of effort, we fired them and hired Residential Design to finish the job. Following up behind shoddy work is never anything a contractor wants to do, but Dennis and Brad took it in stride and provided us the kind of service we were expecting from our first contractors. There efforts included: general contracting support for sheetrockers, floor refinishers, carpet installers, and air duct cleaners. Specific construction support: drywall refinishing, painting, door replacement, staining and sealing, hanging electrical fixtures, trim installation, and clean-up. Despite the fact that this was MAJOR reconstruction, we never had to leave our home during the process and every day an effort was made to not only protect the rest of the house from damage, but make our home as comfortable as possible during the process. These gentlemen are professionals you can open your home to without reservation.
