John was very thorough in the inspection (he took about 5.5 hours to do it) and his report was detailed and easily understood. Afterwards, however, is where John really shone - he was very available by phone and text to help me understand what he saw so I could move forward with asking for modifications.

John Watson arrived a few minutes late, but he stayed for over three hours and did a terrific job. He started out by explaining the terms of the inspection, and then, within a matter of minutes, he was everywhere at once: opening up closet doors, turning on drains and lights, setting up the radon test.

Once and a while he would stop and describe to me what he was finding; he also showed me several of the issues firsthand, or reviewed them with me from the photos on his digital camera.

He offered very clear and precise judgments about which aspects of the house needed attention immediately, and which were just "iffy."

The report was ready within 48 hours of the inspection, which was a great help in light of the tight schedule called for by standard purchase agreements.

Without this report, I might have faced all kinds of unexpected repair and upgrade costs after closing, so I'm very, very thankful to have had the watchful eye of Amerispec on site. John's report provided the basis for a substantial reduction in the home purchase price in order to make allowance for the needed repairs.

The inspection process was great. John was extremely thorough, pointing out problems along the way. He really did check everything. He was also very good about not telling the real estate agent any information about what he was finding as he went (she stopped by to ask question). She was not his customer, so I pleased to see that he kept the information about the work that he was doing confidential.

My experience with Amerispec and John Watson was great. When I called to schedule the second inspection, his available appointments didn't mesh with the seller's schedule, so the woman who scheduled the appointments switched some things around in order to accommodate us. A day or two after the inspection, or maybe even the evening after it (don't remember), a lengthy report with suggestions for repairs or potential problems and the photos he'd taken during the inspection was emailed to me and my realtor.

We felt John did a very thorough job and would strongly recommend him. He was punctual, professional and was great to answer all of our questions as he performed the inspection. Some of my questions were probably outside the responsibility of an inspector but John was great to give opinions/suggestions that were informative yet still impartial. The printed report was 26 pages long- broken down by categories such as interior, exterior, basement, bedrooms 1, 2, 3, etc. John dug right in to all the hard to reach areas-crawling all through our attic (there are some really tight parts up there) and our cramped little crawl space-he's not afraid to get dirty to find what he needs to check! The report included pictures of any defect/concern to better illustrate it's problem(s). The optional radon test was taken by leaving 2 strategically placed canisters out for 48 hours (this gives a more accurate reading than most instant tests) which were immediately sent out for results. John even pointed out a few things that weren't blatant problems now but might be of concern in time. We were very pleased with his work and would highly recommend him.
