"Paid $375 for a property evaluation that was $250,00.00 lower than what we were being taxed for. After questioning the evaluator, she reevaluated the property to be in line with tax appraisers. Don ' t know if this company is accurate in what they do."

"Mr. Keller was very helpful. He listened to our request and then advised us on the least expensive way to accomplish what we needed. He invited us to send information & photos of the item and got right back to us with his assessment of the sale potential, a ballpark estimate of value, and connected us to an auction business that could sell it for us. He did not charge us for his time at all. We could not be happier—he understood better than we did that we didn’t need full appraisal services and met our needs without charging us (though he certainly could have provided services that were unnecessary for our situation and charged us for them, and we wouldn’t have known the difference). This is the very definition of integrity and trustworthiness! We will absolutely call him again."

Property Appraiser questions, answered by experts

In most cases, installing a tennis court on your property will drive up your property taxes. Property taxes are determined, in part, based on improvements made to your property, which includes anything with a permanent foundation. Since most home tennis courts include a large concrete foundation, your property taxes will likely increase following the installation. A general rule of thumb is that if your project requires permits—like for a foundation or fencing for a tennis court—then your property taxes will be affected.

Yes, a tennis court can potentially add significant value to your home. The increase can be anywhere from $20,000 to $150,000.

Yes, the age of your home can impact its value. However, age is just one of many factors that will have an effect. An older home may be perceived as needing more work and maintenance, but if you’ve kept up with repairs or done any renovations, this will increase its value. Buyers will also consider the size of the house, location, and how nearby homes are priced. Lastly, value also depends on whether it’s a buyer or seller’s market.

The condition and appearance of your yard can affect your home appraisal value. A well-maintained, attractive yard with curb appeal adds to a property’s value, while an overgrown, messy, poorly maintained yard can hurt your home’s appraisal. Even small cosmetic improvements to your yard, like adding mulch, trimming trees, and cleaning out plant beds, can help your appraisal value.

In short, yes, a pond can add to your home’s value. However, whether it adds value will depend on the condition and aesthetic of your pond. Having this feature already built into a yard’s home can be appealing to homebuyers who value its aesthetic and would prefer not to build it themselves. But if it is not kept in good condition, it could turn buyers away.
