Hiring Peacock was one of my biggest regrets as a homeowner. The list of issues since I decided to work with them grew each day that they worked on our project. I hired them even though their prices were higher than most but I was reassured that their craftsmanship and process was above everyone else’s, that they were thorough in the proposal process so they would limit change orders and unforeseen costs, etc. This turned out to be false. I hired them because they were available when my other options were well booked out. -We signed an agreement after meeting with Michael, ones of their sales guys/designers and talking more about our project. This agreement included an estimate of the work discussed including a deposit for the design portion of our project based on this estimate. The price was higher than most but within reason, but he reassured me that they were the best. After going through the process of design and selections, they delivered a final proposal that was well over double the estimate and well beyond reason. They claimed it was because of the design/selections we went with. I questioned why they would show us selections that would put us outside of the estimate after being extremely clear that I was counting on him to help us keep it close, and I never really got a clear answer. Just an attempt to gaslight me into thinking that this was somehow my fault. I was out the design fee if I walked and we decided to cut out most of the kitchen portion of our remodel and focus on the rest of the updates we were contracting Peacock for. The price was still relatively high, but again this was during a time when contractors were difficult to book sooner than later. -I signed not one but TWO change orders during this project, one of which was for drywall I believe should have been covered by our proposal. We talked at length before the project about this particular wall and how the header and drywall would likely need some work. Drywall was in the proposal “as needed” and apparently this wasn’t covered under that clause. I wanted to keep the project moving so I signed it. -They misordered my picture window and it significantly extended my project. -Several times I was told during the course of my project when there were days when nobody would show up, that it was difficult to get guys out here because I’m “out of the way”. Incredibly disappointing to hear considering the price I paid. Not only that, but they would often send helpers or new guys out to work by themselves, they’d do a poor job, and then id have to have someone else come out and fix it. This was true for a good portion of our baseboards and the exterior trim for the picture window and sliding door. All in all, the project manager or general contractor were rarely ever here. I was the one having to check all the work. -The paint job the original painter did was awful. I cannot truly express how poor of a job it was. They got paint all over the crown moulding and our wood beams, sloppy cut-ins, super poor prep. It looks so bad, even after they came in and “cleaned it up”. I was told they are no longer working with that painter. They sent a new guy in to do touch ups after they fired that company, and it did not change the quality at all. There are cracks all throughout where they did not prep correctly, sand old paint that was under the wallpaper they removed, they did not do the drywall as needed to prep the surface to paint-ready as their proposal said they would. After 3 attempts to let them rectify, I have given up. -After my project with Peacock concluded, I started a bathroom remodel with another builder. During the project it was uncovered that we had a slow leak and some water damage that extended out into the hallway and closet where Peacock installed new flooring. I was told by the remediation specialist that this issue had been going on for quite some time, and without a shadow of a doubt that Peacock would have seen the damage while installing the flooring. They did not alert me to this at all and put down the flooring. I notified Peacock of the issue, and they originally told me they would not do anything. I finally got them out here to check out the flooring. Rob argued that his guys would not have installed flooring ontop of the damaged subfloor. I told him it was subcontractors that did our floor and he argued with me again that it was not. I provided photos I had taken of the subcontractors working on our flooring, where you could also see the discoloration along the hallway walls where the water was soaking the subfloor (something I didn’t catch originally because I wasn’t looking for it and only snapped the photo to show my wife the progress). After that, they agreed to take up the vinyl flooring and underlayment they installed in that area, to be replaced by them after remediation. The flooring was already so disgusting underneath and it was clear that the negligence here posed a potential health hazard to me and my family. After remediation was completed and new subfloor was installed, Peacock sent someone out to replace the vinyl flooring we pulled up. After they left, I realized they installed the same vinyl flooring that was sitting on top of the rotting underlayment and put in my garage. Not only that, the re-installation of the flooring and baseboards in this area was done poorly. It’s at this time, I have given up on letting Peacock remediate their poor work. Out of all the issues, this is the most egregious. There are WAY BETTER builders in our area charging reasonable prices for exceptional work. We worked with Capstone on our bathroom this last year and it was an incredible experience. I wish they were the ones to do our project we did with Peacock, but were unavailable at the time.

"Thank you for the frank feedback. While we disagree with several of the points brought up in your review, it doesn't make up for the fact that you were disappointed in our process and work. For that, we apologize for not meeting your standards."

Never got past the estimate and design phase of the project. As someone who built houses for years this company strikes me as odd. I understand the business and the work involved. We settled on the design and everything was picked out. The original estimate was more than 2 x our original budget. I was told that peacock does not itemize or breakdown costs so there is no certainty as to how your money gets spent. After going back and forth for weeks, I never got an explanation that was satisfactory as to why I could not find out how my $166,000 would be spent. So we backed out of the contract and will find someone else. We lost $900 dollars in the process for the design fee. Overall, disappointing experience and would not recommend anyone that wants transparency in their project.
Response from Peacock & Co Inc
"We appreciate the candid feedback. Our process involves providing a very detailed proposal that spells out each step of the process, materials specified, and other information to describe how we do our work. We also work with our customers up front, often under a design agreement, to provide a firm price for the project based on this proposal. While we try to provide cost guidelines early in the process, we are not able to provide firm pricing until we have gone through the design process. We're sorry that our pricing was not within your budget for this project."

Overview: The work was well done, but it was much more expensive than expected and the overall experience was stressful and difficult. Once the work finally started, the construction manager was incredible. He did an excellent job and listened/responded to our requests and concerned. Getting to that point, however, was not at all easy or smooth. The new bathroom is beautiful but I'm not at all sure it was worth all the hassle and the hefty price tag! 1) When we initially talked with the project manager, she saw no problem with what we wanted, and when the owner, a construction manager, and the project manager came out to see the work site, there was no mention of a problem. However, we suddenly got a letter saying they had decided against doing the project -- no explanation whatsoever. We had to speak directly with the owner to get an answer -- it was not feasible. No discussion prior to their decision. 2) After we changed our plans, they approved the project and we began looking at fixtures and ceramic tiles they recommended. We were stunned when we received the estimate, which was significantly higher than we'd anticipated and provided absolutely no detail whatsoever. We requested repeatedly to have a more detailed estimate, especially of prices for things over which we had control (selection of tiles, fixtures, options) and were finally provided with a breakdown of some of the costs but not what we were after. We had to go on-line to get the prices of the fixtures and visit the distributor to get prices on the tiles (and discovered a vastly less expensive option for the decorative tile than what we were offered at the Peacock office). We also were able to modify our selection of fixtures to less expensive options, but only after realizing the high cost of what they had suggested. 3) They also seem to have a problem with turnover of employees: we started with one project manager, who then left and was replaced with another before the project was even scheduled. Three months later, we noticed some issues with the shower doors and discovered that project manager #2 has also left, so we're dealing with #3. Each has been responsive and helpful, just not long-term! The worst occurrence was when, only 24 hours after meeting with the owner, project manager, and the person slated to do the work (and the evening before constructions was to begin), we were told that the the construction manager had quit that afternoon. As a result, we had a 10 day delay in getting the project started, after an earlier delay of a week. 4) Once the project was started with a new construction manager, it progressed smoothly and the work was done very well -- we were pleased with his work and his oversight of the subcontractors. 5) As others have commented, the owner truly is his own worst enemy when it comes to overall customer satisfaction!
