Certified Home Inspections of Northern Indiana LLC

After being in the house for less than 2 months, I have found multiple items that were not discovered/reported during the home inspection such as a major roof leak resulting in water damage to the floor and walls, a leaking toilet resulting in floor damage and many other smaller items that have required time, money and contractors to repair that I would expect to have been found by a home inspector. I am very disappointed with these discoveries after less than 2 months.

The inspection report was easy to understand, and photos were provided to support the findings. I was not pleased that they didn't report dry rot in the basement as a result of previous water damage.

I was very happy with their service. We had a storm at the time and they were very flexible with he problems that they created.

They were very thorough and the information that they gave me about the house was very detailed just to know if there was anything wrong or if there was, which in this case there wasn't, it would have been on the report.

The report I received was very detailed and professional included photographs of any areas of concern.  In general was very pleased with the thoroughness and time he took to do a complete home inspection.  Would recommend them to anybody looking for a home inspection.

Overall, it went well.

The company has a user friendly site and communicates well.  Will was professional and courteous.  He walked us through problem areas and even replaced a blown fuse in the furnace so he could check it out.  Was greatly impressed.  Got the home inspection report the next day and the radon test the following day.  They sent copies to both us and our realtor.

Smooth, professional and detailed

I should note at the start -- both homes were vacant. Both times Will arrived well before the scheduled inspection to go through the house and get a feel for it. For the second house, he actually arrived a few hours in advance so he could give the roof a thorough review following the day's rainstorm. He went through every room, tested plumbing over time (leaving water running while he reviewed other areas), and every step of the way pointed things out to me, offering suggestions on things to consider to improve safety or lower utility costs, well above and beyond the sort of thing that ends up in the final report. It was very thorough -- we were there for several hours (3 and a half on the first house, probably 5 or 6 at the second, not counting the 2 hours he was there before I arrived) on both occasions. Will knows his stuff very well. I received the inspection report as promised and was wowed at how detailed it was, and how easy to work with. Everything was nicely labeled with photos and arrows pointing to the problem areas within the photos. I've seen inspection reports from a few friends homes in the area, and none of them were anything close to CHI's. While they're certainly not cheap (but then, no home inspector is), they're excellent, and I received a solid value for my money.
