We had a new roof installed 3 months prior to inspection but Kenny told us that we needed the roof to be redone because our roofing company had done a bad job. We had a roof contractor check the roof after Kenny inspection and were told that there were a couple of errors in installation but they were minor and a new roof wasn't needed. Kenny also indicated that we needed new outlet covers because ours were plastic and kids could shove knives in them and get electrocuted. Those were his words verbatim. Really? Is that warranted in the report ?He also wrote us noticed a missing piece of laminate in a closet which prompted a questiona as to why there is having laminate over the hard wood. Why is that he said in his report? We have no idea since it was that way when we bought the house. Again? Really? Do you write up houses that have carpet over hard wood and wonder why? I could go on and on with some of the ridiculous items that Kenny included in his report. However, the most glaring issue I had with Kenny was his inappropriate comments that were racially insensitive. Our potential buyer was African american. Kenny told her that the hood vent was too low, and she could catch the house on fire when she made fried chicken. She was very uncomfortable after that comment as were we. We should have stopped the inspection immediately after that comment and sent Kenny packing,but we didn't . Since the inspection, we have talked to others who told us that Kenny has sabotaged many a sale with his inspections. Kenny says he works for the buyer, but in my opinion, he is hurting buyers because they are losing out on good houses as a result of his inspections. They just think the houses are s*** because he says so.
Kenny was on time and he confirmed the appointment time.
He was neat, organized and wearing a shirt with a company logo (which indicates professionalism to me).
He took lots of photos of the roof. He was careful with the ladder and with the shrubs near where he placed the ladder.
He promised the written report would be emailed to me by the next business day and he kept his promise.
Kenny's report was detailed and his written descriptions of the problem areas were thorough.
Kenny was on time, reliable and delivered what he promised.
The provider did a home inspection for one of our clients. When we called for clarification on the report to have better understanding, so we could assist our client, he was EXTREMELY RUDE! He hung up on my wife twice! He hung up on the agent! Used profanity a number of times toward my wife! Though his work was average, he will not be used by me ever again!
My wife even emailed him to try to have a professional conversation with him and he was very rude and called her crazy! Said he didn't care about the Board of Home Inspectors what they thought, though they provide him the opportunity to have a job. He called REALTORS a**h***s.
Though he has been in business a long time, he was unprofessional and I cannot recommend him to do anything to anyone! I am encouraging my wife to file a complaint with the Board of Home Inspectors, as well as to the Kentucky Real Estate Commission, and the Better Business Bureau for his ridiculous behavior.
His actions were because a new agent asked him, what do you mean by a particular phrase. Instead of helping her or taking a moment to answer, he hangs up. Very unprofessional! When the Principal Broker/Owner calls to ask questions, he hangs up again! Cussing at my wife...I am so mad, I just want to confront him face to face but am afraid I would lose my temper over the way he spoke to my wife! and use physical actions! Instead, I am writing this lengthy discussion of why I will not use or recommend this person.
