Eric was nice and some of his inspection was good, but here is why I cannot recommend Eric of Engineers Home Inspection. First of all, my Realtor, Patti Sprakfa Wagner of Weichert Realtors recommended him and because she turned out to be a very dishonest Realtor, it might explain why many things were overlooked. While Eric was inspecting our home, he should have had me follow him around to go over things. But instead I got to the new home ON TIME, and instead found my Realtor and Eric had already started without me. He had already inspected the garage and was in the attic when I arrived. I'm your customer not the Realtor. Why start without me? When he came down from the attic, he pointed out "potential" problems and said just to find out who did the work up there and maybe it was for a good reason. When I received the report and shared it with a carpenter and architect, I was told that it was a $10,000 repair job. The Sellers refused to let us return for a more thorough inspection. 2nd, the dishwasher was noted as having a loud noise and possibly because of how it "fit in the counter," according to Eric. After moving in, the first time using the dishwasher, it leaked badly. So we wonder if it leaked on the inspection. Can it be a coincidence that it leaked on Day 1 of moving in? It turned out that the dishwasher was just too old to repair and needed to be replaced. Reason for loud noise -- old not bad fit. 2nd, our washer flooded the basement on 2nd washing. All the piping had to be redone. Eric just noted that the size of the pipe was not up to code. That's it. That was not the whole problem and he missed it. It was a costly error. 3rd problem: heating was never turned on to see if it indeed even worked! We have both radiator heat and a small area of radiant heat. How this KEY detail was not performed is beyond inadequate as an inspection. The radiant heat thermostat indeed does not work properly. Also, the radiator in the bathroom is insufficient not just "dusty with bent fins" which is all he noted. 4th, I found that Eric did not move items that the Seller piled up in front of areas. Now, I know that that was a Seller's move to hide problems. My Realtor didn't say anything (because she worked for the same Realtor company as the Seller - Weichert) and she didn't say anything when Eric didn't move anything. At one point, I moved items. Me. I've had inspections done before. The inspector moved items. We found cracks in the garage walls that were covered up (the area he inspected before I got there). Eric should have at least POINTED out that the items were blocking the area and there could be a reason for that. Finally, the floors were covered with rugs but upon removing them later, they were in much worse shape then Eric noted. Eric either leans on the side of a bit low-quality (not moving things; not checking all things thoroughly) or he is in cahoots with the Realtor. Or maybe my Realtor scheduled him earlier because she knew of problems. I don't know. I never will. But maybe she recommends him because she knows him to miss things that could stop or slow down a sale. All I know is that some things were missed. Sorry Eric, but I do believe it is important for me to be honest in my review.

Eric is beyond great!  He is very knowledgeable and is an expert in his profession.  He did a thorough job and would periodically stop to show me this or point out that despite the fact that everything was going into a report.  His fee was very reasonable - cheaper than the home inspection I had done on a smaller house over 7 years ago.  Because the water couldn't be checked at the time of the inspection, he volunteered to come back out once the house was purchased to check the water and plumbing.
The report he provided was detailed, very easy to understand and even had marked-up pictures to better explain what the issue was.  I had the home inspection emailed to me within 14 hours of his leaving the property.
As if all that wasn't enough, when a possible issue came up with the structure of the house, I called Eric to ask his opinion on what he thought and if he had seen the same thing during the inspection.  He took his time to check his records and then without a second thought volunteered to come back out to the house with me to take another look.  He again took his time at the property to check everything and talked through several scenarios with me.
He took things even further when he offered to come back yet again when the old siding was removed from the house to check the structure more thoroughly.

Eric showed up dead as nails on time and proceeded right away. His professional speaks for its self and becomes apparent within 10 minutes in. I Have a very keen eye and he spotted things that I missed. He brought 2 pairs of shoes one for inside and one for out. He fully detailed any issues and answered all my return questions and even paused so I can write things down [I like to Google and learn about things immediately]. The actual report came via email before the sun rose the next morning fully stocked with detailed pics, a few checklist to help on walkthru as well as color coded serious to minor pproblems grouped accordingly to help you decide on whats a issues and what can be passed. Eric actually did my bestfriends home for another buyer and my friend was so impressed he rec'd him to me. He even was able to confirm with listing agent the availability of the time slot I chose [me, my realtor and listing agent got things mixed up] to make sure property was available and even gave me a courtesy call back to let me know we had green light.

My husband and I were very impressed with the level of detail of Eric's inspection. He was very detail oriented and also provided us with a professional, detailed property condition report. Overall, we felt very confident on our purchase after his inspection. While he found no major problems, we plan on tackling the minor items he found after we get moved-in and settled. Eric was very professional and also spent time on-site explaining and showing the items which he found. We will definitely use him again in the future and would highly recommend Eric!

He did an extensive and careful inspection of the exterior, despite the cold and snow. He was very thorough and willing to answer questions both during the inspection and the next day when I called to ask follow-up questions. He explained things in simple terms but did not condescend.

Eric climbed a ladder in the freezing rain to check the roof and upper windows. He brought different shoes for the inside, so he didn't track water and snow in. He pointed out many things I would never have noticed, and answered any questions we had about the way things had been done in the house. Very knowledgeable and helpful. Professional report with photos of any questionable items, along with locations of shut off valves, gas hook ups, etc. I will actually keep his report for future reference.

Eric is amazing. Very knowledgeable and professional. Left no stone unturned but doesn't speak to areas that are not his expertise either (ie. septic) Gave us very thorough inspections and pointed out things so we could anticipate costs in the future. Lots of maintainence tips also. His inspection report is top notch and included color pictures with action items. We really enjoyed working with him and have recommended him to several friends who are buying homes. You can't go wrong with Eric!

Eric showed up right on time. He threw on his tool belt, grabbed his ladder and bag, and away he went. Eric was extremely detailed and thorough. He walked me through all the small details on the house even taking extra time to teach me about several aspects of home ownership I was unaware of. After the inspection was complete, he sent me a full detailed inspection report the next day that depicted all of the work he did including pictures.
I would use Eric again without hesitation.

The weather is really bad on the service day and Eric is on time. He did a professional jobs. Since we are the first time buyer,for each inspection he did, he explain to us clearly and also advise us how to fix. That really helps us a lot! Highly recommended!

Eric was pleasant and professional from the initial phone call to get a quote and schedule the inspection, to the receipt of the detailed report that was received in a very timely manner. Eric was not only on-time, but a bit early and got started immediately. He was INCREDIBILY thorough for everything you could think of (and even some that many people may not consider to check) for the home, garage, grounds, and appliances inside. Although Eric was professional and technical (yet didn't use confusing jargon) he was also personable and made compliments and comments about the features of the home, which was nice to have an unbiased person's opinion of the structure. Eric's in-depth inspection resulted in a detailed inspection and report which was coupled with pictures used to support the findings/statements listed in the report. The visual evidence and suggestions/recommendations were first listed by room, with each room and the inspected elements having a and quot;satisfactory, marginal, or poorand quot; qualification, then a brief description as needed for structures/features that were marginal or poor.
All of the information was neatly summarized on the last few pages so that it was easy to find all areas of concern, categorized as and quot;marginaland quot; or and quot;poorand quot;, which made is SUPER easy when asking the sellers the make repairs prior to us purchasing the home. Luckily, the home was in good condition, yet had quite a few minor and quot;poorand quot; and and quot;marginaland quot; marks, and this helped prioritize what we wanted the sellers to repair, and what we felt would be simple to do on our own.
One MAJOR repair, which we did not expect the sellers to complete was a complete replacement of the roof on the 3-car garage! I truly believe that Eric's recommendation of the current condition of the garage (having multiple layers which seemed to be causing the walls to shift and create a gap in the cement walls) convinced the sellers not only to do the repair/tuckpointing needed for the walls, but to replace the entire roof as the tuckpointing was only a temporary fix.
I couldnt have been more pleased with the price, experience, and results. Eric did the inspection on a Saturday morning and although Monday was a holiday, still emailed a 40 page inspection report to us that morning.

He came out to inspect a home my family was interested in purchasing. He was very detailed and pointed out many things that were not listed in the sellers home inspection from 8 months ago (it was provided by another company.) He also explained things to us, and did not flinch when we asked questions. He came prepared to look at every inch of the home, including plumbing and appliances. He had a ladder, and was actually already on the roof when we arrived. When on the roof, he conducted a very detailed check for signs of leaks and moisture, as well as the quality of previous repairs. In addition, he checked out the wear on the shingles, gutters and downspouts. We had a report with high quality digital photographs of everything we needed to address, with detailed documentation of the problems. We were pleased beyond belief. Also---the seller's agent actually called Eric to question why he found so many questionable things, when the home had been inspected by another company 6 months ago.

Eric was very knowledgable, professional, and courteous. He took extra time to point out potential future problems and maintenance tips. He also went into extra detail on how to save on heating and cooling costs, plumbing problems, mold prevention, and even how to patch a small cement hole that the current owner was unsuccessful doing. I would definately use Eric again and highly recommend Engineers Home Inspection.

Needed roof certification, and other things to meet the requirements for FHA. Eric was prompt, on time, and courteous. He was very accomodating to my needs. He had to come to my house a total of 3 times, due to FHA requiring more things after the initial inspection, and did so without hesitation. Would highly recommend his services to anyone in need.

This was the second time we used Eric. He saved us from buying a money pit the first time. This time he saved us several thousand dollars when we renegotiated a selling price based on his report. I have worked in construction for over thirty years and never thought I would need someone else to inspect a home for me. I would never buy a home without an inspection now. Great job! Eric Tobey showed up on time and spent about 2 hours checking every nook and cranny of this small condo. He noticed small inconsistencies such as Air Conditioning Unit in basement being 20 amps, and the breaker for it in the fuse box upstairs being 30 amps. He got on the roof and checked it thoroughly. He showed us how to work everything, how to change filters, etc. Very respectful of the property and made sure that he put back everything the way he found it. The day after the inspection he presented us with a very professional report, including digital pictures with arrows pointing to the things that needed attention. Very profession, nice guy. I had to reschedule at least 3 or 4 times because the seller kept changing her mind, and he was very patient and nice each time I called. Highly recommended!

I was very pleased with the quality and detail oriented report this contractor gave me. It included very good quality digital pictures with explanations and easy to understand advice on what to do.
