He was very thorough, thoughtful and professional. We ended up needed some additional testing done to our septic/well and there was a time crunch for closing. He was able to help us out in a lurch to get the testing done. I am very impressed with his Home Inspection and would recommend him in the future.
Steve was very professional and was on time to the inspection. He seemed knowledgeable as we went through the house and provided a detailed report with pictures. We were initially very pleased with the inspection.
It wasn't until after we purchased the home and moved in that we discovered that he had missed so many things!
It turns out that the kitchen had a hole in the floor and that the subfloor surrounding the stove and refrigerator was rotten and crumbling. We noticed the movement in the floor and even discussed it during the inspection with Steve, but he assured us that it was nothing to worry about. The movement of the kitchen floor was definitely something to worry about if we didn't want the appliances or people falling through to the basement. The subfloor was literally crumbling into the basement as we removed the vinyl flooring to figure out why the floor was moving so much.
He also missed the window problems in the basement. There are 4 windows total in the basement and he only noticed that one of them needed a steel plate put in because the wood brace above it was sagging. He didn't notice the other windows that wouldn't even open because of the sagging braces.
Last was the laundry room floor. During the initial inspection he missed the 4 inch drop in the floor from one side of the room to the other. One corner of the room gradually dropped down from all of the others until it was so far down that the baseboard had 4 inches between it and the floor below. We contacted Steve about this after the inspection and were told that it was probably just normal settling. It is not normal settling and our room is lopsided with potential foundation problems that have yet to be diagnosed.
We knew the house had some challenges and needed updating when we moved in, but we would have been in a much better position to negotiate some of these repairs with the sellers or found a different house if the inspection was as it should have been. This has already cost us thousands in repairs that we were not planning on, and has the potential to cost us thousands more once the foundation problems are inspected.
We were told that inspections don't catch everything and that he was here to essentially just do a general overview and test drive. We signed the papers acknowledging that we understood that, but I refuse to believe that a general inspection wouldn't have come across these things, especially since we discussed and asked questions about them during the inspection.
A home is a very large investment. Make sure you have a good inspector.
In March of 2015, I was selling my house in Hendricks county and he willingly and promptly answered questions that I had in regard to that property even though he did not perform an inspection at that address.

Yes we have many resources, so rather than simly providing you with a "list of defects", we often times can help with recommending professionals to further evaluate or repiar things that we find during an inspection. Particuarly when it is a pre listing inspection or homeowner inspection."
"This member did not know to order a mortgage inspection for her lender. Unlike a lender, we are not in the business of providing documents for the closing of a loan. We can not provide un-bias reports when a lender dictates the timing and the type of report we provide to our clients. When the member called our office last year, she ordered an ASHI home inspection for the condo she was considering. Our service exceeds the State Standards for Home Inspection property condition reports. After we completed that service, her Realtor met us at the inspection and the member was informed that our standard service would not meet her needs. The member then ordered an Indiana Housing inspection to meet the needs of her lender without offering to pay the additional fees. Unfortunately for her I am not qualified for that program. There is only one inspector in our company who was active with that program. We made several attempts to submit a report to her lender. Each time we submitted her report to the lender they took several days to respond. Only then would they informed us of further edits to the form or amendments to the program that we were not aware of. Since the lender did not take the time to review the entire report at the first submission, it was our impression that the lender was not motivated to make this loan to this member and was quick to put the blame on us. It was very frustrating. Our service is to provide property condition reports according to State standards. That service was ordered, completed and paid for on-site at the time of the inspection. During this inspection service with this member we found that the Indiana Housing inspection form no longer meets the State standards for a home inspection. So we waived her inspection fees and withdrew from that program."
"AS A RESULT OF FIVE ADDITIONAL ON-SITE CONSULTATIONS TO THIS HOME AFTER THE HOME INSPECTION AND NUMEROUS PHONE CONSULTATIONS WITH HIM AND HIS INSURANCE COMPANY AND HIS ROOFING COMPANY - HE RECEIVED A NEW ROOF ON HIS HOME AND ON HIS GARAGE. WE DECLINED HIS REQUEST FOR A REFUND SINCE HE DID RECEIVE BENEFIT FROM OUR HOME INSPECTION SERVICE IN MULTIPLE AREAS INCLUDING INFORMATION OF AN 18 YR OLD ROOF WITH DEFECTS AND PAST SIGNS OF WATER INTRUSION IN THE BASEMENT. ACTIVE RAIN AND THE ASSOCIATED FOUNDATION LEAKS WERE NOT PRESENT DURING THE DAY OF THE INSPECTION THAT WE PERFORMED DURING A DRY PERIOD IN MID SUMMER. IT WAS OUR POLICY NOT TO REPORT ON PAST SIGNS OF MINOR HAIL DAMAGE. THEREFORE WE DID NOT REPORT ANY HAIL DAMAGE ON OUR INITIAL INSPECTION. NO SIGNS OF A MAJOR LOSS FROM A HAIL STORM WAS PRESENT THE DAY OF THE INSPECTION. SINCE THIS HOME WAS OUR FIRST EXPERIENCE WITH CATASTROPHIC HAIL STORM DAMAGE WE FELT IT WAS IMPORTANT TO LEARN FROM THE PROFESSIONALS INVOLVED SHOULD THIS TYPE OF WEATHER OCCUR IN THE FUTURE. INITIALLY THE INSURANCE COMPANY DECLINED THE CLAIM AS THESE PROFESSIONALS HAD SOME DIFFICULTIES DETERMINING THE EXTENT OF DAMAGE AND WHICH STORM CAUSED THE DAMAGES. IN THE END IT WAS MY UNDERSTANDING THAT THE INSURANCE COMPANY DID NOT COMPLETELY PAY FOR THIS REPAIR."
"NEITHER OF THEM ATTENDED THE INSPECTION. THEY FAILED TO ACT UPON SEVERAL ITEMS LISTED IN OUR REPORT BEFORE THEY MOVED IN. SPECIFICALLY, OUR REPORT LISTED SEVEN ELECTRICAL DEFECTS BOTH WITH THE MAIN BREAKER BOX AND THE BRANCH CIRCUIT WIRING. SEVERAL OF THESE DEFECTS WERE NOT REPAIRED AND LISTED ON THE SUBSEQUENT INSPECTION 10 MONTHS AFTER THEY MOVED IN BY ANOTHER INSPECTION COMPANY. ONLY AFTER THE 2ND INSPECTION WAS A LICENSED ELECTRICIAN BROUGHT IN TO EVALUATE. THE CHOICE TO EVALUATE AND MAKE REPAIRS 10 MONTHS AFTER PURCHASING THE HOME IS OUTSIDE OF THE TERMS OF OUR CONTRACT."
