I checked Angies list before selecting an Inspector, and having done this several times, I wanted to be sure I got someone good. I notices Pillar to Post had some uneven reviews, but that all the reviews that had Steve Kinney as an inspector were fantastic, so I specifically asked for Steve, and scheduled when he was available.
Steve was at the condo before me, and started, as we had agreed. Once I arrived, though, he stopped, and took time to explain what he would be doing, and how. He suggested I look around, and point out anything that caused me concern. As he worked, I found a few things, and Steve came to check them and made sure they were on his list as he went through the unit.
He also offered a tape measure for me to use (this was great, because I didn't bring one, and did want to measure the interior doors for replacement!) How did he know!?
I've had several inspections in the last few years, some where I'm selling, some where I'm buying. While Pillar to Post is quite a bit more expensive than the average inspection, I have to say, this was probably the first inspection I felt really good about. Steve explained everything, and showed me specifically where issues were. In addition, I got a nice binder with pictures, etc, and I'll get an electronic copy later tonight. Finally, the mold, air quality and lead tests take a few days, and I will get those results next week.
It has to be said that Steve must have been a contortionist in his past life. He was able to squeeze into an attic access that was located in a closet and could not have been any larger than 18" x 18". Also, he actually seemed happy when the time came to enter the crawl space and attic.

There was one issue that Steve identified that was not "real." He identified a bay window as a bump-out addition and stated in the 1st inspection report that it possibly needed repair but needed assessment first. I agreed with that. And it did need assessment, so he wasn't wrong about that. However, after I hired an engineer to assess, it seems that the window is not an addition and has no problems. My problem with the Inspection Report on this window is that it was identified as the major problem with the home and distracted us from the REAL major problem. This bay window caused the 2nd inspection which was totally unnecessary in the end.
The major problem was discovered after living in the home for 1 month. The major problem was that the septic system did not function, period. In fact, there was standing water above the septic all along, even for the inspection. If the septic had even been located during the inspection, then the problem would have been uncovered. We ended up spending $12,000 on a sewer connection which was completely unexpected, just one month after purchasing our home.
Another issue with the inspection was a brick facade that I pointed out was a cold-joint and disjointed during inspection. The Inspector stated that it was not as it seemed, but rather just measured wrong on the addition. A professional mason later pointed out that this facade had moved, in fact, and would need repaired eventually.
The inspection of the main home's roof and gutters/fascia was done with binoculars from the detached garage. I wish this had been my #1 complaint in the end. I found this odd at the time, and even worse later. Firstly, this prevents inspection of half the house, only one side can be seen from garage roof. Secondly, details are missed through the binoculars. In fact, there is deterioration of brick and mortar along the chimney and facade where the Inspector should have seen even with his vantage point of the garage. The Inspection did not reveal this. I will be paying for this repair in 2013.
Real problems were not found and non-issues came to the forefront. That is my problem with my inspection experience with Pillar to Post.
