HORRIBLE. They consistently paid me 60 to 90 days late. In October 2016 they bounced a check to me for $385. They charged me $56 to change two light bulbs in the house. They place a 10% service fee on TOP of the overpriced handyman services (which is a subsidiary of theirs). They only provided unbelievable excuses over and over again. Unless I asked for my owner distribution checks to be mailed, I would RARELY get them on time. 95% of the time they were paid 60+ days AFTER the rent was paid by the tenant. PLEASE do NOT use Shallenberger Realty Management in Kokomo IN. There are far better options in the area. The photo attached is how they "fixed" a lock on a window. They drilled into the sidewall, and into the sash. They used two small screws to hold this in place. This is NOT how you repair a lock on a window. This isn't even a window lock, and this is NOT what was there before. There was NO lock there before, the lock is at the bottom of the sash - not on the side of the window like this. Lazy and unprofessional.
