I met the inspector at the home. He started out by setting up the report on his laptop, somewhat a waste of time. This should have been done before arriving. Did a walk around the outside. He climbed on a ladder to look at the roof, but never got on the roof to inspect it all. Pointed out obvious defects, concrete cracks, in sidewalk and driveway, front door damage to the sill. We then went inside to the basement, where he started looking at the sealed sump pump and pit, I asked him why there was an open pipe right above the sump pit, his answer was I do not know. I finally had to pursue and it was a vent pipe for the sump, something he should have found by himself. Moving forward I had to leave to go to work. After getting a copy of the report, nothing major was noted. So when I move into the house, we have to replace both garage doors in December (2 months after moving in), due to the door frame being busted. And I had a local Septic installer come and check my septic and he wanted to know why the perimeter drain, and down spouts where going into the Septic tank. So I am just saying Buyer beware with using this company. They find the small stuff, but do not identify major items that should have been found.
This inspection company also did an inspection on the house I was selling about 2 weeks after I had paid them to do the above for me. I was not present, but my son and daughter said he saw the inspector pull of the siding on the house (he grabbed a hold of it and got back on his heels and laid into they said), he also touched batt insulation on the crawl space that had been in place several years and every place he touched it fell down due to aging. So again, be careful and watch this company anytime they are in your home or doing work for you.
