I moved into a rental property at 1212 E. 49th Street, owned by Andrew Christiansen (PumaCub Properties), in May of 2011. My roommate at the time and I were promised that a privacy fence and a security system would be installed before our move-in date, so we signed the lease for $700/month. Unfortunately, neither of these things had been done before we moved. Andrew did agree to pay for the installation of the ADT security system after we scheduled a technician to come out and provide us with a quote. However, he continued to say that building a fence was too expensive, even though he knew that I would not have signed the lease if I hadn't been promised a fence for my golden retriever. We had numerous problems at the house within the first 6 months, none of which were addressed with any urgency by Andrew. There was a very serious leak coming in the bathroom that flooded our floor and ran into the basement. We had to wait multiple days to have someone come fix the problem, with towels covering the floor and water leaking onto our belongings downstairs, and he even told us that we were ?lucky? he would pay to have that leak fixed. Later, the kitchen sink would not drain and we could not use the dishwasher. Andrew put off having a plumber come out to fix the sink for over a week (with standing water and no functional way of cleaning dishes); and I then had to call a plumber myself and pay for the service of having the sink unclogged. We were also told that he would have someone come re-paint the basement and repair damaged parts of the wall from water leakage. A friend of his came with multiple gallons of paint and materials and left them in the basement, but never returned to do any of the work. After our 6 month lease ended, my roommate moved into a different house and my fiance and I had planned to find a new house as well. Unfortunately we could not find a suitable property after many showings had fallen through ? and we called Andrew to talk about the rental property. I told him that if a fence was installed before we signed a new lease, we would stay to save ourselves the trouble of having to look further. He did finish installing the fence, although it used approximately 20 feet of the neighbor?s old, torn apart fence that my dog could easily fit through. After calling to ask him about repairs, he had someone come out to place new pieces of wood over the rotten ones and called it finished. He also raised our rent from $700/month to $800/month to help pay for the fence that he had promised me over 6 months before. My fiance and I decided to try to make the house a nicer place to live and painted the living room, added new plantation blinds and a new detachable shower head. Andrew told us that he would have a garbage disposal added to the kitchen sink, as well as have new bushes and trees planted in the front yard. Needless to say, he never followed through on any of his promises. In addition to this, he ?lost? my rent check on 3 different occasions and called on two separate occasions to tell me that he didn't receive my check, even though it had already been deposited. After I told him that it was taken to his bank and deposited by someone, he suddenly remembered that he actually did receive the check and claimed that he was just unorganized. My fiance and I could not wait to move out of the house and started looking for a home to buy. We found a home and contacted Andrew to tell him that we would be vacating early in order to close on a house in June of 2012. He immediately became angry at us and said that he never would have had a fence built if he didn't think we were going to stay. After threatening not to return our security deposit, he said that if we found someone to take over our lease, he would let us out penalty-free. We posted ads on Craigslist and Facebook and had numerous responses. We had multiple people come to look at the house and take applications. One couple in particular filled out rental applications and emailed Andrew to tell him that they were able to pay their security deposit ASAP. Andrew proceeded to ignore this couple as well as ignore my emails, phone calls and voice messages. After 7 days of no response, he called my fiance to apologize for being out of town and sick, and not being able to return any messages. Unfortunately by then, the couple did not feel comfortable moving into the house after being ignored by the landlord for a week. After many more showings, we found another couple to rent out the property and take over the last few months of our lease. We completed a walk-through of the house with Andrew and he stated that the house looked great and would be returning our security deposit shortly. We waited 66 days to receive our deposit check from him, even though the lease clearly states that he has 45 days to return it. Not only was he 21 days over his contractual obligation to us, we had to go to his house to pick up the check. Upon arriving at the agreed upon meeting time, we learned that Andrew was not at home and had to wait even longer. He took $275 out of our deposit for reasons such as ?the house needed to be wiped down?. We received no check list of items that needed attention or any legitimate description of why our deposit money was taken. When we approached him about the amount of money taken out he said we were lucky to get that and threatened to cancel the check all together. I cannot fail to mention that Andrew also owns a landscaping business, Turf Dogs, yet the yard of his rental house was completely overgrown with weeds and poison ivy. Renting this property from Andrew has been an overall terrible experience and I do not recommend his company to anyone. He lacks any sense of common courtesy, respect, trustworthiness or professionalism. Please save yourself the exhausting hassle of working with Andrew and his company and look elsewhere.
