Literal fraudulent practices, the whole company runs on the fact that they keep your ridiculously large security deposit. I left my unit with 0 damage and they tried charging me upwards of $3000 for things like $700 for repainting the walls. $500 for changing a lock?! these are all things covered under tenants rights as normal wear and tear. When you try to address the concerns with any staff I was insulted personally. An absolute shame of a company.

This company is terrible to rent from they cannot keep employees every time you turn around they have a new employee or someone new coming into your home. I have asked multiple times for work orders to be completed I’ve been here since July 2019 and I still have work orders that are not completed from July 2019 I was charged a pet fee and don’t have a pet ask him to come out and do inspections they sent a gentleman out here to do inspections that was making sexual advances at me this is the worst company to rent from they will rob you of your money and then lie to you in your face I cannot wait until my lease is up to get away from here I’m gonna be getting a lawyer involved becauseThey are a shady company please run what’s the sad thing is the owner that actually owns my property it’s probably a really good guy he’s just got a ****** company running it for himI would not recommend this company to anybody I give them -0 out of zero stars

Sorry to hear that your experience has been less than pleasant. Our staff has not changed much over the past 10 years. We do have changes of processes and managers assigned to homes but the individuals have been very consistent over the past 10 years or better. Our most recent change to eliminate a single point of contact was to ensure that a team of individuals would always be available to respond to customers needs. We have a team of qualified technicians that will service your home depending on the nature of your issue. We have 2-3 inspectors that perform inspections so at any given time one of the three would be the ones contacting you to schedule the inspection. Any claims of inappropriate communication should be reported to our staff immediately. We will make sure we look into this further and someone will be reaching out to you for a better understanding of your complaint. Please be prepared to provide evidence of such accusations as we will not allow this type of behavior nor will we allow mischaracterizations to go unchallenged. Lastly regarding repairs since you are 6 months late on your rent the owner has elected to only address safety items. As you can imagine the pandemic has not only affected your ability to pay rent but also the owner's ability to address not essential items in the home. We appreciate your feedback and we will be contacting you to further understand your concerns.,

We have asked for documentation which we have not received yet of the charges we have not received a move out list yet and we have requested it we are even being charged for dust. Yes and no was put in the same box and scratched out to fix an answer on the move out list. We were told we were set emails neither me or my fiance has received anything we also asked to resend them so we can have proof and have not received anything yet upon our lease it says you have 7 days to reply they tried to send the letter so we wouldn't have time to dispute this matter. Anyone please do your homework before you get involved with triple e properties. Or you will be next. My numbers might not be exactly correct but it's up there in the 9000 area plus. Unfortunately your responsibility was to ensure that the home was in a similar condition after you exited minus any reasonable wear. The home was walked and items were identified in your presence that exceeded normal wear and you were charged only for these items. We truly understand that tenants expect the owner to burden the cost to clean, repaint and repair damage caused by the occupant but unfortunately that is not what you agreed to. You were only charged for the portion of the repairs that exceeded normal wear. This was explained to you and documentation provided to you to justify the charges. We understand that you may disagree and we can respect that but to indicate that you were treated less than fair is simply untrue.

Wowww where do I begin? 5152 Atherton S Drive, February 2018-August 2020 I should’ve known this company was full of shady money-grubbers from the start. Paying my deposit was a wild goose chase trying to meet up with the property manager all over town, who cancelled on me and just gave me a random account number to deposit my money. ? What ? Red flags but it was cheap rent so I went for it. No air conditioning for 2 months in summer 2019, during a heat advisory. It was so bad I couldn’t stay at my house for all of June. No money off rent, no care or empathy shown from anyone at Triple E. The sink was broken and wouldn’t drain for multiple months when I moved in, and then continued to stop up about every other month the entire time I lived in the home. Again no care shown from triple e. They’d let it go for weeks before sending someone out and even tried to make me pay for it the last time!!! Our ceiling was literally falling down, like full chunks of plaster falling all over. They just painted over it and (surprise) it started shedding again within weeks. Tried to hit me with a years worth of “pet fees” after my dog died claiming I lied to them! What the ****?? MY DOG DIED AND YOU WANT MORE MONEY?! No thanks. Halfway through my last years’ lease, I asked for a 6-month lease extension, which they refused because at that point they knew I’d be staying an extra 6 months and they charged me $200 more per month for that time period. For no reason. During a pandemic. They knew a year ahead of time and could’ve easily worked with me but they didn’t. Upon termination of my lease, I was lied to multiple times and overcharged for many clearly fabricated items. Example, they charged me for “dirty blinds” for “seven large windows and two small” .... there weren’t even that many windows in the entire house. We had FIVE WINDOWS THAT COULD BE DRESSED, and four of them were fixed with blinds. So ONE window was up for charges to replace ONE pair of blinds.... not nine windows. OH and I almost forgot the absolutely bogus $1,200 painting fee! I filled in all holes and reached out for them to tell me what color paint to buy. I was told “don’t worry about it” and then hit with over $1,000 for them to to pocket? NOOO BUDDY. They also ignored my inquiries in total regarding what needed to be fixed before moving out in order for me to get my deposit back. Just ignored all emails and questions and now are trying to get me to pay them more money??? Nope. I was approved for covid rental assistance through IndyRent.org, and my property manager LIED TO ME ABOUT THE AMOUNT I WAS APPROVED FOR AND THEY ARE TRYING THEIR BEST TO POCKET THAT MONEY. I will not let them! I was approved for August & September assistance. $1550 total. I was told I only got $500 and had to pay the rest. I am not even living there in September. That money 100% should be given to another family that needs it! But instead they’re posting fake *** paint charges to try and eat it up. Disgusting people!!! I could go on and on. I have documented evidence that I left the house in as good or better condition than it was handed to me. Listen to alllll of these one star reviews... this company is totally unethical and taking advantage of hard working people & families. They do not care about you or your well being. I will likely be fighting my case in court, I suggest you find a different company to rent from. THE CHEAP RENT IS NOT WORTH IT.

Ms [Member Name Removed] I will not go into each of your accusations but our records indicate that your home was serviced timely on many occasions. The owner did have a 3rd party warranty provider assisting with the repairs which may have extended your non emergency services calls by perhaps to 48 hours but never months like you suggest. Your lease indicated that you had to pay for your pet while at the home. To not pay for multiple months then later state your pet died was not an acceptable answer to wipe out all of the past due fees. A full detailed exit inspection was completed upon your departure. You chose to attempt to patch walls and unfortunately it was not satisfactory so the cost to repair such damage was passed to you. Even though you made the walls worse by trying to repair them, the owner only elected to charge you for a portion of the repairs. Lastly regarding your rental assistance payment, your balance was provided to the company providing the assistance. Once the check arrived they were consulted and they instructed us to apply the payment towards your outstanding balance. To suggest that anything unethical was done in this case is simply untrue.

Edwin at Triple E Property Management, LLC was a great help in walking through our new rental property and pointing out things that should be fixed prior to a renter moving in. Then, he had the place rented with good, dependable tenants within a month of the property being ready. After the tenants moved in, we had a couple times when we needed to make a decision on a larger repair, but otherwise, we received a monthly statement when the rent balance was automatically deposited into our account. We did not have any issues with rent being collected during the pandemic, which was completely amazing! We are looking to buy more rental properties, and will definitely use Triple E to manage them.

One year later the fireplace still does not work, we have put in multiple request only to be told that it can used as a wood burning fireplace, only issue with that is there is no chimney and the working gas line scares me. Think they want me to burn down the house or something. Also our property manager has changed multiple times and the only person to sign our lease with us is now the home inspector triple E uses, super shady.

This company takes care of administration, supervision, management and any issues with the tenants for my property. During the pandemic my previous tenants moved out and the company found new tenants for me in fifteen to twenty days which was remarkable. I kept receiving rent as promised every month without any interruption or problems throughout COVID-19. I am always able to reach Edwin or any other staff by phone or E-Mail and get answers to my questions immediately over the phone and within a few hours by E-Mail. All in all it has been a positive and stress free experience for me personally & professionally.

Edwin the manager is an amazing person. Very helpful and very responsive. He is always there to answer my questions and helped me with tough situations with properties and tenants. Great job. We found them through Angie's and have never been disappointed. They are efficient and screen tenants for our approval, take care of all repairs, appliance inspections and maintenance, prepare contracts. Answer any questions quickly. Provide monthly statements for our records, and year end statement helpful when preparing Federal taxes. We have no complaints and only positive experiences. Recommend them highly.

Triple E has been my property manager in Indianapolis since July 2015. They far surpass the performance of 2 earlier firms which we had to fire. They are better than our other property managers in other regions. When we have had turnovers, Triple E has rapidly found a new tenant. Their reports are accurate and informative. We seldom have to ask for clarification or elaboration. When we do, they are very responsive. All of our questions and inquiries have had prompt responses. They do physical inspections of the property with written report. As absentee owners, they are great to work with.

I have handled several properties through Triple E Realty. Not only is their business model based on fairness (they don't charge a management fee unless they collect rent), they have been professional and ethical in every transaction. When the virus hit, I was worried Triple E would put inappropriate pressure on my tenants, as I saw so many landlords doing. Instead, they kept communication open, working with my tenants to give them a chance to get on their feet and make the payments while honoring my intention to make these properties profitable. I told them from the beginning I didn't want to be a slum lord, and they have performed spectacularly in making sure I could go to sleep at night, hold my head high, and still make money.
