This was the worst experience we have ever had renting. To begin with, the property was in horrible condition upon move in. The carpets still had shampoo residue, the toilets had green rings around them, the shower curtains had mold growing on them, there was a black residue along the sliding glass door, lightbulbs needed replaced, the water softener had not been maintained, the yard was dead, and wood on the exterior was rotting. We made note of all of these issues on our move in inspection and cleaned the house ourselves prior to moving our family in. The company stated that they would replace all of the lightbulbs but never did. Beyond this, when we had maintenance issues, we were charged to fix things that were clearly old and worn down. We were also expected to pay to have the lawn maintained 4 times per growing season. We took better care of this property than the owners ever did and were expected to fix their issues! When we moved out, we patched holes, cleaned top to bottom, had carpets professionally cleaned, and replaced anything broken while we were there. However, despite all of our work the company once again charged us to fix things that were wrong from the beginning. I emailed and asked that they check their documents since they have had some staff changes over the past 15 months and I was told the charges stand regardless of what the pictures I took show and the move in inspection form say. If you want to work with a company that does not value their customers and will take every penny they can from you, then this is the company for you. Otherwise, find a more reputable company.

Did not go well from the start. Very unresponsive. Through friends, I found renters myself for a few years. When it came time for Bryant to find a tenant, they proved totally incompetent. While one or two employees made an effort, overall performance of the company was miserable in all areas ? the word 'indifferent' would be too positive.

The Bryant Company is *awful*. I have never dealt with such a poorly run and dishonest group. As a group they are the most dysfunctional communicators I've ever encountered. Their accounting employees are completely disorganized, at times depositing my checks into other customer's accounts and vise versa. They are constantly late on commitments - even commitments they are legally obligated to. There are items in writing in my contract with The Bryant Co. that *THEY* typed up that *THEY* later disputed and failed to honor. After three years of dealing with them there are a lot of other things that just don't add up; do yourself a favor and explore other options before engaging in business with The Bryant Company.

"It is disheartening to read this owner’s dissatisfaction with the company. I worked personally with this owner over the course of the last three years. I am aware that maintenance and accounting issues occurred during the three years the tenants lived in the property. It is my belief that each of the issues were handled in a timely manner. It is not clear from the home owner’s complaint what the $600.00 refund is for. The owner collected over $50,000 in rents during the tenant’s occupancy. No monies were charged to the owner that were not contracted payments to our company. Any other monies spent were to contractors for necessary maintenance to the home."

Tenants have reported many small issues with the house over the years, and there has been a pattern on the part of Bryant in being slow to respond, missing key details, and not completing work. The most extreme example is that in March 2011, there was water in the basement from the sump pump area. The company that Bryant contracted to do cleanup did not finish or tack down the carpet. We followed up on this month after month, even reaching out to our tenants directly to confirm that it was still an issue. It finally became clear that the contractor was in dispute with Bryant over non-payment on a different job, and our house was left in poor condition because of it. After our tenants moved out in October 2011, we went and cleaned the house ourselves, including washing down all areas with Clorox, installing a dehumidifier, and confirming that the carpet was replaced. There was mold throughout the sump pump area and the house smelled of mold. When we were done, the house was back to normal. We notified Bryant in August 2011 that we were giving 60 day notice and would no longer work with them. They are claiming we are obligated to them through August 2012, even though they have not found a tenant for us and have managed the property very poorly. It has taken unbelievable amounts of time and effort to manage this relationship, with very poor returns.

"This letter is in response to the complaint received from (Member) regarding the management of here home at (address). The Bryant Company received a report in January 2011 that water was coming up through the carpet I the basement at the home. The tenant stated there was not enough water to saturate the carpet; the tenant manually dried the carpet. In March 2011 we received a report again from the tenant stating the ground saturation and heavy rains caused water to come up from the cracks in the floor in the basement. The Bryant Company sent several contractors out to diagnose the problem. At that time it was believed to be an issue with the sump pump. Anew sump pump was installed and an electrical outlet was replaced. We also provided estimates for mold remediation. The estimate stated the mold appeared to be the result of water leaking into the basement from downspouts that were not properly draining away from the home. In May of 2011 the tenant replied to an e-mail sent directly from the owner and asked if he would like to wait to replace the carpet pad until we were all sure the issue with water seeping into the basement had been corrected. The tenant received a report from a neighbor that many homes in the neighborhood had standing water in their yards and water in their basements due to drainage problems in the neighborhood. In June 2011 the tenant again reported there was water in the basement, but that the sump pump was running fine and the water in that cavity was not getting anywhere near ‘cresting.’ The water was coming out from under the baseboards in the corner of the East and South walls. The carpet pad was still cut back and the carpet was still pulled back from the last flooding. The Bryant Company sent 2 contractors to further evaluate where the water was coming into the basement and the cause. Both contractors agreed the water was coming into the basement from 2 window wells on the east end of the home and 1 in the rear. Extensive work needed to be done to expose the outside basement wall to clear and seal the wall to prevent water from continuing to seep into the basement. The owner was not willing to make the necessary repairs to keep the water out of the basement. Please see that attached invoices. Although this issue was not resolved quickly, I believe that you can see by the number of contractors we sent to the property and the work that was completed, that The Bryant Company made every effort to resolve this issue for the homeowner and the tenant. Our entire experiene with The Bryant Company has been very poor. They provided us with very poor guidance with the asking price of our home that would of cost us over $8000 over the course of our contract, They rarely return phone calls. They provided us with poor guidance about a contractual item that will cost us about $400 - $500 and were unwilling to stand up and take responsibility for their mistake. They are very frustrating to do business with.

This company has 2-3 departments that never seemed to communicate and their response time on everything was slow.
In the last days of my lease a record rainfall caused flooding in the basement. It took two calls and a long weekend for this management company to respond. Realizing the carpet was ruined (due to their delay) they sent in a phoney plumber who came out with a bizarre story about me disabling the sump pump. My security deposit was taken and the owners filed a law suit which was eventually dropped.
Avoid this company!!!

They were the worst business we have done with anyone. We paid thousands in attorney costs due to their inablilty to effectively manage our property. I would never recommend them to anyone.
