At the start all went well.  We rented the house because it was in a nice area, covered lawn care, and luckily were pretty good about fixing things, even though I didn't agree with having to pay for a microwave door that broke when I opened it one day.  Anyway, first problem arose in the winter when our pipes froze and they could not fix it for about 3 or 4 days.  I understand the difficulty, however we weren't even offered a hotel or anything for a night while they fixed it.. going that long without water is unacceptable.  We couldn't shower or do dishes etc, they didn't even offer some sort of discount on rent.. and having been in customer service for 15+ years, didn't think that was handled well,  considering it happened the 2nd year as well!!!
Needless to say, my husband and I decided to buy a house, so we were going to ask if we could renew the lease for a shorter period of time and right away had issues.  They and the owner were unwilling at the start to do 6 month lease which we were willing to go to 9 month..after a few back and forths of the owner wanting to only do 12 month, we settled on 9.  Then after signing the lease, they came back and said, oh by the way lawn care was removed from lease!  What?  So I know we should have double checked the lease etc before signing but usually that is mentioned before the signing.  So we then tried to negotiate, we would pay more in rent if she covered part year lawn care, that was denied right away, and she still wanted to raise rent and make us pay for lawn care thru the lease, when we wouldn't need it half the time!!  So after a long battle, we were able to keep rent same, but we covered our own lawn care.. very unprofessional handling as far as I am concerned.  Then towards the end of the lease we had a family emergency, asked to break the lease 2 months early, with plenty of notice, offering to pay for a month we wouldn't even be in house; they were not having any of it.. no understanding or empathy at all, again i understand the business side but we were being more than fair and tried to work things out, still not getting any help.
All in all we were very disappointed in T&H and as to why they would work with such a difficult client without any way to be of better assistance to the tenant, the people they are there to ensure have an enjoyable experience without too many problems.  I wish we had had more time to do more research but we were in a rush to pick a place because all the others we liked were off the market by the time we went to sign a lease.  Guess it was our fate to learn the hard way!!

I was impressed with this company.  I interviewed several firms over the phone, and this was by far the most responsive, professional, polite, and considerate firm.  I immediately spoke with the president, who listened to my situation and concerns and responded accordingly.  They were willing to go the extra mile to get my business and were exceptionally good communicators as they prepared my listing.  When I wanted an update, they responded within a day (usually a few hours at the most).  I also found them to be fair and considerate and willing to listen to my point of view.  I would recommend this firm without hesitation for property management services and marketing.

It was horrible. I took my scheduled lunch during my business day to go have the tour. When no one showed up at 1 p.m., I called the Realtor. The Realtor said she had no record of the appointment on file and they rented the property out yesterday. She said the office should have called or emailed me to let me know the appointment was off. The office DID NOT email or call me to let me know the property had been rented out and as a result I wasted my entire lunch hour waiting for an appointment that never happened. 
I would never use this company again. They are so unprofessional for not reaching out at all to their clients.

"We're sorry this member had a frustrating experience with our Company. After reviewing the situation with my staff, it appears there was a simple miscommunication on the date of the appointment. My staff ensured me the showing was scheduled for the following day, since an existing appointment was already on our calendar. When the member called the property manager responsible for the showing, it was impossible for him to make the appointment since he was on the other side of the city. I called the member and next day and explained the situation. I offered to have one of my staff members personally help the member find a property to rent or buy. The member agreed but unfortunately, we haven't heard back after two attempts to reach them. We're more than happy to help in any way we can."

Our experience with T&H was great.  They met us at our unit within 24 hours of our first phone call.  Within 8 days of the first call, we had an application to rent out our unit at our asking rate (which we accepted).  They worked extremely hard and fast and were very responsive.  
We also requested to get some needed repairs done before renting our unit.  They identified a contractor, made all the arrangement and met the contractor at the unit.  The repairs were done quickly at a reasonable price.
The marketing fee paid for itself as we got a renter in our unit months before we would have if we did this on our own.  During the whole process, we only had to meet them at our unit one time to exchange keys.  Everything else was taken care of by T&H via text and phone.  They did all the work and got it done quickly.  Our rep worked 7 days a week to get things done quickly.
Overall, it has been a great experience.  I was skeptical about using a management company at first but this has worked out great so far.

We used them to lease our house and manage the property.  From the beginning, it was very difficult.  Their internal communication is terrible.  They did find us a few prospective tenants.  We went with the tenants they recommended.  Turns out, these tenants are a nightmare.  Right off the bat, the man was arrested for domestic violence in 2009 and T&H missed that on the background check.  Then, T&H signed the lease for 36 months without us ever having read or approved the lease document.  Then, it was for the wrong amount.  The new tenant would not agree to the new amount, so we ended up having to eat the mistake (almost $1,000 over the term of the lease).  Then, the tenant signed off on the condition of the property.  Next, a couple of days before we moved out of our house, T&H did a walkthrough and ok'd the condition of the property.  Two days after we moved out and the tenants took possession, we had a long "punch list" of things that needed to be fixed.  (Our house was on the market for Sale or Lease for 4 months with over 50 showing and no negative comments. We were out of town during that time so everyone had complete, 24/7 access to our home.  T&H told us it was the nicest rental property in their inventory.  We had 1 couple wanting to buy it and 3 couples wanting to lease it.)  Of course, T&H charged us to fix everything.  Next, we had put in brand new frieze carpeting in the entire house.  It had only been lived on for 21 days.  The tenant moved in and had the entire carpeting cleaned (we told them not to as it was brand new).  T&H tried several times to get us to pay the $950 cleaning bill.  We ARGUED with them SEVERAL times before we finally just refused.  Jeremy, the owner, told us many different stories about why the carpeting had to be cleaned.  The first was that it was all dirty.  The next was that it smelled like smoke, but the home was on the market for 4 months and nobody ever mentioned that it smelled like smoke.  And, the new tenants and T&H were there in March and April and never mentioned that it smelled like smoke.  It didn't smell like smoke.  After he flat refused to pay the carpet cleaning bill, he finally checked with his people and found out that it really did not need to be cleaned.  Things rapidly went down hill from there. (By the way, the tenant just had the cleaning done and then faxed T&H a bill after the fact, which they thought was fine.  In my experience, if you think it's legit, you ask first. If you don't, you just do it and try to "shame" the other party into paying it.)  In the first few months, we were spending most of the rent money on "repairs" that the tenant and T&H said were necessary.  Thousand and thousands of dollars.  When we started to question the repairs, we were discovering that we were not being told the truth.  Like we were told that the dishwasher was not working, was falling apart and needed to be replaced because it was too costly to repair.  It was a high end Jenn air stainless dishwasher that was about 9 years old, and my wife said it was the best dishwasher she had ever used, so we were not buying that story (especially after the carpet cleaning incident).  So, we insisted on a quote from an appliance company.  Turns out, it needed a couple of plastic clips for the adjustable racks that were about $5 each.  There were many more issues that are just too long to go into.  The company was very argumentative and unprofessional.  They seem to want to take the path of least resistance and just pay for anything the tenant wants.  (Of course, they make money off of maintenance.)  They would report a problem that we know was not correct.  When we would ask Ajay why she said it was a problem (like the dishwasher not working and needing to be replaced), we would be told that the tenant told her that.  The tenant is very difficult and wants everything new and gold plated.  We live out of state and things got so bad that we insisted that a local representative of ours start checking out the repairs they said needed to be done.  As soon as we insisted on that, they said we were violating the Property Management agreement because they have complete control.  Then, they sent us a letter "firing us" and leaving us as an out-of-state landlord.  So, 3 months into a 36 month lease with a nightmare tenant, and most of our rent money going to T&H fees and repairs, they bail on us, leaving us high and dry.  About a month later, the tenant sued us in small claims court for $6,500 (the max).  Dealing with them was and continues to be a nightmare. Had I checked Angie's List before hiring them, I would have seen their F rating and would have never gotten into this mess.  Morale of the story ... CHECK ANGIE's LIST!

Our experience with T&H was, from our point of view, exceptionally bad. Here were the main problems. > For the year we hired T&H, the total income generated by the rental of the house was $9950. T&H charged us $1890 in management fees and $3531 in expenses. 54% of our income, in other words, was spent on "upkeep" and 'management." Again, my father, who had died a few months earlier, kept the property in excellent mechanical condition, and was very neat. (We happen to own other rental properties, the manager of which did not want to take on this one. That manager has never charged more than 15% for any given year in fees and expenses.) > Among the most outrageous fees we were charged were $57 to change light bulbs, and $45 to seal "cracks" in the basement walls which the tenant believed were a point of entry for a cat that was, she imagined, urinating in the basement. She never saw this cat, because, of course, there wasn't one. Rather, my father had had a cat before he died. Moreover, there are not now, and have never been, cracks larger than a 1/16" in the foundation walls, and there are only one or two of these. When I asked about this particular charge, T&H's representative wrote the following: "It's rather amazing how tiny an opening they [cats] can get through." The real problem here was that our contract allowed T&H to spend $200/month as they saw fit on maintaining the property. Only when expenses exceeded that amount were we consulted. > When my siblings and I decided to terminate our contract, we wrote that we wanted to keep the tenant but not renew the contract with T&H. T&H replied that since they had found the tenant, we would have to either find a new tenant or pay a 'termination' fee of $597. Given that we had spent $5421 in the past 12 months, this seemed like a bargain. We were, of course, being held hostage by T&H. > After we decided to terminate the contract, repeated attempts to contact the company to obtain necessary records for our taxes were ignored. I sent many email and phone messages requesting documentation, all of which were ignored. I finally was able to obtain the records that had been available to us in the past. > No mail from the property was ever forwarded by either the tenant or T&H to us. Among the letters that were not forwarded was a tax bill. Because we were unaware of back taxes, the property was put up for sale. To fix that problem, we had to spend several thousand dollars in additional fees, above and beyond the actual tax amount. T&H is not responsible for our taxes of course, but in retrospect it was entirely consistent with the company's management 'style' that no mail was ever collected or forwarded. In short, if you are contemplating hiring T&H, read the terms of the contract very carefully before signing it. Hardly unusual advice, but especially important with this company.

"We are certainly discouraged that this Member wasn't happy with our Property Management Services. We strive for 100% satisfaction and we're truly sorry that this customer wasn't satisfied. For the record, a few points of clarification: 1) We have no idea why this Member would hold us accountable, in any way whatsoever, for a past due property tax payment. We never receive tax bills for properties that we manage, nor did the Tenant, in this particular case, forward a bill to us. Further, to our knowledge, we were never contacted by the Member for tax bill questions. Why would we be? The Marion County Treasurer provides all the necessary information. 2) In spite of this Member's claims, the home suffered from deferred maintenance, which is why, during the first few months of the Tenant's residency, we had to repair, among other things, the well pump (it failed), repair the water heater (it was leaking) and replace the thermostat (it failed). The light bulbs the Member mentioned were expensive incandescent bulbs that were not working when the Tenant moved in and we felt obligated to replace. The cracks in the foundation were also legitimately repaired. 3) The main expense this member incurred was initial work completed on the property (painting, cleaning, etc.) that was required to get the home in a presentable state for showings. In spite of some improvements, the home needed many more cosmetic enhancements, which the Member refused to complete. As a result, we had to show the home between 35-40 times before we found a suitable Tenant. We normally only have to show a home between 3-5 times before receiving an application. 4) We never held the Member hostage. We simply asked that the Member fulfill the terms of the contract. We placed an excellent Tenant in the property, and didn’t feel like turning the home over to another Property Manager, without being compensated for the remaining management fees, would be fair to us. Again, we’re very sorry that the Member was unhappy with the service. We have a tremendous track record of taking great care of our customers and strive to treat every fairly and professionally."

The second time I visited the house, I noticed a slightly musty odor. The agent said it had been vacant for a bit and just needed airing out, which seemed plausible. I should've run far away at this point, but signed a lease anyway. Fast forward to moving day. The apartment smells like the worst musty basement odor you can imagine. T&H advises: ?It?s an old house, just air it out.? I've lived in more than a dozen houses and apartments built anywhere from the 1890s to the 1930s and I?ve never experienced this. The smell didn't go away. I was next told to dry out the place with an air conditioner, which also didn't work. T&H sent people out to inspect the apartment, but none thought the smell was sufficiently bad to warrant action. I suspect mold was growing somewhere in the walls or attic. 24/7, the air in the apartment was THICK and wet. Meanwhile, my oven turned on and off by itself. It took weeks for T&H to take care of this. They finally sent a replacement, which was second-hand and CAKED with old food and grime. I complained and finally got another replacement that was clean. They also didn't supply us with the promised lawnmower. They sent us a large, heavy electric lawnmower and there was nowhere to store it. It was too heavy and bulky to carry downstairs to the basement and the garage was still unusable. I began to lobby T&H to allow me to move out because things were obviously not right there. They said the owner of the house, David Keenan of Zionsville, according to Marion County deeds records, was intransigent. I explored my options with the city health department, mold testers and legal aid. Finally T&H granted me a lease release, which requires a payment of two months? rent. I paid more than $1,000 for the privilege of moving out of their defective apartment. This was a huge financial setback for me. They offered to let me sublet the apartment and not pay the penalty and I feel awful that I actually showed this apartment to other people?I thought someone else might not mind the odor and was scared about losing that money. I?ve never in my life had this type of problem in 14 years as a renter and I?ve had the gamut of certifiably crazy to awesome landlords, from big management companies to single-property owners. I?ve lived in beautiful vintage apartments to a rundown bungalow next door to a crackhouse. This was my worst experience by far. The only redeeming feature of this whole experience was that they did finally let me out of the lease, which, according to Indiana law, they did not have to do. In a weird way, I do kind of appreciate that, but I think that feeling may be Copenhagen Syndrome-esque.

"As President of T&H Realty Services, I’m certainly disappointed that this member is upset with our services. I can personally attest that, in her situation, we went above and beyond our normal duties as Property Managers. First, it should be noted that the member is an employee of Angie’s List, a fact that she reiterated many times to our Office Manager during the course of her stay. We had no less than 4 different individuals from our company (including myself) visit the property to investigate the musty smell. The only powerful smell coming from the property was her cat. We all agreed on this and couldn’t justify spending our Owner’s money for a problem that, as far as we could determine, didn’t exist. The previous Tenant at the property made zero complaints about the smell and the current Tenant has made zero complaints about the smell. The member said she contacted the health department and conducted mold tests… what did the results say or prove? My guess is nothing. An appliance vendor we use made several attempts to deliver a stove to the apartment and was rescheduled many times by the member. I even took a call from the vendor stating they would have to charge an additional fee for repeated “false starts” due to the member cancelling deliveries. Once we learned that the stove delivered was dirty, we ordered a new one, which is the only thing we could do. In spite of her horrible opinion of the property, the member secured a co-signer for the property, who apparently found a different property at the last minute. Since she was adamant about getting out of the lease, I personally called the Owner and convinced him to accept a breakage fee, which he did. At the time, the member was very grateful and expressed how happy she was that we worked with her. Again, I’m disappointed that she no longer feels that way. We take great pride in taking great care of both our Owners and Tenants and have an excellent track record in doing so."
