We bought a new 2014 home from these people and have had MANY issues. From paint to things falling apart. The latest they knew about the manhole cover in our yard but choose to cover it up with 2 feet of dirt and sod. After we bought then we find the city digging out front yard up. A month later and we still have a 4x4 foot hole in our yard waiting on Ryland to fix it. They hide allot of things and take short cuts when building their homes. Before you buy you really need to check everything. They are the worst company and builder I have ever seen yet.

We were relocating from out of state. After spending a weekend looking at homes for sale, we ended up in a completed ryland home advertised for sale. We decided we could get more of what we wanted by building instead of buying an existing home. The entire process went smooth and I was very pleased with communication and the level of service. We've been in the home for 2 years already and overall i'm still happy, just not pleased with some of the quality of materials. Granted we could have opted to upgrade more items but ultimately I don't think i had a strong understanding of some of the decisions on materials that i made
(like flooring, hvac, cabinets) and would have preferred a more consultant type approach from Ryland in making those decisions. I said early on that i was very happy that i didn't feel like they pressured to upsell everything but, looking back now, i kind of wish they would have encouraged us to consider a few upgrades we did not.

We are very pleased with our new home through Ryland. They build process was timely as every stage of the process was completed as planed. Working through the sales and design process with Sandy Montgomery was very easy. She was very helpful and professional. Our project manager was Sid Zachary and he was a pleasure to work with as well. Sid was on site regularly and was very responsive to the changes we requested throughout the building process. We've now lived in the home for over a year and are still totally thrilled with our home. We've recommended Ryland to numerous friends who are considering building new homes soon. Our warranty contact, Donnie Loller, has been a excellent resource for us as well. He's very quick to respond to questions or minor issues as they've happened. Our basement has flooded twice since moving in and Donnie has been on site within an hour both times I've needed him. In fact, the most recent flood was due to a faulty sump pump which was the plumbers problem not Ryland Homes. However the plumber didn't want to provide warranty work for us and Donnie made the call to replace the pump for us at no charge! This was extra helpful as my wife was at the hospital with a 1 day old baby and I was home dealing with a flood. When we needed help the most, Ryland Homes, and their employees stepped up to the plate and hit a home run! I would highly recommend Ryland Homes to anyone considering new construction!

We are generally happy with our purchase. Ryland representatives have been pleasant and responsive. There have been a few issues with individual contractors that Ryland uses, most notably CREATIVE TOUCH INTERIORS. Multiple issues with BRAND NEW flooring that have necessitated mutliple visits/time off work to fix, and still not completely right. Ryland mortgage is VERY difficult to deal with, so would consider that before using them.

We have been pretty pleased with them. We liked the floor plan we got and the neighborhood that we are in. We liked one of the sales counselors. Working with her was a good experience. She listened to what we wanted and helped us do some non-standard stuff. We had built with them before.

I signed a contract to build a house at the end of May 2011. I was told that my house would be started in 4-6 weeks and would be completed in September/October. The house was not started until the beginning of September, and it was finally completed at the end of November.
Most of the problems with the process had to do with Nathan in the sales office. He kept giving me start dates that didn't happen. He gave me prices for options, but then the design center told me those options weren't available. For example, he gave me a price for quartz counter tops, and then told me I wasn't allowed to get them. I eventually got what I wanted, but I had to fight to get everything that he promised.
The actual building process went pretty well overall. Parke was great at keeping me updated on the progress and resolving issues that came up. I paid for a separate pre-drywall inspection. The inspector said that the house was built solidly, and that Ryland was one of the better builders in the area. He identified some minor issues, and they were all resolved. The same inspector performed the final inspection. Again, everything that he found was minor and resolved.
Overall, the quality of the house is good for the price I paid. The loan appraisal was more than my purchase price, even though I added a lot of options. Most of the options I chose were priced fairly, but some of the options offered were far too expensive (such as flooring).
Tips: Don't believe anything Nathan tells you. Get everything that you want in writing before signing the contract. Compare Ryland's prices for upgrades versus the cost of making the upgrades yourself later. Visit the house as often as possible during the building process to catch any problems early.

Looked into building a home in Weaver Woods North , talked to sales person , they were out of my price range .
They called me back and said they could build a certain floor plan for me on the lot I picked in my price range with a partial basement . Everything went very smooth was very pleased with Ryland .

Ryland built us a nice home on a pond in the Roudebush Farms neighborhood. There were some problems with the plumming (Steg Plumming) and they were resolved. The cabinet installers popped a hole in the waste drain pipe and we did not discover this until water and waste started seeping out of the kitchen wall. They did have it all repaired and cabinets replaced (due to excessive mold) before our family's Christmas visit. Our Ryland salesman, Todd Goldman, was fantastic to work with. Good sense of humor and seemed to care about his customers. Quality of product seems to be a bit of an issue. All of our cherry wood cabinets are starting to flake off. The windows are a bit drafty. Overall, it is a good home and has been a good experience.

These people were pleasant and very professional in their work. I had this house inspected twice and told the company about the things that had to be fixed before closing. They did not do the work as they said they would. After much consultations and discussions, all the work that was listed on the inspection sheets was completed before the arbitration date. I would have given this company higher ratings but didn't only because they did not follow the timing of the closing contract or warranty but did everything just before the arbitration cut off. I was happy with the results but the process could have been better.
