High pressure sales tactics. The strategy seems to be, call you nonstop as soon as you inquire about rates, waste as much of your time as possible, trash other lenders, then hit you with MUCH higher closing costs than initially quoted.

Could not have gone worse. The sales manager gave me false information about the type of loan he was signing me up for so that he was able to 'convert the sale.' He lied to me about the terms and rules of FHA loans so that I would sign the paperwork that night, instead of shopping other mortgage companies. I was even slightly aware of these rules, and confronted him about it twice (once over the phone during the initial application and again through e-mail after the fact). Both times he assured me that the information he was providing me was accurate. A quick phone call to another lender confirmed that the information he gave me about mortgage insurance requirements was incorrect. I verified this directly with the FHA website. When I confronted Arias a 3rd time, this time having documentation against his claim, he didn't respond at all and has not since (this was 11 days ago). I e-mailed him again and told him to cancel all paperwork processing and to hold off on ordering the home appraisal, which was necessary to obtain the mortgage. I am shocked to say that I checked my credit card statement this morning to find that I have been charged $485 from a 3rd party appraisal company, authorized by Royal United Mortgage. I have contacted two employees of the company today to try and get this money refunded and have been ignored by both representatives. Hopefully I will get my $485 appraisal fee refunded since I explicitly requested that it not be ordered, due to the fact that I was not comfortable using them for my home mortgage anymore. If you care about eliminating as many headaches as you can from the home buying process, avoid Royal United Mortgage at all costs!

I enjoyed a very smooth experience getting my first home funded through Royal United Mortgage. The process was quick and only took a few weeks. My Loan Advisor explained everything thoroughly, and helped me get the best loan option for my situation. They were flexible with my schedule and were available via phone and email whenever I had a question. We are not sure what was communicated regarding documentation but in the event Royal did receive the information it is filed and retained as required by both State and Federal law. Even though we are a low cost provider we regret that we were unable to assist the borrower but understand the election to move to another lender due to lower cost. ): I am very upset by the lender Royal United Mortgage. I wanted you to be aware Quicken Loans was very honest and truthful and refunded my deposit when they could lend me money due to internal regulations on rental units. Another company said they could not do my loan because it was a condo in Florida. Royal United pushed and pushed and assured me it did not matter that my 2012 taxes showed the property as a rental. I had proof the property was no longer a rental, I had proof my daughter lived there. I authorized the appraisal for $395. The property appraised for exactly as expected. No wait they said, the under writers will not approve you for that rate because it's a rental. You have to pay 1% higher. I declined the offer and have been trying to get my $395 back for months.They say that because they made a counter offer and I declined I am still responsible for the appraisal.  I disagree.  If I had been aware that the rate might change, I would never have authorized the appraisal until the loan was fully approved.  My credit card denied my complaint because the appraiser did appraise the property however, I didn't receive a copy of the appraisal until my credit card company researched it. Royal United said they sent it but that it most likely went to my spam folder.  If the lending officers I was dealing with send it, it would not have gone to spam because they were in my address book.  It was no good to me two months later from my credit card company. I feel I was deceived and they were bait and switch with the rates. I have contacted them and received no satisfaction. I ended up refinancing with no problems with BBT Bank in Florida/MD.

"Due to your reference to public publication in multiple issues of your magazine of the complaint and our response you will appreciate the fact that we cannot disclose publically information regarding the loan application file activities of the member. However I will advise you that Royal United Mortgage LLC has investigated the events of the file, the activities and communications of its employees associated with this file and determined that findings reflect that we acted in the best interest of the borrower throughout the transaction. The borrower was advised that we would do all within our power to have the property treated as a non-investment property. Royal United Mortgage LLC did not underwrite the file and the third party investor deemed the property an investment due to the documentation provided by the member regardless of the family relationship. In this situation the borrowers were provided the option (counter offer) to continue and close their loan at competitive investment property terms. Royal United Mortgage LLC works very hard on behalf of each of its applicants to obtain a loan approval. Under no circumstance do we influence borrowers to engage in transactions that we do not feel we could close on their behalf. All borrowers are fully communicated with and efforts are fully disclosed. The appraisal fee was paid directly to the third party appraisal company and is non-refundable. I cannot believe how incredibly unprofessional this company is!!!!! First, they started calling me at 6:00 am the following morning. Second, they called over, and over, and over. They must have called 30 times between 6-7 am! At about 6:30 am, I answered the phone and asked them to remove me from their list. Rather than stopping the calls, they seemed to step up the frequency of the  calls. Later that morning, I contacted both Lending Tree and Royal United directly, and asked them to remove me from their lists. Royal United still calls a few times a day, and one particular rep, [email protected], continues to send me emails. I contacted him directly and asked him to quit emailing me. He's still emailing me.  
This company is unbelievable. I would happily recommend them to my worst enemy because they are more obnoxious than the worst bill collectors!

Within an hour Nate sent an options worksheet that provided three options for the refinance, payment amount and amount of savings over the current mortgage. It did not include any fees associated with the loan. Nate added those fees to the back-end of the loan. There would be basically no out of pocket expense except for the credit report and appraisal. I indicated we would probably not finance the loan closing fees.  I had to push Nate to get the fee info broken down. He provided this information too me verbally.  
I explained that I was getting quotes from several mortgage companies and when I had everything compiled I would contact him.
Nate called me the next day. I responded via email that I was still waiting on a quote.
Nate called again the next day. I responded with an email that we were reviewing everything with my MIL and would have an answer by the end of the week.
Nate called and left another VM. I sent an email and explained that we had chosen another lender and provided him with the reasons why and detailed out the fee structure for the lender we chose. This fee structure was half what Royal United was charging. Nate called and left a VM asking for more detail and said his payment was cheaper than what I had listed in the email for the other company. This was actually not true. I responded by eamil again thanking him for the follow-up but we were already moving forward with the other company.
At this point my interaction with Royal was a fairly positive one. Nate was persistent but not in an overly negative way. The main feedback for him would be to provide a fee structure when the customer requests one.
Then the phone calls started. I had a VM from a customer service person from Royal United wanting to know why we didn't choose them. I called the person back and explained that the rates were fine but the fees were too high. She thanked me and we hung up.
Over the next week I had 4 missed calls on my phone from Royal United. I finally answered one today. Gentleman explained who he was and wanted to know if we could discuss why we chose to use another lender. I explained the current mortgage holder offered a much better fee structure and we have already started the process to have them handle the refi. I then was told that the big banks are just going to screw our loan up, they won't close for 3-4 months and will charge us far more than they have disclosed. I assured him that I was dealing directly with the banks mortgage company and not a retail bank branch and I was comfortable with the process we were going through. I finally told him I have 12 years of banking experience, was a loan officer and do know what I am doing. I told him that Royal should disclose their fees when a customer requests and should not solely focus on a payment. I likened it to a used car salesman trying to sell a car based on payment alone. He told me he was deeply offended that I would compare them to a car salesman. He told me I did not know what I was talking about and that fees don't matter. Only the payment matters. At this point I was done with him.
If you choose to use Royal United ask what their fees are and then shop around. Please do not get a mortgage based on a payment. It's a predatory practice and extremely unprofessional.

Robin Southerland was my loan officer.  She was excellent.  She followed up with me very often and let me know what to expect and when.  She worked well with my realtor to make sure everything came together in time.  I will use their services again when I go to purchase a new home in a few years.
