My wife and I have owned three homes in the last 35 years. So we’ve had concrete and brick washed and sealed before. It was a two-day process with all the other contractors. They all pressure washed the concrete on the first day. And sealed it the following day to let it dry in-between. But Mr. Carman both washed & sealed in the same day. Washing, a lunch break, and sealing in less than 6 hours. This was a serious concern for us so I asked him about it. He said concrete can be sealed with a little moisture in it. But this contradicted what other contractors have told us. The attached pictures show that only minimum effort was put into washing the driveway. The darkest spot in the first picture is a clump of material lumped on top of the concrete. It could’ve easily been scraped off but he just left it and sprayed sealer over the top of it. Second picture shows a large dark oval in middle of drive (maybe where the rain puddles). It seems like a just little extra effort could’ve at least lightened this particular type of stain. In 2017, I watched another contractor spray sealer onto the driveway at our last house. He used a slow back and forth motion over each area (so he actually went over it twice). He said that the concrete was “thirsty” and let it absorb as much sealer as it would take. In contrast, I watched Mr. Carman do a quick once-over applying as light of a coat as possible. So I asked him if that would be adequate because the concrete had never been sealed before. He said that he couldn’t put on a second coat (but I was just asking for an adequate first coat). To our great surprise, he attempted to do a repair on a gap between our front step and front porch. His repair is much larger than the defect and a completely different color (brown) than the concrete. It wasn’t very noticeable before, but now it really stands out & draws your attention as you approach. On the drive, he used concrete to fill ~15 small spots but then applied sealer while they were still wet. For a couple days they were darker than the drive, but they got lighter as the patch material dried out. If the concrete was sealed properly, how did moisture escape from the patches and allow them to dry? Our drive, walk, and porch are significantly larger than average. So Mr. Carman’s quote was somewhat lower than we expected. But we wish that we would have spent just a little more money. To insure we would have a good experience like the other times. There are much better choices for concrete washing and sealing.

He is an independent contractor. He is respectful and has integrity. He is punctual and he does everything he says he is going to do. I do not feel he has taken advantage of me. He has provided me and my neighbors that service for long.
