They sanded two times, stained, and finish coated twice. I did cover everything with sheets but there was very little dust.
I chose the stain after they cleaned a space and applied the stain to show me what it would look like. Then they sanded the two colors off and finished it. They did the dinning room, hall way, closet, entry way.
My floors are beautiful. I've been bringing in my friends to see the results. I will definitely have ProSand back when I need another room refinished.
The owner Carl came to my house measured and told me all about the procedure and gave me the quote in writing. It was all very professional. And he was not "pushy" nor did he insist on doing more than I wanted done.
In our opinion the owner does not hire the best people and he rushes them through a job. This is not what we were promised and we cannot recommend this company.
Update:
I am sorry Pro Sand does not remember the facts: The 1500. deducted was because they ordered the wrong color of carpet. I agreed to keep the carpet for the deduction. It would have cost more, in time and money, to reorder the right color. Also, I saw that he didn't right it down when I ordered and I reminded him as he left, because the color names Scone and Crumpet, are easy to confuse. I called 3 times before I got a response regarding the correction of the pantry floor. This was agreed to as they were being paid. We did not with hold back any money because of that. We trusted them to come back. When the pantry area dried, we saw that the area had a different sheen. I checked my paperwork, it said we were to have semi-gloss on all our floors and that was why the Pro Sand worker put semi-gloss on the pantry area, he was following the original work order. It is not our fault that the other guys put on what I later saw was matte on the rest of the areas. And it was a pro sand employee who suggested the semi-gloss because is easier to correct if scratched. This was my first experience refinishing floors and I thought I was going with a pro who would follow through. The phone calls regarding this matter were NOT returned. Many mistakes were made on this job and it took longer than most. Throughout it all, we were never mean or rude and many times we had reason to be, especially since none of the mistakes had been our fault. The reason they redid the floors the second time is because of their own mistakes. I really understand that they did not want to come back and do the floors a third time. I am not being vindictive, and do not expect any refunds. All this could have been avoided if only my phone calls regarding the wrong finish had been returned. I made this complaint because it is the right thing to do and hopefully no one else will have to experience what we did. As far as we are concerned this unhappy, expensive ordeal is over, even with all the untruthful things that were said in the Pro Sand response.
"all work was performed 2.5 years ago - as contracted, customer would not pay final balance - only when and not until a walk thru was completed with her husband. final walk took approximately 30 minutes . tie - wood floor - carpet, were evaluated for fit and finish only after exhausted scrutiny did customer presnt us with check . it is important to note pro sand responded to 3 request for touch up . floors were totally re-sanded over .re- fund was issued in the amount of $ 1500.00 for color she chose and authorized ! every phone call returned . every effort was made to satisfy custumer. note- customer joined angies list just to hurt our company with her vindictiveness . this is why i no longer am a member of angis list . it is an unfair- one sided- service,where anyone can say any thing at any time,members have left reviews on our company- and we never performed any work for them and angis list let them stand with absolutely no accountability or proof with regard to customer alogations.i have been pressured to give discounts or throw in a free service under threat of down grading my companies performance ! yet the contractor has little or no choice,but to buckle under to this extortion .this is why angis list is being sued in a class action suit as i post this useless response.i personally know of contracters who like myself have given up on the charade known as a - list."
I initially wasn't interested in having the walk-in closet floors refinished (it was carpeted at the time) because they were in particularly bad shape. Carl had me pull the carpet up so he could see the hardwood underneath. After seeing how the tung and groove didn't meet up, leaving gaps between the floor boards of as much as an 1/8 of an inch, he assured me that these floors would look great too after they were finished.
I also had yet to install the baseboards and molding around the room. He told me to go ahead and have all the work done before they refinished the floors. Carl assured me that they tape everything off and there wouldn't be any trouble with them damaging the new woodwork and trim.
My wife remained at home to oversee the work that ProSand was doing and when the crew arrived, they were very off-putting. During the first day they were there, they damaged they drywall and when my wife asked them about it, they initially denied doing it. Only upon asking them twice to fix it, did they do anything about it. They also installed a couple new steps on our staircase. On of the steps they installed had a large knot located right on the edge that popped out leaving a whole facing outwards. Not only did that look terrible, it could actually catch on your feet as you walked up the stairs. I had to also convince them to do something about this as well ( which the end result was a terrible patch job with wood filler).
Once the entire job was finished and went upstairs to see the work, I was extremely upset. They crew got stain all over the newly installed WHITE baseboards and trim work. They hadn't taped anything off in the entire home, forcing me to have to paint everything.The crew also failed to fill any of the gouges in the floor that I specifically asked be taken care of. When I went into the closet, I found that all of the gaps between the floor boards remained. When I called Carl and told him about all of this, he basically told me that it was my fault for not being at the house myself to make sure that his crew did the job right. He later came out to my house in person to check the work. He basically told me everything was fine and I could tell that he had never any intention of fixing any of the issues I had with the work. He told me that my floors weren't very nice to begin with and he basically talked down to me the entire time. He was incredibly rude, and condescending towards me. At the end of our interaction, I told him how his crew was unpleasant to my wife, lied, and had the appearance of a biker gang. At hearing that, he abruptly left my house yelling, "Here's your ten year warranty" and slammed my front door while leaving.
This was the absolute WORST customer experience I have EVER had in my entire life. I would suggest finding a smaller local company to any sort of refinishing work in your home or business. A local craftsman would take the time to do the work the right way unlike ProSand.
I am extremely happy with end product, but what I am most pleased with is that Carl enabled me to push through the impasse that I had reached with my general contractor. He was objective and reasonable, and all parties worked through the process with eyes wide open. While many flooring companies may be able to produce a quality finished product, Carl and Prosand bring a level of professionalism that enabled me to achieve the result I wanted.
They did an excellent job of cleaning up after themselves and the job seemed truly dust free. I would definitely use them again.
They arrived on time the first day. As soon as they entered my home, one of the employees told me that it was not going to be a one day job. He stated he knew from his prior experience that it would take longer than that. I was frustrated with this news, simply because I was not prepared to be out of my home and hadn't made any arrangements. But, I was willing to deal with the work taking longer- as long as it was done right. The two employees on the first day were professional, and easy to work with.
On the second day, a different employee came out. He was rude and seemed irriated to be at my house. When he arrived, I asked him when I would be able to walk on the floors that day - and his response was, "not till tomorrow atleast". So now my 1 day job as suddenly became a 3 day job. I explained to him that was not acceptable. I was willing to go one day over, but 2 days was not going to work. He told me very abruptly, "Well, call Carl (the owner)." I called Carl and he reassured me that I would probably be able to walk on the floors later that night, as long as the final coat was applied early enough. I told the employee this information, and he rolled his eyes and said "I have only been doing this for 20 years, but ok". I felt like I was in the middle of a dispute between the employee and the owner and I really wasn't interested in their issues. A few minutes later, Carl called me back and stated he would be coming to my house in the late afternoon/evening to place a fan to faciliate the drying process.
I stopped by the house around noon that day - and the final coat was just being placed. I again spoke with the employee and he told me that he wasn't sure I would be able to walk on the floors and that he didn't think I should have been given the option of being in the house that day at all. Again, I felt like I was getting conflicting information and I was in the middle of the dispute between employee and owner. I left and did not return home until 10PM that evening. When I arrived back home, I was shocked to find the doors to the enclosed porch on the front of my house still propped open. It never dawned on me that I would have needed to specifiy to anyone that the doors should be closed prior to them leaving my house. Granted, no one could access my home from the porch - I still had some personal property on the porch that could have easily disappeared with the doors propped open (especially after dark) A fan had been placed in the kitchen and the floors were dry enough for me to walk on.
I will say that my floors look beautiful. Considering that they were painted black and they are now natural red maple - I am very happy with the results. And, if it were not for the conflicting information, the rude employee (1 out of 3) and the door being left open - I would have given ProSand an A. They did a great job with the floors and trim. I really felt that all the employees I spoke to were very knowledgable about hardwood floors and the refinishing process.
