Description of Work: PMI has been extremely unresponsive to several requests over the past 10 months. Although they generally provide adequate service once they get around to it, and I have been very pleased with their maintenance personnel, it generally takes several requests before any action is taken. In fact, I am currently waiting on a response to a request for clarification on a lease they executed, which calls for an 18 month lease, yet the start and end dates only equal 15 months. I could care less what the outcome is, but I'd just like for someone to acknowledge that they received my two requests for clarification over the past 3 weeks. In this regard, they are very timely in sending bills for their services and requesting payment, but they seem to be wading through quicksand on all other matters.

{removed member name} has only communicated with us on a couple of occasions. In addition, as per our agreement, he had a very large negative balance and we reached out to him to pay this balance and did not hear from him for months. He actually never responded to our requests nor did he pay the balance due. Instead, we had to collect it over several months from his account. We pride ourselves on our communication with not just our owners but our tenants as well. But with any good business relationship, it is a two way street.

Description of Work: Called them about property management services and was told the lady in charge of new accounts would get back to me. This never happened so against my better judgment I called back again. Only because they were the top rated property manager company on angies list. This time the lady incharge of new accounts answered. We talked a little about there services and she told me she would email me more information. Well, I never got the email or a call back. So my thought if they were to busy to send me information or return a call they would be to busy to do a good job on managing my property. Just can't figure out how they are rated so high on Angies list.

I am not sure why this review was placed. We did email him back and informed him that at the time we were not interested in managing his property. Owners can pick their property and property management companies can also choose which properties they wish to manage. I do not know if our email went into his spam/junk email but we did respond back to him.

PMI did an amazing job of finding renters for a property in Indianapolis (and at the price we were hoping to rent the property for!)! They utilize great software to keep us updated on the property as we live out of state and have been quick to respond and resolve any questions or concerns that we have had on the process. We are entirely new to the property management process and it has been a learning experience for both my husband and I, but Mark and Becky have made it a stress free process. I turned to PMI after a very unsatisfactory experience with a previous property management company. PMI was very responsive from the start and went out of their way to help with the transition from my old company. PMI found a renter in short order, after the condo had been without a tenant for nearly a year. In addition to being very service minded, PMI uses an online portal for communications and to post all documents, statements, bills, etc. ? extremely convenient.

Mark is a broker as well as manager, so he is constantly suggesting property deals. And, when I do purchase them, he is the manager-of-record. PMI has an excellent staff, detailed monthly reports, and a well-oiled system for achieving great returns on my investment. Mark shops around for best prices, uses quality contractors when needed, and manages my checkbook like it's his own family's money. If you need commercial or residential property management, don't call anyone else. I am a real estate agent & have used so many vendors in the past (have even done it myself). There is no one better in Indy than PMI & Mark Jones' team!

Fantastic, enough said. Becky's response time and hands on with dealing with the situation could not have been better. I as put in an extremely difficult situation due to my precious rental property being foreclosed upon and the bank forcing me out. They response time was both prompt and fair. They made sure everything was very clear and understood throughout the process and met my somewhat difficut timeline in regards to me needing somewhere to go instantly. MidI set up the appointment online a week in advance. PMI Midwest was quick to respond to my inquiry and arrived at the appointment on time and prepared. I had a few repairs I wanted done and they had an estimator on site within an hour. Contract was signed that day and they had a sign in the yard immediately. They have a user friendly website that allows me to easily keep track of the progress of renting our property and all related documents.

Rebecca Von Holdt handled our property with such professionalism! She was extremelty responsive to all our inquiries. There was a mishap with the listing price, but she offered a solution and in the end it worked out. She currently handles everything between our renters and us with such quick turnaround. She even went above and beyond and took pictures for our insurance company. This is definitely worth the price and the little hassle we have dealt with in renting our first property.

Mark is simply amazing. He is a D/C (if you are into DISC testing). So he has that rare combination of being a driver personality (he just gets s*** done -- with intention), yet he is HIGH detail -- so reports are accurate and details are not missed!
Description of Work: Mark manages a small, 3-level commercial property for me & he proactively shopped around for me to get better loan terms. He did it on his own, landed me a sweet deal, handled it all & I simply showed up to "sign papers." This saved me over $500/month on my mortgage. In addition, Mark, (again on his own w/ proactivity), did an appeal of my property tax assessment. This lowered my tax bill by 30%. I can't say enough good things about my experiences w/ Mark. Do not risk your property to being managed by anyone else! Mark is awesome & so experienced. He manages all of his properties, too, and brings his personal learnings to each client.

My husband and I were having trouble selling our home but really wanted to move out of the area, so we took the plunge and decided to rent the house out. We were initially going to take this on ourselves, but upon doing some research through Angie's List, we found PMI Midwest and discovered that a property manager was not as expensive as we thought and was going to be our best bet. I had contacted another company, not on Angie's List, and they said they'd call right away, but never did. Mark Jones called within a couple of hours of me submitting an inquiry through their website. He was very informative, very knowledgeable, and overall impressed me. When we were ready, he sent an associate of his to our home to meet, take pictures, and sign the contract. Becky was very pleasant, extremely professional, and has been very responsive to any of my questions. PMI also has a wonderful Owner's Portal that makes it extremely easy to learn what's going on with the property. My husband actually found our renters and PMI was gracious enough to reduce the inital fee, as they had said they would when we first spoke with them. I look forward to working with them throughout the time we have the house for rent.

PMI did a nice job advertising and showing this property to potential renters. However, they sent me several applications from renters who were not qualified financially to rent this property (either they had inadequate income, no job verified, significant past-due debt, or their income couldn't be verified). With a few minutes of analysis, it was obvious these renters were not "quality renters", and shouldn't have even wasted time on them. In short, I felt that PMI wasn't really looking out for my interests, wanted to pressure me to rent to a poorly qualified renter and/or significantly reduce the target rent we had established at the beginning of the process. I had made it clear that I wanted a quality renter with no financially question-marks. They wanted me to rent to sub-standard renters.

We shared with the member at the time of signing a management agreement, as we do all of owners, that any application we receive from a potential tenant, that we will present this report with our professional opinion as to whether to approve or disapprove them as a tenant. We do this to keep the owner informed and, in the end, allow the owner to have the final say on the matter. We marketed and showed his property over 25 times. We did receive 4 applications and presented all 4 to the member, of which, we did recommend and agree with the member that 3 of them should be denied. The member asked us to keep him informed of how the marketing of his property was going. So, we find it unfair that the member considered this a waste of his time. In addition, we did concur that 3 of the applicants should be denied.

PMI was able to get the property advertised and rented quickly to great tenants. They have renewed the lease for another year. PMI is quick to address any issues that have arisen also. I will continue to use them to manage my property and possibly more in the future. They provide a great peace of mind.

What a WONDERFUL company! I really cannot stress this enough.I found PMI through Angie's list, and Mark and Becky have been fantastic through this whole leasing process..A month ago, I contacted them about leasing out my condo. I was starting early, so I knew it would be a little while before people started searching for places ready by June 1. One month later, my place has leased for 2 years, and for the full amount.They were in constant contact with me, and Becky obliged my wishes of knowing how the showings went each time.Overall: One month to rent it out, perhaps less time had I started closer to the ready date. I got $1075/month + a 2-year lease, and there is no doubt in my mind that PMI will do an outstanding job keeping things in check. Thank you so much!Truly a WONDERFUL company!
Description of Work: Leasing a 2-br/2.5 bath for a minimum 1-year lease. PMI takes the 1st month's rent + 10% each month after. Re-signing with them after the lease is cheaper than it is with another company I was referred to (by a realtor.) PMI does all the background checks, and since I was new to the whole leasing business, they were kind and walked my through every step. They have their own properties for lease, so not only do they understand the needs of the owners, but they also have their own maintenance staff on hand for easy fixes (making it cheaper). Mark (the owner) got back with me ASAP, AND it was on a weekend...that's way more than I can say about that other company.

In February 2012, my family and I made the decision to relocate out of state. We looked at selling and leasing our Indianapaolis home and during our discovery process we felt that Mark at PMI Midwest had the best service & immediate solution for our needs. I found Mark / PMI on Angie's list. My wife and I have never leased a property before so this was new territory for us. We did consult two different traditional realtors and their motives were blantly self-serving. They caimed to offer Property Management services but immediately pushed us to put our home on the market "For Sale". Mark / PMI exclusively provide "Property Managmenet" services. Mark and I met initially and had a few follow-up phone conversations before partnering. He was informative and knowledgable but never pushy; within days of signing with Mark / PMI our home was online and being marketed "For Lease". Mark and Becky have been nothing short of fantastic. They are truly professional and communicate in timely manner. If I did not call him...Mark or Becky routinely emailed and called me. Roughly 60 days from signing w/ PMI we have successfully leased our home! If you have a property you want managed / leased I encourage you to do you "due diligence" and consult 3 or 4 licensed professionals...I have no doubt Mark/PMI will be best option!

I wasn't too happy. We had an appointment, the gentleman came out to our house and instead of calling us to tell us that he couldn't take us on as a client because we were too far from his Indianapolis office. It was a little upsetting because we were getting ready to move into our new home. I made the appointment and a week later he came out as opposed to telling me right then that if we are too far away we couldn't be clients. I could have made other appointments instead of waiting for him. I wasn't too happy with the way they handled it. They should have told me upfront they we were out of their jurisdiction and our property was too far from their office. Instead of making me think that they were going to come out and take me on as a client. He drove all the way out to house, knocked on the door and told us we were too far to use him. The end result was lousy. They should not have kept the appointment if they knew where we were located. I think their responsiveness was great, they got back to me right away and set up the appointment. He was a little late arriving.

The member inquired about our services and we responded immediately and scheduled an appointment within a week. She even gave us an A on responsiveness and a B on punctuality. The report even states, "Thier responsiveness was great, they go back to me right away and set up the appointment." We take pride in our personal approach, as well as a free face-to-face analysis of the property. We scheduled to meet with her the following week. Ultimately, we tended to their needs as much as we possibly could. We just did not feel we could provide the level of service we expect of ourselves. We shared this with the member and informed her of our concerns. We are not in the business of turning away business but will be open and honest with a potential client when we are concerned of factors thay may limit us in providing grade A service. If we knew we would not be able to take her on as a client from the beginning, we absolutely would have shared this with her over the phone to save her and ourselves time. We felt we were doing the right thing being upfront with her about our concerns. Ultimately, no services were provided and we still believe we did the right thing. We could have easily taken on the client, got paid for our services and at a minimum provided decent service to her. We are not in the business of providing decent service.

Description of Work: Mark manages a commercial building for me, and he recently renegotiated a 5-year lease extension with a current tenant. This is a national tenant who we really wanted to keep, however, this tenant has SEVERAL other good options to relocation to. Due to Mark's great communication, negotiation & savvy way of doing business, Mark was able to renew this tenant for 5 years and actually achieve rent increases each year. Unheard of in this commercial real estate market. I am grateful that Mark represents us. Mark provides us with monthly (detailed) reports & he gives personal feedback on an property issues and/or his desired enhancements. Don't trust anyone else to manage your properties. He cares like they are his own.

Having been in the rental business for over 35 years, I feel that PMI did a great job of advising us from the first meeting to the rental of the house. They were prompt in meeting us the first time, explained their proceedures, fees, and expectations from owner to renter. I couldn't have done it any better. The screening of tenants is very important these days and that was a big plus to have someone else handeling everything. As the house was in very good condition, they had no trouble renting it quickly. Full deposits are required and were collected. The proceedures for reporting to us and handeling the monies is very professional and prompt.

They have strict rental policies that I like very much. They screen tenants carefully. The fees are in line with the job they do. They respected our wishes also as they referred to the property. Dos: - Personally interview the property managers - Allow them to see the premises and get an idea of what they're dealing with - Be honest about the rental property with them - Fnd out how many properties they manage and how much experience they have with your particular type of property - Find out if they have their own maintenance staff they call for emergencies in the night. PMI does and that was one of the big factors that made us decide to work with them. Don't: - Don't pay more than 10% per month for the fee. 10% is very standard and paying more is unnecessary.
Description of Work: They are property managers managing our other home in Indiana being rented out to tenants. They are very professional and service as an exceptional wall between the tenants and us so that we don't have to worry about the day to day management of the rental. We shopped around for property managers on Angies list. Both of them indicated they would come to our house for a personal interview. We ended up going with PMI directly after the interview because they were registered with the BBB and they had more properties under rent and seemed more experienced. They charge 10% of the rent as their monthly income. That is standard. No one should be paying more than that. They do not take any money until the tenant is completely moved in. In fact, they do all the labor for searching for a tenant - it's part of the service. It made life extremely easy and we got a tenant moved in within about 6 weeks of meeting PMI. Overall, they have been very easy to work with and this will be an ongoing relationship that I hope and suspect will continue to go well.

Hired PMI to manage my commercial properties. Mark became completely aware of the building details (pluses and minuses). He reached out to all the tenants and build raport with them.They all love him & therefore, they tend to "call less" for small things. This is a huge benefit. PMI has managed the finding of new tenants (and evicting tenants) as well.
Description of Work: Hired them to manage my few inventment properties. They are responsive, knowledgeable (Mark actually owns many of his own properties), etc. They visit the property, are pro-active with getting a quality tenant & offer very detailed reports. Mark has great vendor partners, so when there is a problem, it's handled quickly & at an amazing price. Full service, high integrity, detailed, "on it," and very contientious.
