My wife and I had Mr. Miller perform an inspection on a home we were purchasing. During the inspection he pointed out a couple of minor issues that could easily be fixed and as a result we purchased the home. However, after purchasing the home we discovered a number major issues that he did not report: 1. Mold was discovered in the crawl space. 2. The Insulation in the crawl space was wet, moldy and falling off of the crawl space block walls. 3. Sections of the sub-floor in the kitchen and northwest corner of home were rotted and had to be replaced. This was discovered from underside of sub-floor in crawl space. 3. The outlet for the crawl space sump pump was not GFI protected. 4. Crawl space vents were installed on the exterior of the home but, the band board was not cut out for the vents. As a result there was no ventilation in the crawl space. 5. The lentil's supporting the floor joist between piers were sagging 3/4" and had to have jack's placed under them to level and provide support. 6. Improper grade of yard (West and North side) caused an inadequate flow of drainage away from home. As a result of improperly detecting these issues it has caused an unexpected expense of more than $9,000 in mold remediation, replacement of rotted sub-flooring, an electrician to install a GFI outlet in crawl space for sump pump, removal of all insulation from crawl space, install drain tile around the perimeter of the foundation, install additional sump pump, bury all downspouts, install french drain on the northwest corner of the property, re-grade the yard so that the it slopes away from the home and much more. As a result of not making us aware of these issues we are very disappointed in the service.
