I've filed a complaint with the BBB against HouseMaster. First off, they are completely non-responsive if you've had an inspection done with them and have an issue or need to talk to someone other than an answering service. I got promise after promise that an inspector would call me back after finding an inaccuracy in my report with the HVAC system. Finally, when someone did call me back almost 2 weeks later it was the owner (Tim) who admitted they had INCORRECTLY marked the HVAC unit as Gas/Electric w/ PVC venting - this would indicate to anyone relying on a home inspection that the unit was in fact GAS and ELECTRIC. Tim's resolution was to send me an email with the following: I do see that our inspector inadvertently described the heating system as both natural gas and electric when it should have been marked strictly as an electric furnace. Even after recognizing that this identification was an error, the balance of the reporting on the furnace and condensor unit appears to be correct. The condensor unit was identified properly as an electric air conditioner and not a heat pump in the report. Your report also states in the introductory paragraphs under General Inspection Limitations, in the section labeled Element Descriptions: " ...there is no guarantee of the accuracy of any material or product descriptions listed in this report..." We apologize for this error and will correct your report to properly reflect this element. There are no further actions that will be taken concerning this issue. Please note that in his response he states basically they are not held responsible for any accuracy in their reports. This would insinuate they can mark whatever they want and you're out of luck if its found to be different. Think about that before you do business with HouseMaster. They don't stand behind their service or their product. Secondly, after reporting this situation to the BBB Tim again stuck to his guns and calls it a "minor" discrepancy. Not sure if anyone reading this would say that an HVAC system is a minor discrepancy. Due some brief googling and anyone can see the cost to run an ALL ELECTRIC HVAC vs. a GAS furnace is considerably different in the winter months and has about 1/2 the lifespan of a gas HVAC. Again, do yourself a favor and just pass on HouseMaster. Go with someone who has some pride in their work and stands behind their expertise.

Missed an obvious cut pipe where the sump had been rerouted to the sanitary sewer. Because of their miss, I was stuck having to dig up and fix the storm sewer. They refused to do anything about it or refund any money.

The inspection went very well. Seth was very thorough and showed me different things to look for in terms of defects and other issues with the property. He noticed many things that I would have overlooked. I'd recommend Housemaster!

Inspector was extremely detailed. I was present for the inspection and everything was explained in great detail. This is a good reputable company that I would use again. I looked over the report once it was completed and every issue he pointed out was in the report. It was an honest assessment.

This company is perfect for anyone looking for a , deceitful inspector. Then again, pay this company a few extra bucks and they are willing to write an inspection that can get you out of ANY contract. They aren't afraid to list conditions of an inspection that require an excellent home be bulldozed and completly rebuilt. HouseMaster of Hearland is the prefered vendor for all conartists! We will NEVER recommend this group to anyone.

He went over everything he did before we got there, and I followed him around while he did his inspection. He took many pictures, crawled into attic and crawlspaces, and showed me everything he noted. Though I am not a new homeowner and have witnessed other inspections, he found things I did not, and I did not find anything he hadn't already noted.
He made several recommendations, as well as advised on routine maintenance. The resulting report was thorough, professional, and easy to understand.

Trent was very thorough, informative and knowledgeable about the structure, mechanical components and features of the house. He explained issues in a factual, straight forward manner without making them sound needlessly alarming or sugar coated.
Trent answered my many, many questions with humor, patience and a detailed explanation. He made sure I understood the answer without me ever feeling that he was being condescending or treating me like a helpless, hapless female. His inspection report was easy to follow, well laid out, and concise regarding the issues with the home. He offered recommendations on the necessity, as well as timelines, to consider before repairing defects he identified. He also included detailed, representative pictures of each issue that was identified.
Overall, this was a wonderful inspection experience. Because of some of the issues Trent identified, I chose not to move forward with the purchase of this home. I'm very glad to have found out the extent of the work that was required before I purchased the home and am grateful to Trent for saving me tens of thousands of dollars and months of unanticipated work to make the home safe. I'm still looking for a new home and when I find one, you can bet that Trent will be doing the inspection on that one too!

d I called them up and they were very helpful and nice collecting my information and getting my inspection scheduled. The day of the inspection the inspector met me at the house and could not have been nicer. He walked me through what we would be doing for the next two hours and than begun the inspection. As we walked through the house, he would explain everything he noticed and how it worked - very helpful because i am a first time home buyer. He took tons of pictures and included it in my final inspection report. The final inspection report was VERY detailed and helpful.

I was completely blown away by the service provided by Housemasters. The inspector arrived early and had already been in the house and had entered the serial numbers of the appliances into the recall website. The inspector, Trent, was extremely personable and obviously very knowledgeable about home inspections. He spent close to two+ hours doing the inspection, checking all of the attic space, wiring, plumbing, foundation, supporting structure, roof, etc. I would highly recommend Housemasters to anyone looking for a thorough home inspection. I know there are lots of other inspectors that charge less, but to me it is well worth the few extra dollars to pay for Housemasters. I don't know of any other home inspectors/companies that provide these extras.
