GUARDIAN PROPERTY SOLUTIONS

In the process of refinancing our house, the bank sent out Guardian Property Solutions to do the appraisal. The big problem with the appraisal was the comps that were used. Bryce used homes that were much smaller than ours and in much less desirable locations. The appraised amount therefore was over $100,000 less than our latest appraisal a year and a half ago. We then appealed the appraisal and supplied comps of 5 nearby houses similar in size and quality to our house. The appraisal was denied and the appraiser strangely stated in the appraisal report that he "is not terribly accurate." I understand that the value of homes has decreased in the current economy. But there is a huge difference in comparing our 4 bedroom house with a finished basement on a nice quiest street to 3 bedroom houses on less desirable streets. Don't use this company if you want an semi-accurate appraisal.
