Billy missed crucial parts of my home inspection that ended up costing me $2,200 in repairs. This would have been repaired before closing had he caught it. I reached out to him and showed him the report that stated nothing was wrong with the furnace area, but he used other parts of his report to try and cover himself even though he knew he was wrong. I will NEVER deal with him again and will make sure I let others know to steer clear of him. Do yourself a favor and don't risk using him!

"I can understand your frustration with the fact that the sub floor under the furnace was deteriorated and appears to be made worse since the inspection due to a leak in the condensation pan of the coil cabinet. The inspection clearly stated that there was visible water damage and deterioration noted to the sub floor and was visible from the crawlspace. There were previous repairs as well as evidence of water damage to the framing. This was brought to your attention, and it was recommended that you consult a qualified contractor to evaluate and make any needed repairs. Whether you chose to do that or not is out of my control. It should also be said that the furnace condensation pan was not leaking at the time of inspection. As for taking care of this, it was your responsibility to seek further evaluation and negotiate with the seller to make any needed repairs. I should not be and will not take responsibility for something that was brought to your attention, and you chose to ignore."

Billy did a fantastic job! He was so helpful and answered all of our questions. He gave us great input and provided a very thorough inspection! He was up on the roof, in the attics, in the crawl spaces, and gave us a lot of tips and tricks for easy fixes on some minor/cosmetic stuff. We had a wonderful experience and highly recommend Billy for your home inspection!

We cannot recommend Billy enough! We were highly satisfied with his expertise. He was honest, forthcoming, and personable. One specific thing that stood out to us, he spoke to both of us in the couple equally. I was afraid a male would direct all of the conversation to the male in the pair, and it was nice he spoke to us both. Great communication throughout the entire process and great presentation of the final report. We have already recommended to a coworker and the work has already been done.

He was timely and professional. He walked my husband throughout the entire property, pointed out areas of concern, gave us tips on how to fix things ourselves, what we should ask the sellers to fix and the all over condition of the home. He was very friendly and his report was finished in less than 48 hours. After previously paying nearly $600 for an inspection, Billy's rates are much lower with a high quality of work. We would highly recommend him to anyone needing a home inspection.

I thought it went well until I realized the inspector failed to check certain things in the home.  This is more of a morality issue.  I would suggest going elsewhere to save yourself costs down the road that could have been corrected before closing.

We arrived at the appointment time and Billy was already there and starting his inspection. It's not a large house but we took a long time to go through everything in detail (about 2 hours.) He answered all of our questions very completely and honestly. He took a lot of photos and gave us advice on how to maintain the home and what would be needed right away or next spring or the next time the roof is replaced, etc. He identified several safety issues and documented them on his report which we received the following day, that documentation allowed us to negotiate with the seller on some of the more serious repair items.
After the appointment, Billy made sure the house was secure and he emailed us the report about 24 hours later.

Billy was awesome. We were only in the area for five days to secure housing and Billy was able to do the home inspection with only a days notice. He was very thorough and discussed any concerns about the property with us. We had the inspection report within two days.

We received a very thorough report of every issue in the home (there were a lot!) Billy explained to us each issue he came across, why it was a hazard, and how we could go about fixing it. Billy even went above and beyond and gave us contractor advice for the structural changes we would like to make. The whole process lasted about 2.5 hours.

Billy was there we we arrived and had just inspected the roof, he stopped what he was doing and caught us up to speed on the condition of the exterior. He explained how the inspection would be conducted from that point forward, and informed us that we could walk around or stay with him, either way he said he would answer questions if/when we had them. He did exactly that! Not only did he stop each time we had a question, but since he has been in the construction/masonry business since he was 7-years-old, he gave us tips and pointers for the update ideas we were telling/asking him about. He was very good to only offer his thoughts when we asked, which we did...a lot! He had good customer service skills and was very easy to talk to. Being in a strangers house with a guy you never met before can sometimes be awkward...not with Billy, he has a way to put everyone at ease. His price was good, he explained everything that he was doing, gave tips on maintaining a house, he is full of information, and he was very professional. I would absolutely recommend his services to anyone in need of a home inspection! If/when you use him, make sure to ask him about he Rastafarian Labradoodle.

Barely took 2 hours to and quot;inspectand quot; a 2800 sq ft home. He missed major defects both inside, outside, electrical and foundational. Total and complete rip off. Mr Edwards should NOT be inspecting homes. He cost me over 13k in repairs due to his incompetence and negligence. Run away! Call Ivan Miller if you need a home inspection. I highly recommend him. Oh and he took 4.5 hours to properly inspect my home.

I needed a home inspected for a potential purchase; I called Billy and he returned my call within 24 hours. He was very personable and willing to inspect the home on a Sunday. I arrived for the appointment time and he was already there inspecting the roof.We went thru the entire house looking at the foundation to the attic. He answered all my questions and gave suggestions and told me if I had any questions to call him. His report was emailed to me within 24 hours; it was detailed with pictures and clearly written.
I would not hesitate to use him again for another home inspection or refer his services to anyone.

He found things that needed to be redone and was able to type up a report that showed pictures of problem areas but also areas that were not immediate but would have to be taken care of in the next couple years. very nice. Was compassionate and forward about problem issues. Would use again any time and will definitely recommend to friends
