We have been dealing with shotty work since we moved in. They've come and fixed some things, but their fixes are temporary and now we've been in house for 2.5 years so there is no support: ceiling fan wiring, awful trim work, broken shower tiles, shower door doesn't close anymore, flooring is discolored, the closet shelving fell twice- they never used studs to secure, our kitchen sink fell- the fix is horrible- getting warped, messy under sink and worst part- the faucet always comes loose and I have to get on back to reach up to tighten screw- no gasket- only to have to do it again -(husbands hands can't even fit up there), the utility room is the worst I've ever seen, the dryer vent we've had to pay to get cleaned and it needs it again, microwave is already broken(I've never had one break and it's only 2 years old(we couldn't pick the brands for most appliances) and on and on and on.

Overall experience, pretty good.  Had shopped for awhile trying to find a home with the right options, as well as the right layout, and this home fit the mold.  With any new home, you'll have issues come up, but when they came up, they fixed them fairly quickly.  For potential future homeowners, here were issues that came up during the entire process.
1.  The financing that they offered in exchange for 1% of closing costs was terrible.  Bank of America was the provider at that time, not sure if they still are, but the delays in processing and asking for same documents multiple times with no feedback where they were on the process, simply stating they are almost complete for 3 weeks was the worst part of the entire process.
2.  With any new home, you must stay on the builders to ensure that they are building what you paid for.  In this home, we paid for an insulated garage, as well as rails on the staircase, and it was originally built without either.  We called them on it though, and it was fixed with no issues because it was called out early.  Just be sure you visit throughout the process frequently so you can fix issues early to avoid delays in closing.
3.  It's a new house, and any movement upstairs is very loud downstairs.  Not much in the way of insulation in the floors upstairs.
4.  Other very small issues that were fixed within the 1 year warranty.  Not worth mentioning, they were fixed promptly.
Overall, while there were issues, I came into this expecting that there would be because it's a new house.   Not a deal breaker for me, and I would recommend them again for what I paid.  Customer service overall was good, thank you Leslie, Jason, and Phil.
Finally, the reason I have this account on Angies List is because I wanted to check out Beazer.  I also promised them that I would rate them objectively when this process was over, and overall, I would rate them fairly high.

The process was up until closing was easy, polite and generally what you would expect from purchasing a brand new home, but the last few steps went sour.  We completed our paperwork and headed over to Beazer to pick up our keys where I waited 3 hours with excuse after excuse as to why they weren't ready.  "It'd have been smoother if I'd have used their finance", "some paperwork got lost", "the money wire hasn't come through", "the money's here, but in accessible for some reason"... all the while my wife was waiting at our old house with a truckload of stuff ready to start moving in.  About 7pm they finally tell me it's not going to be possible to get the keys today and tough luck on the rental truck cause I'm not allowed to unload anything even into the garage.  No apologies, no offers to help, just, "we'll call you tomorrow if it's ready".  We waited almost a week to get our keys.
Customer service was non-existent once we had signed the paperwork and if I had to do it again I would not choose Beazer.

We had our Beazer home built in 2010.  They were very attentive and responsive, as we were under unusual circumstances. Long story short, we had to stay living in Virginia while the home was built.  The design center went above and beyond, as they helped us pick out furnishings by taking picutures and emailing them to us.  They also happily adjusted the final quote several times as we changed our minds on things.  Overall, dealing with Beazer was a good experience.  It's the quality of the home that we are disappointed in.  Most importantly, the heating system.  We have a two story, nearly 3000 sq ft, with no basement and no fireplace.  We were told there wasn't enough time for a basement, and went with too many other upgrades to afford a fireplace.  Big mistake.  There is only ONE thermostat in the entire house which is downstairs, and there is NO return air vent in the house.  In the winter months, we are forced to stay upstairs in the loft because it is unbareably cold downstairs.  The thermostat obviously thinks the house is cold, so it sets off the furnace which runs even if we have it set at 50 degrees, and therefore roasts us out upstairs.  There is only one vent in each large room downstairs, and there are a total of FOUR vents just in the master bedroom and bathroom....TWO in the bathroom alone!  We sleep with our windows open in the dead of winter.  Then of course it's the same in the summer, only it's the opposite of what you want.  It's still cold downstairs and since the thermostat thinks it's cool, it won't set off the A/C which means we roast upstairs all summer too.  It's really a big deal.  We've complained more than once and they just shrug and say it's up to code or it wouldn't have passed inspection.  They make silly suggestions like putting our ceiling fans on because heat rises, blah blah blah.  Our situation is too extreme for such an easy fix.   Our other complaints are, our sod was dead when we arrived because they only water sod on completed homes until they are sold.  Once they are sold they shut the water off no matter what time you will be arriving from out of state.  Our two little trees are dead as well.   There are no drawers in the master bathroom whatsoever and they use the cheapest paint possible on the interior walls.  We learned a lot of hard lessons on this house, as it's the first one we've ever had built.  It would have been nice to be able to pop in and check on things, not that I would able to tell what a heating and air technician was doing wrong.  You would just like to think that they would do it right in a brand new house.

I had a pretty good yeah I don't know how to explain it. They built my home and it seemed to be alright. They corrected any issues we had. It seemed to work out ok. I have only lived in it for a year so I can not speak too much for the quality right now.

Some surprises we had that either we didn't read all the fine print or they were negligent.  Either way these aspects are disappointing.

Shoddy drywall finishing, basketball hoop for kids not allowed, high radon levels should be mitigated by Beazer. All homes in our sub are greater than $200,000 except for small $150,000 home they built in entrance of our sub thereby lowering value of all our homes.

Beazer aims for mid level homes so I supposed you can't expect too much

Beazer has been really responsive, and they’ve been fairly good about warranty phone calls. We’ve only had to deal with a few minor issues, which have all been resolved.

I think their communication could have been better. I feel some issues should have been disclosed that weren’t. I’ve already contacted Beazer about this. However, I am satisfied with what they did overall.

Overall, I think they are responsive. Beazer really worked to me to find a floor model that suites me perfectly. They offered lots of choices for both interior and exterior upgrades. The only problem that popped up was with my lawn, which they agreed to sod. The contractor installed bad sod that turned brown and died quickly. Initially, they blamed me for not watering it enough. I felt like I had to fight them on this issue, but about half of it was eventually replaced.

Working with them was a nightmare. They were disorganized, and there were maybe 6 or 7 supervisors I interacted with during construction. I was never sure who contact, and it took them an incredibly long time to fix any issues. I am happy with my home now, but I would never work with Beazer again.
Response from Beazer
"I apologize for your experience in May 2007. I assumed responsibility for the operations in Indiana in July 2007 and can assure you that we have made significant improvements to our operations since you built your home. I can’t make up for the past, but can assure you that we take our customer satisfaction very seriously and that most of our customers highly recommend us as a builder. Overall, I thought they were prompt and fairly accurate. They were responsive to any errors, and concerned with customer satisfaction. Before buying anything, I looked at a few different providers for pre-made homes, and Beazer seemed to have the best quality. Also, they offered a competitive price. I would give them a recommendation based on my experience.

We had a really good experience. Everyone we worked with was very friendly and professional.  The work was done on time, which in and of itself can be a miracle these days. Any mistakes the company made were usually in our favor. For example, we a received a few upgrades we hadn’t ordered, but Beazer didn’t charge for us them because it was their mistake. We’ve actually had friends in the construction business walk through our home and compliment us on how well it’s made. I’m confident in Beazer’s abilities, and I would recommend them to others.

We were satisfied with the initial price of the home after verbally negotiating with Beazer, and a contract was signed. We did not receive copies of the contract at the time that they were signed, We were told that they would be e-mailed to us. It took several days and several requests to received a copy, thus preventing us from reviewing the contract upon signing.
There are several important aspects of the contract that are verbally omitted when signing the contract. The contract has the buyer  paying the estimated taxes on a new build and closing costs that are typically paid for by the seller.
There is also a clause in the Beazer contract that states that they will not take responsibility if radon levels are found to be high.
The home has a baement.  We elected to have a radon test performed. Radon levels were high; The average reading was 1 1/2 times  EPA recommended safety standards with the highest available reading at approximately 3 times the EPA recommended safety standard. Beazer disputed the EPA recommended standards and the effects of high radon on one's health. Beazer refused to mitigate, leaving us with $1000 expense for a mitigation system in order to make the home environmentally safe.
While it was our responsibility to read the contract before signing, Beazer takes advantage of the fact that most buyers won't read everything and won't be able to review them at home since they don't leave with a copy. The Beazer rep verbally omitted important information when explaining the documents.
All I can say is BUYER BEWARE!!

Beazer Homes are very uncooperative and do not honor their commitments.
Response from Beazer
"This was a non-warranted item that Beazer agreed to repair. The customer decided to secure her own crew and did the repairs herself. We reimbursed the amount our contractors bid to perform the work."

They were not responsive or receptive. The siding was not good, but instead of replacing it, they patched it as they were short of funds. The pipes in the bathroom froze as the design is for warm climate.

Having a home built is sometimes stressful. From the beginning with Lori Hurley, to the end with Matt Kallai, our home building experience was thorough, exciting, and the attention to detail was exceptional. Matt Kallai was the project manager and he was a stickler on making sure everything was right. He inspected the house often and made sure that everything was in place. We are happy and have a beautiful home. We visited other comparable builders and didn't get the same feeling we did with Beazer. They also have a customer care hotline for after you close and move in to help remedy any problems.

The one thing I didn't like was that the value of my home has dropped and I think that their price should have been tailored to accommodate a possible down swings in prices of homes in the area. Other than that I was very pleased. They also don't make basements in my area, which I did not like.
