Real Estate Service, Property Appraisal
We were seeking an appraisal of our property at Clear Lake, Steuben County, Indiana, for a possible refinance of our current mortgage. The mortgage company (Franklin American Mortgage,Tennessee) hired Nolan Real Estate and Appraisal, Hamilton, Indiana, for the service.
The original appraisal of the lake property (four total lots) only included three lots at our lake address which we believe undervalued our property. Nolan RE&A was asked to rewrite the appraisal of our property and they complied. The additional lot was noted on a new appraisal listing; however, Nolan RE&A did not adjust the appraisal value. There was also an error in calculating the age of the the houseby 10 years as well as the appraisal was of the exterior of the house only and did not include all the updates that had been afford the home.
Therefore, we believe our appraisal continued to be undervalued. Even the comparable properties were set at entirely other lakes at 10 to 15 miles distance.
We feel that the company erred in not thoroughly conducting a proper property search either online or in person at the court house originally. However, even with an updated appraisal, the value of the property did not increase. Nolan RE&A, in our estimation, should contain its appraisal service to their own local area around Hamilton Lake, Indiana, of which they know best.
