We enlisted Tomorrow Realty just before the 2008 Bank mortgage melt-down that threw housing prices spiralling down.  This comment is directed to ANY Real Estate firm or REALTOR at the time and even up to the present. Of course, listing our home at $225,000 was out of sync with drastic housing trends of the time, and we were asked to reduce our listing price as agents often do.  We reduced it to $217,000 with no results, and the contract expired. 
Subsequently, we invested ~$10,000 in bathroom and kitchen upgrades and listed with Remax  in the following months with a $224,000 listing price with similar results.
We then invested another ~$25,000 in roof, gutter, paint and window improvements by 2013 and relisted with Tucker. To my shock, our Tucker agents said that once we listed for $217,000 five years ago according to the MLS, the market/agents will wonder why we would list again for any more than $217,000, and money spent on the maintenance named above doesn't count. This means that once you lower your listing price, you may never be able to increase it and recoup even part of any additional investments in preparation for sale unless the investments are truly re-modeling or upgrading. Tucker agents asked us to reduce our listing price from $218,000 to $205,000, but we refused. Even if the listing contract expires and housing prices spike in the future, we would never be able to again list above $205,000 without further justification.

We used the rental services portion of this company.  Maintenance issues took weeks to get resolved.  The carbon monoxide leak took over 3 weeks to get fully corrected after the gas company fixed the gas leak and tagged the house.  The handy man cancelled over 6 times and some issues were never resolved over the course of our one year lease.  We moved out early.

They put my mother’s house on an auction on a Wednesday and I accepted an offer on a Sunday. It was more than I asked for. We run in to a lot of problems as the septic tank had to be replaced, and she found all the contractors for me and let me make a decision and they all gave me prices. I couldn’t speak highly enough.
