ENCAPSULATION WORK:
BACKGROUND: For 5
years I have considerer the above work; however, as someone who has been
involved in commercial contracting & construction for 4 decades, I have
been cautious about the process for various reasons. When we built the house,
an exterior perimeter drains & foundation waterproofing, which is felt to
be the best approach, did not get done! Off & on, I researched contractors,
construction data & finally had some intriguing conversations with Ken
Swain on his process. Ultimately, we reached some agreeable criteria-It is
details that matter to make things really work well. I learned from Ken & I
think he learned from me on some issues. His knowledge & experience were
critically important but just as important was his willingness to continue
learning, improving his process & being open to discuss. At it?s very worst,
our crawl was flat with +/- 4? of level pea gravel & it has only been
notably damp & never had significant standing water around the perimeter. An existing sump was to be lowered &
replaced.
AGREEMENT: We
finally reached an agreement & as scheduling progressed, there were some
issues, Ken was graciously willing to address them in a prudent businesslike
manner; in part, some delays were due to the 2015 May-July HEAVY rains. Ken?s workers
were timely, polite, & helpful in delivering the details of the work &
even offer some nominal but important details such as adding a 2nd
layer of 20 mill product at the crawl entry to provide extra protection. The
crew was open to my periodic inspections as set up. The crew size of 4 was
reasonable & the lead ?foreman? came to me to discuss/resolve potential issues
vs. what is commonly done by contractors to quickly cover up & hide things
for the owner?s future ?discovery?. Even
after the work, it warranted prudent to install a de-humidifier that I
purchased, with Ken?s help, & now have +/- 55-60% humidity in crawl &
house. It proved to be a prudent decision.
RESULTS: Given
the MAJOR May, June & July 2015 rains, I have been amazed at the amount of
water that has drained from the concrete block wall 3 holes per block into the
4? perimeter drain system, new sump & pump. Ken & SwainCo staffs were not
just doing a task but they are ?thinkers? unlike many other companies that
?just do what they do because that is what they do.? THANKS KEN & STAFF.

"We greatly appreciate the reviews and will continue to strive for excellence. I just wanted to correct one thing concerning this review. The costumer indicated that we sprayed for bugs. We are not a pest control company and do not advertise to control insects. On some projects we do however apply a fungicide on the structural wood for control of mold spores. If there is heavy fungi / mold growth we will recommend a mold remediation company. The label for the product we use states that it also controls some insect. Although we do not advertise it as a pest control application.We do appreciate this costumer and like many others we consider him a friend. Again, thank you so much for the review. The SwainCo crew arrived and completed the work we agreed upon and everything went well. They did a great job and the problem appears to have been solved so far. Once the heavy spring rains return in a few months we will definitely know for sure.
Additionally, about one month after SwainCo finished their job a totally different contractor, working on a totally separate job near our foundation punched a hole in the concrete which then allowed rain and water to begin penetrating the basement. We were so very upset, especially when that contractor simply refused responsibility and would not fix the damage they caused. We called Adam at SwainCo for advice and he went above and beyond what we expected.
He spent quite a bit of time looking at the problem and trying to help us resolve it. Adam personally came back to our home several times, removed bricks from a patio that had been installed and installed a water barrier to fix the problem caused by the other contractor. Adam even personally replaced all the bricks on the patio (which is a difficult job!), fitting them back like a puzzle and he made every effort to bring that patio back to "as new condition". He did a great job, he supplied some of his own materials to do that repair work and on top of that he refused to be paid when we offered! SwainCo fixed another contractor's damage and they did it out of professionalism and kindness. We were so impressed.
We can not speak more highly of these guys. They are truly a good organization and we will call them again if we ever need any of the services they provide. They are an A++ in our book!
The competitor's estimate had too many ranges of what might need to be done. For example, he claimed anywhere from 15-25 joists were to be replaced. I might need two pumps but he had me down for one and the second would be free if needed. That made me worried that the estimate was high to cover any missed items he had from a quick inspection.
Ken came out and spent time in the space and gave me more accurate numbers. He also explained things in detail and I never once got the impression he was frustrated with my calls and questions.
His crew worked hard and were polite. Led by a guy named Enoch, they worked hard everyday and I barely knew my house was being jacked up and fixed aside from the pounding of hammers. Enoch had great respect for the owner and the job. He wanted me to know that he was the best at the work and that they were the cadillac of crawl repair. He too took the time to explain what they were doing and even the extra stuff he needed to do that wasn't on the estimate.
In the end, a few things got confused and I needed more work than was originally thought but not by much. Ken never even acted like he would charge me more and said it was his errors and he would honor the original quote.
Ken even ansered one of my calls while he was out of state at the delivery of he grandchild.
Time will tell if the work holds up but I have a lifetime warranty. I can say that his price was no more than the other big name on Angies list and the experience was nothing short of the best I have had with a company in terms of professionalism and responsiveness.
I called Swainco LLC and set an appointment for the next day. Ken came out at the scheduled time. He made a through inspection of the space and we set down to talk about what he had found and what it would take to bring the space up to my requirements. I had many questions and Ken answered them all with no push about time. I learned a lot from our conversation and he helped me keep from doing a couple of things that would have caused more harm then good.
Ken had to do some research on the right dehumidifier for the configuration and size of my crawlspace. So we met again the next day to put the deal together. When he arrived he had written out every detail so we both understood what was to be done. I added a couple more and sign the contract.
The work was started the next day and finished a day later. I was able to improve my crawlspace 100% and I know it will save me money (warmer house & no frozen pipes). Ken is even coming back to change the filters on my dehumidifier. Great service at a great price. Thanks Ken
