"We stated we would no longer offer management services to this customer due to the type of homes and property locations. All the properties they owned were in high crime, low income areas that were very problematic. We discussed this many times and encouraged the customer to purchase homes in better areas, but were not successful. Unfortunately, they kept acquiring more. Properties had to be boarded as they were consistently being vandalized. We could not find staff that would show the homes due to their safety. We gave ample time to assist in transferring the new properties to another management company. The customer had HVAC equipment stolen from vacant properties and wanted us to replace under warranty. During the time of management, we had to front cost for outstanding utility bills, evictions cost, etc, that were never recovered. An attorney had to hired to recover outstanding bills, that to this day were never paid in full. It was in our best interest to stop providing service to this customer as our business was not suited to maintain the homes. We can not provide the type of service required to maintain security, tenants, and upkeep these types of properties require. As a referral only business, we take our work and integrity very seriously. Unfortunately, we can not help every customer out of bad situations."
